We have delivered everything requested for the owner via email and also mailed out hard copies of all documents and a closeout check of $We had a tenant that vacated the property with no noticeWe used all funds from the security deposit to do cleaning and repairs but the funds did not cover everything leaving outstanding billsWe were also disappointed in losing our client due to a bad tenant we have always had a good relationship with this ownerIn the management agreement, the OWNER agreed and signed: In section A To hold the AGENT harmless from all damage suits and costs incurred there from in connection with the management of the premises and from liability from injuries suffered by an employee, workman or other person whomsoever, and to carry at his own expense, necessary liability and compensation insurance adequate to protect the interest of the parties hereto, which policies shall be sowritten as to protect AGENT in the same extent as the OWNER.Attached is a copy of the management agreement and a copy of the documents that were sentI hope we can close this complaint and wish nothing but the best for this owner, we have always had a good relationship with himIn property management there is no guarantee that every tenant will be a good tenant but we do our due diligence with screening to find the best candidate Joe F [redacted] Owner/Broker

I agree that I sign d the lease for a $move out fee as well as to maintain the landscapingHowever, they charged me an additional $for "weeds"According to the attachment I provided they stated $for damages/repairsI'm sure weeds do not fall under range or repairsMy issue is that the management company failed to properly annotate on my deposit refund why they had charged me $Nor did they provide photographs or estimates for a Gardner to weed the propertyI find this very unethical and unprofessionalI hope the Revdex.com will explain this to themThank you

letter attached by YPM, we have agreed to separate ways YPM has provided the ending statement, although it has very little detail on the services performed with the security deposit money, and the money shown as remaining (although not a lot) has not been paid As you will notice the letter has also not been signed by YPM.If the letter is returned signed and all money paid I will consider this closed However, I do wish to reflect that we are still very unhappy with their service, though I don't think there is anything that will change that at this point I don't know how Revdex.com handles this situation I do not want it to say that everything is fine and we are satisfied with them as a company

of having the tenant with us that he has left feeling he was unfairly treated or wrongly held a portion of his deposit. The first page of his lease agreement states in bold letters with a square box on the left that says, “Read the entire agreement before you sign it”. On line 78 of the lease agreement, the “move out fee” indicated in his letter is actually $425.00 not $450.00. On line 72 of his lease it says in bold letters “Non-refundable Charges Due”. The move-out fee was placed in our lease agreement to avoid the subject argument of what’s clean and what’s not. As Property Managers, we know what move in ready standards are acceptable for the public. We have found existing tenants complain about the public’s standards are too high for the existing tenants or the agents. This is how the move-out fee was created this complaint is a perfect example. The move-out inspection form will be attached so the Revdex.com can review how thorough we are.Move in ready is a term also indicated in the tenant's lease. Line 89-90 explains if the tenant hands over the property in unclean, damaged, or unacceptable condition, Landlord shall be entitled to retain all or a portion of the refundable deposits and hold the tenant liable for any additional charges. On Addendum 2 line 19-20 stated the tenant must hand over the property in “move-in ready” condition and it was not. On Addendum 1 25-28 states the tenant is responsible for the landscaping and upkeep. Specifically talks about weeds and how if we have to hire a gardener the tenant will be held responsible. Everything discussed here is written in the lease agreement. We followed the contract guidelines and essentially just performed our due diligence.Up until now we felt as though the tenant had positive feelings about our service and his treatment to be fair and impartial. This is the tenant sent to us 6-13-2017 below.“Sir,I stand corrected, I see on the lease that the move-out fee is under Non-refundable fees.However, I still don't believe it's going to cost $650 to clean up the yards. With that being said, I request that you refund the $225 you deducted for damages that you did not list on my deposit return. I don't believe that "weeds" fall under repair costs.I do apologize for not reading the lease correctly and in full. But I still believe that you should have specifically stated on the refund letter what the $225 was for.I hope that we both learned a lesson here and that we can move on.Than you.(Tenant Name )( Tenants phone Number)The tenant was also given a copy of the invoice from the companies used to clean the property and landscaping clean-up. Our lines of communication remain open and we are happy to clear up any misunderstanding. We wish the tenant the best of luck with him moving locations and new employmentopportunities out of state. If he decides to move back to Yuma and chooses to rent with us again next time we will carefully examine the lease agreement with him.

We were also disappointed in losing our client due to a bad tenant we have always had a good relationship with this owner. This is the worst property management company around in my opinion. The main point of contact, with holding his name, is rude and appears to be very incompetent. If you notify the company of a fault, even an emergency, don't expect it to get handled promptly, The company will ignore your request then blame you for it.Do not use this company!!!!. Run Run far away from this company.

Not professional at all.

They have been contacted for the same 5 issues to be fixed in a span of 2 months. They say somone will br coming but never shows up. Its costing me money due to the fact is wasting resources I have to pay for. I will not recomment this company. They are near a base, servicemembers we aware.
