*** ***. Xercor Insurance Services, LLCis not an insurance company. In a good faith effort to resolve this complaint, Xercor Insurance Services, LLCprovides the following information for your records On January 29, Mr*** reported a vermin claim. Mr*** reported that he entered his unit and immediately spotted large quantities of vermin feces all over his furniture, clothes, boxes and the floor of the unit. He then contacted the manager of the facility, Tyranni Rineer. The facility provided an incident report completed by MsRineer who states that she was called to the unit by Mr***. Upon arrival she went over the insurance coverage and advised Mr*** because of late payments and lapse in insurance she wasn’t sure if there was coverage. MsRineer provided documentation showing Mr***’s insurance was paid up to October 31, and Mr*** was sent an insurance cancellation notice. Mr*** did not re-elect coverage Furthermore, if there were applicable coverage Mr***’s Certificate of Insurance provides a $sublimit for vermin claims with a $deductible. I'm glad to see that the Revdex.com got a timely response; I requested a call or even just an email several times over the course of six weeks with no success. I was t*** that insurance coverage was mandatory for all renters and as such I continued to pay my rent, which was supposed to include the insurance coverageThe day I arrived at the storage unit, my balance was paid in fullThe delays in payment earlier in the year were a direct result of the business refusing to take credit card payments by phone (my payment was accepted over the phone by one employee, subsequently I was advised by another that phone payments were not permitted because a signed receipt was necessary)Either way, the balance was pai** I was t*** that I must have insurance so I continuously paid for insuranceThe first time of hearing anything of missed payments is Upon finding almost all of my belongings destroyed? This is not ethical; this money is owed to me and I will continue to pursue it

We again thank you for the opportunity to response and we certainly understand your concerns. However, the facility issued Mr*** a cancellation notice of his insurance on 10/16/17. The records show that a past due notice was sent the same day as well. On 10/16/17, Mr*** responded to the email stating " Hi Tyranni, I will be in as soon as possible to settle my accountI'll most likely be moving out in November or December as well. On 10/18/17, the storage facility made attempts to contact Mr*** and received a voicemail. The facilities records also show that on 10/24/and 10/30/17. On 11/8/17, the facility left a message with Mr*** stating that "I have been trying to get ah*** of you regarding the unit as I have not seen you yet. I want to get you taken care of before the auction on 11/15/17. Please give me a call or stop into the office as soon as possible." Another voicemail message was left for Mr*** on 11/10/and on 11/13/a message was left by Tyranni stating that "***,I have been trying to get ah*** of you regarding the unit as I have not seen you yetThis is very much an urgent matter. I want to get you taken care of before the auction on 11/15/17. Please stop into the office as soon as possible." On 11/13/17, the records show that Mr*** returned the call to the facility The records clearly state that the insurance cancelled due to non-payment. If a payment was made to the facility perhaps it was a payment to retain the storage facility. However, our records show that after the insurance cancellation there was no re-election of coverage If Mr*** has any records or documentation that is contrary to what we have received from the facility we will be more than happy to review those documents to reconsider our position.
