The attached is in response to the last letter sent in by [redacted] Thank you, Zanco Properties This letter is in response to the reply from [redacted] Our maintenance engineer was in the unit for three days working on the items that needed attention [redacted] was not available during the times that he was in the unit There was a gentleman who answered the door and allowed our maintenance staff to enter and do the repairs While doing the repairs, the maintenance staff would ask the gentleman if the work was sufficient Each time the gentleman responded by saying that everything looked good We were ready to go in and finish doing the final paint on the patches, when the gentleman in the unit informed our maintenance staff that he did not need to come back anymore and that everything looked great Our maintenance staff then asked if [redacted] agreed that the unit was done and needed no more repairs The gentleman replied by stating that [redacted] said the unit was fine and that no further repairs were needed His exact words was that [redacted] was happy with the work that was done At this time, the work has ceased We have still not seen [redacted] on the property, but have continued to run into the gentleman that is living there and he has made no further comments regarding [redacted] letter to Revdex.com Last week we did need to go in for a clogged sink Apparently the gentleman took it upon himself to try and fix the problem By doing this he caused more damage which in turn created more than just a clogged sink We had to replace slip nuts/washers, pee-trap and pipe due to the tenant not waiting for maintenance The issue was resolved We also repaired the holes in the wall that were caused by the tenants We will be making an appointment to go back in the unit to review a few of the items that were listed in [redacted] last response The items are as followed: Weather proofing the front door Looking at the “nails in the counter trim” and removing Checking the Cabinet in the bathroom (the gentleman stated that the maintenance staff only needed to fix the cabinet door that had been ripped off) Threshold – The gentleman who does all of our flooring has been out of town, but will be back this week to schedule an appointment The touch up paint was not able to be finished due to the gentleman saying that it was not needed and that everything looked great Our maintenance staff went over the “mold” issue, which was just mildew, with the gentleman Even though mold was not found anywhere, he wiped off the mildew, applied a mold inhibiter and paint We will be asking that both the tenants are at the unit when the maintenance staff comes in for the above four items This way the maintenance staff can discuss any items that Ms [redacted] feels need to be repaired and we can insure that there is no further miscommunication Sincerely, Zanco Properties

I am responding to complaint ID [redacted] & the letter Zanco properties sent you stating that they have completed the work as of 09/15/2015. At this time I will list the repairs and the condition they are in.
Kitchen: Entry Door= Two bolts were put in to the door where it was separating. The outside is still visible from Inside the apartment, this door is not weatherized.
Dishwasher= Replaced with a new one, Satisfied Knob on Stove= Replaced. Satisfied Cabinet= There was about 6 screws (that I counted, there could be more) that they put in to stabilize the cabinet. It also appears that some patch work was done to cover the water damage, and caulking was placed to cover the gap on the back side. There is still visible water damage that did not get fixed. Counter trim = Nothing was done about this.
Threshold = Nothing was done about this.

The following is in response to the complaint made by [redacted] who resides at [redacted]. After reviewing the letter that [redacted] wrote, the owner called the tenant right away. Both the apartment complex and the corporate office had no maintenance requests or letters,...

asking for work to be done in this unit. An appointment was set up for the very next day, to have one of our maintenance engineers review the items outlined in the letter written by [redacted], and to start work. There were just a few areas where the tenant requested work to be done. We were not able to find any existing leaks or any mold. All of the repairs that the tenant requested will be finished as of September 1S, 2015,when the dishwasher is delivered and installed.

Review: Ever since we moved into the University Village apartments we have had horrible landlords and a filthy complex. The apartments advertise a gym but not one piece of equipment works in the gym. The issue we are having with our landlord is that she was not our current landlord when we moved in and did not know the condition of our apartment when we moved in. I turned in every key except one when we "moved out" on December 23, 2013. I told the landlord I was leaving one key with our trust worthy neighbor so she could move a couch out for us, and the landlord told me that was okay. I recently contacted the landlord and she is trying to charge us for having to move things out when our neighbor did that for us and our rent is paying for the apartment till January 5th of 2014. When I called the landlord she was very rude and ignorant, she kept yelling over me and hanging up on me. She is trying to also not return any of our Security Deposit of $300, she told me $150 of the deposit legally has to go to cleaning the carpets and repainting the walls, which I do not know if that is true or not. , our carpets were filthy when we moved in and we had to clean them our selves. Everything started falling apart and one of the managers even told me that the company who owns the University Village Apartments totally neglects the complex and uses recycled parts to fix things.Desired Settlement: I want to have the full $300 returned because we left that apartment in better condition then when we moved in, our carpets were filthy when we moved in and we had to clean them our selves. They also need to fix their gym or stop advertising it because it is full of broken equipment.

Review: I signed a 6 month lease with Zanco Properties. Lease dates were Aug 2, 2014 thru February 28, 2015.On 10-14-14 I gave my notice to vacate (in writing) stating I intended to fulfill my obligation under the lease. I vacated Nov 22, 2014 and the formal walk-thru was performed on 12-1-14. I paid December rent on November 25, 2014. I had every intention of paying January and February rent as well, but was relieved of that responsibility on January 2, 2015 when my apartment was re-rented to a new tenant. I was charged 1 days' rent (January 1, 2015) which I agreed to and paid. When I received my deposit refund, $150 had been deducted stating "Fee For Breaking Lease". I dispute this action firstly as NO WHERE in my lease states a fee will be charged for breaking the lease. Technically I DID NOT break the lease, since I intended to fulfill my obligation under the lease as evidenced by my paying December's rent. I sent a certified letter to Zanco on January 16, 2015 asking for the balance of my deposit. To date, Zanco has failed to respond to that letter. My next step will be filing a Civil Action in Small Claims Court.Desired Settlement: Refund of the balance of my deposit ($150) due immediately.

Review: Subject: Return of one half pet deposit and one half of cleaning deposit

To Whom It May Concern:

On June 21 2013 I moved out of my apartment at Fox Glen Apartments, [redacted]. I gave proper notice and left apartment in clean condition. My rent for June was paid until the 30th and I left electric in my name until the date. I have not asked for prorated rent return.My concern is that as of the date of this letter I have not received any notice, letter, or information about the return of my deposits. I tried to call [redacted] Properties but could not get through. I called [redacted], manager at Fox Glen Apartments, and asked him about my deposit. He expressed concern that I had not received notice of return.I then decided to drive by the business office on east Trent only to find the doors locked. [redacted]'s vehicle was parked outside but I was not able to talk to him.At this time I am requesting the return of my deposits as soon as possible.Again, I respectfully request the return of my deposits.Desired Settlement: return of one half pet deposit and one half cleaning deposit
