Initially, upon taking possession of the property, the tenant called our office stating that were a few items that needed repaired In this call, the tenant did not mention that the hot water heater was not working In fact, over the course of multiple correspondence, this
tenant never reported to maintenance that he had no hot waterAll of the items reported initially were addressed in a timely manner with photo documentation of their completion. After the course of weeks, the tenant called in to state that he did not have hot waterAt that time he was also behind on his monthly rent When our maintenance coordinator called to discuss his situation, he made claims of inappropriate behavior by our staff after discussing his maintenance concernsWe requested a police report from the tenant during the initial conversation and also during another, but he could not produce a police report The tenant was strong arming our staff with verbal intimidation, in order for maintenance to come to his property Alpine Property Management

To whom it may concern:This email is in response to the complaint filed by one of our tenants. Since the Revdex.com is always interested in both sides of the dispute, I am writing to let you know Alpine's history of attempted contact with the tenant 5/18/- Tenant stated her basement was
flooded. We sent out one of our maintenance men who stated the main drain needed to be snaked. We called ** and they snaked the drain 5/19/- Tenant called stating AC unit and water heater were not working, due to flooding in the basement. Work order was sent to our maintenance. We have notes from 6/3/stating maintenance man tried to reach her multiple times and left messages for her between the dates of 5/20-6/3/15. Also our secretary tried to reach her as well before 6/3/and left messages on her phone 3. To our knowledge the job was completed after we and our maintenance had left several messages 7/15/- Tenant called around this date and informed our office she still had no hot water. We explained our attempts to reach her. Upon further questioning, she stated she does not answer her phone while at work, and the secondary number we have is her father's and he does not answer his phone due to medical issues. Also learned the AC had been repaired.5. We began the process again of helping her with the water heater. Our office spoke with tenant 7/20/to inform her someone would be out that day or the next. Our maintenance man visited the house to begin the work, no one answered the door.6. We are completing the water heater installation this week In conclusion, we have found that this tenant wants a phone call when the maintenance crew is on its way, which is no problem and is standard procedure for our crews, then she notifies her father who has medical issues (so he will answer the door), however, he doesn't answer his own phone (according to the Ms***), thus increasing the difficulty of getting into the property. Thank you for bringing this to our attention.  Let's be clear first of all about the management of the property:  We did not lose management.  Instead, the owners opened their own local management company for their 100+ properties.As far as  interior work, we obviously cannot...

make interior repairs until the roof was completed.  We received funds from the owner, but in the midst of the roofing job, we had received several days of rain which halted the work, and probably is the reason for continued damage.  Once the roof was completed, however, the leaks should also stop, and we would have begun work on the interior, but with the change of management, unfortunately, our time had run out.The contractor is out there as I am typing this response, to ensure the yard is clean  (he states only had a bucket of tar sitting by the driveway).  He also states the roof is indeed completed and has been for a week or more. We have pictures from a few days ago for proof of completion.  We also have all records of the work done at the property.
