I purchased a home on August 22, 2017 from *** of Yahl Contracting, Inc. The home was completed in 2016 and I purchased the new construction with no known issues other than the potential for light water accumulation in the yard. Which was noted on my closing paperwork with a clause stating *** would regrade and fix any pooling what-so ever in the yard within the first 24 months of purchase. After only two months of living there we had water gather in the yard, we contacted the builder *** and he colorfully told us to never reach out to us again and that he will not fix anything. We never had other issues so we let it go for the time being. On August 21, 2019 *** had a heavy rain that caused a water event at my home and surrounding neighbors (also homes built by *** Yahl) resulting 6 inches of flooding in my basement. days later we had another rain that filled my basement with over a foot of water. After this horrible event I had the new city inspector come to my home to assess the damage and give me a cause as to why this happened. We had serious rains before with no issues at all. He informed me that due to lack of water drainage in mine and my neighbors yards we collected water. He also noted numerous code violations with my home that predated me purchasing the home. The issues are so substantial that my home should have never passed inspection while being built. After finding this out I contacted a foundation expert who told me I have zero footing on my home and that it is sinking into the ground. At closing *** filled out an application for 2-10 coverage for my home, I reached out to the company only to find out he never sent in the payment or application and that I no coverage. I have attempted to contacted *** over 32 times since the water event and have received no help or resolution to my issues. I only spoke to him once for less than 45 seconds and he stated that he will not send in my application because I did not pay what price he wanted on my home and he promptly hung up. Among the foundation issues and water intrusion issues I have a long list of other issues that are direct code violations that *** did not adhere to.

I find it hard responding to these allegations because they are full of a tiny bit of the truth and a whole lot of not the truth. The tension in the little river town of Valley Park is very high. We've had a ton of unusual rain and flash flooding. Everyone is looking for somebody to point a finger at and blame, I get it. But it is more of a MSD problem who handles sewer water and storm water. I have been advised not to say a whole lot because they have issued a complaint with the attorney generals office of Missouri.

I am rejecting this response because:

*** signed an agreement that HE would address any issues with my home. I contacted in him in the first 2 months of living here about this issue, and he told me to never reach out to him again. I did let it go because it was just pooling in the yard not coming into the house. Interesting that he says its on MSD because after lengthy conversations with them they have no records of my home even being tapped into their lines and that Robert did not follow the correct protocol and reach out to them to come have them inspect and approve the lines.

just showed up at my office. I told her that I could not talk to her, that we were addressing the Revdex.com and state of Missouri. I told her that I talk to the city and that the city told me a different story as what she did. She said she understood and kept talking about issues that have nothing to do with me. I told her we can not control the weather. I'm not sure if I was being recorded or video taped without my consent. I do know the way she exaggerates the truth I maybe on youtube in about an half an hour.

I went to Yahl Contracting to request a meeting to address my issues. I have tried phone calls to try to arrange meetings with no response. I have never received an email response from Yahl so in person was my last option. I have signed documents saying Robert would address my issues. I only want my home fixed.

.1/8/2020 3:14 PM There are a number of issues with my home. Since it will cost over $94,000 to fix my home and twice that amount to fix my neighbors homes who have finished basements we are joining in a law suit. We have written to the Attorney General and contacted the city and EPA. Apparently this is an EPA site and they should have been contacted before construction. Our homes are built below grade and that is why they are flooding. My home has had new roof and damage inside since the back half is sinking in the ground. I understand Revdex.com cant do anything since we are in litigation but as you can clearly see I am not satisfied with the rude response from the builder. I will forward you documentation once the complaint is written.

If there was zero star I would have selected zero, worse company, I bought one of their properties a year ago the kitchen had an island on the floor plan picture that they showed us at the time of buying the house when we moved in there was no island installed so called BOB he said he will install one for us then it took him a year after couple letters and calls he stop by and said he would have to cut the existing floor cabinet in order to install the L shaped island, we did not agree on that he won and saved money by false ads, 2nd the paint they used is like primer not a paint you could just run your fingers over it, it will make marks horrible paint. 3rd all the house has dry wall paint pops he said we cannot help you with nether of them. The one that bothers me the most is that the basement leaks, there are couple big cracks that any time it rains and it leaks and I have called him I would say more than 10 times and send him texts he does not respond to phone calls. other bad side is the train comes every hour and pushes the Horn until it passes that area, it impairs your sleep. The 20 thousands upgrade is a lie too it does not differentiate homes from other builders.

No follow-up to new home construction issues and general lack of communication have caused a lot of frustration for us. We love the town we have just moved into (Valley Park) but the issues that should have been addressed already continue to be an issue. These include an incorrectly installed decking floor (uneven and starting to warp), oddly (according to a 3rd party AC company) installed ductwork that hinders air flow leading to a recommended zone system install, poor grading leading to a small but persistent basement water leak (the neighbors have complained a lot about yard grading as well as water does not run off from yard). It is difficult if not impossible to get a response from the builder.

We have a one year home warranty (shame on me for not insisting that it be a written policy). While we are already 4.5 months in, our concern is that the constant delays in addressing issues will lead to them becoming our issues if something doesn't change. We really want to love our home and feel great about living here for a long time but it is difficult when it feels like the builder is way more interested in revenue than ensuring the quality of his work. For what it's worth, this is my first Revdex.com review and I didn't want it to come to this but want others to be aware to do their homework before making a decision like this.

I just want to say hi to everyone out there that is reading this. I hope that this does not detour you from buying one of our houses. This will be my second complain in 35 years. We get home owners that know more than we do about every 10 to 15 houses. Are houses are built above industry standards and are inspected through every phase of construction. I will not respond to 3rd party and neighbor conversations, which I have not personally talked to or have heard from.
Issue #1 – An incorrectly installed deck floor. The deck has wolmanized under carriage. Composite decking while vinyl rail (nice). The home owner says we incorrectly installed deck floor. The true is one of the wolmanized floor joints warped and has been repaired. But by no fault of Yahl Contracting.
Issue #2 – Small but persistence basement water leak. This only occurs when we have 2” of rain per hour. We believe we have fixed this problem.
Issue #3 – Home warranty. Yahl Contracting warranties the house for 1 year for anything that may go wrong. We offer a 2 to 10 extended warranty for $500, if home owner wishes to.
And finally I will not say anything about the home owner having us send craftsmen to resolve a problem that they brought on themselves. Life is too short, everyone have a great day!

I'd like to clarify for the Revdex.com community what the builder mentioned in the following statement in his response: "And finally I will not say anything about the home owner having us send craftsmen to resolve a problem that they brought on themselves." Lights on one circuit flickered "randomly" for awhile. I tried to determine source of the problem unsuccessfully and became worried about electrical failures and possible resulting damage/fire. I explained the situation to the builder and he promptly (thankfully) sent out an electrician/"craftsmen" the following day that was unsure of what was causing the issue and did something on the panel to isolate the issue. Great guy, very helpful. We thought it was resolved. I subsequently determined it was our issue. The flicker occurred when our Keurig was turned on and thus, taxing that circuit. After calling the electrician back to notify him, the electrician offered to upgrade the circuit for $100. The builder has called ME unethical for that in an email. I took him up on the offer but now the electrician will no longer return any of my phone calls to schedule to work that he (the electrician) offered.
I will also confirm that work was done yesterday to further rectify the basement leak. Several attempts have been made at this and I trust that it will eventually be resolved. I was not made aware that any support structure was changed beneath my deck, although I can say that minimally the affected deck flooring was not changed and is still warped. I would assume/hope that this will be taken care of.
