Zabace Incis the agent for the owner for the property in questionPer the lease agreement, we typically start showing a property to prospective tenants multiple months in advance prior to a tenant moving out. We do understand this can be an inconvenience to tenantsWe diligently work to
schedule appointments at times that are acceptable to the tenants and we give hours advanced notice or more We do our best to carefully pre-screen tenants so we can minimize the number of showings that are requiredFor the move-out inspection, it was done on the exact date and time of the lease end dateThe tenant was told that it was not necessary to be present but informed that she was welcome to stay if desired. But, the move-out inspection took approximately two hours and the tenant did not remain for the entire inspectionHowever, we have substantial documentation of the inspectionWe take withholding of security deposit to cover tenant damages very seriously, and, we definitely work with both tenants and landlords. Statistically, over 50% of our tenants get over 100% of their security deposit back and over 80% get over 80% back. While the tenant was a good tenant overall and did not excessively damage the property, there were definitely charges for tenant damage items beyond wear and tear. There were deductions for broken tiles (caused by dropping a glass in the kitchen), a damaged fireplace hearth and mantle (caused by candles), and some additional cleaning (including picking up dog waste for a pet that was not allowed per the lease). We worked hard to find quality yet low/fair priced vendors to do the work. And, importantly, neither we nor the owner received any of these security deposit funds. They were paid to vendors without any mafrom usWe do wish the tenant well as she moves forward. And, we will continue to be very careful with security deposit deductions for tenant damages, but, unfortunately, when necessary the security deposit may be used to cover tenant damage itemsSincerely, *** *** Office Manager
