I am rejecting this response because: lawyer said hes not supposedreview.....isnt an engineer.....it hould have been inn cover letter...and he ...roland..said with minimal maintenance we shouldenjoy the house.....everywe told said he was woorriied ofreputation that is why he gave 1375....he sort oof admitted screwing up....why wasntbasement issue on cover page?? regards,

I am rejecting this response because:I have not had any reply from xray inspection.  since my email several weeks ago....we  believe he did  a very poor. report....why did he.  list minor items on pg.1    torn screen...stove anti tilt....etc...and did.  notinclude the very Iimportant issue in the summary on pg1.   ..Regards,

We were totally shafted by X-ray home inspector Roland Lucas. Where do I begin? Live wire and hot water leak undetected by him behind load bearing wall...water in basement...interior wires utilized on exterior where the wiring enters our home! Interestingly, we looked at a neighborhood home on the market first, and he was the home inspector. We backed out because the chimney footing was separated from the house. Well it turns out our neighbor utilized him too, and he did not advise our neighbor of this issue. We demand compensation.

X-Ray home inspector Roland Lucas. Horrible beyond belief! We got royally shafted! A live wire and hot water leak behind load bearing wall, interior wires utilized outside on roof. There has to be compensation for this! We looked at another home first, he told us the chimney footing was separated from the house. Our neighbor who purchased the home was never informed of this by him!

Review: X-Ray Home Inspection owner, Roland L[redacted], performed house inspection for us April 2014, recommended by the realtor. When he was in basement, we asked Roland if he saw any water infiltration; he said no. Then he completed his inspection and we got the report...on the first page under "IMPORTANT" OR "CRITICAL" matters, I forget how it was worded, it listed: Torn bedroom window screen, stove needs anti-tilt device, kitchen window is not energy efficient, recommend changing it, basement bathroom needs GFI outlet, bathroom in basement needs light switch rather than the pullchain. We thought our attorney was reviewing the report because it mentioned something about "review by attorney recommended" Attorney said it is not his job to.

After we closed and were in the house, we wound up with a water problem in basement, and we contacted Roland...he told us the report mentioned it.....I looked thru the report and found on page 13 something about "bleeding evidence of water in basement" We were quite upset and annoyed that this was not on the cover page under "Critical/Important Items Found" and contacted him......he came to the house and refunded our $375.00 and said he doesn't have negative reviews and doesn't want any....a week or so later, we rec'd. a $1,000 check in the mail from him, and he called us to see if we rec'd. it...We told him we did and thanked him and asked why he didn't mention in the cover letter about the water issue! It wound up costing us $8,000 to waterproof the basement/put sump pump in because of his negligence.......had he told us this, (or I guess had we known,) we would NOT have bought the house....(he told us to "let him know how things go" and I sent a letter 3 wks. ago via email and US Mail....no reply! Everyone says he sort of admitted not doing a good job when he gave the $375 back.....PLUS THE $1,000 CHECK! Also, he did not check the central air, he said it was because it was April, a/c did not work 2nd bedrm...cost us $375.Desired Settlement: We honestly don't know how to proceed...we don't have the $ for an attorney to remedy this....but yes, he gave us $1,000 and the $375 back...but it cost us $8,000 for a "remedy to an unfortunate situation" Why didn't he tell us in the cover letter about the situation that was on Page 13? He showed some "guilt" or "lack of doing a good job" when he (1) drove here and refunded the $375......and (2) sent the $1,000 check.....some monetary compensation would be awesome..and much appreciated....he told us his wife told him not to give the $1,000 last summer, but he did it.
