To Whom It May Concern, As we as an organization are very fair and clear when purchasing a building and putting our policies into place I can only assume that what the tenant stated as her complaint is not really her complaint I believe that her complaint is a retaliatory measure because
this tenant is one of several that we have opted to not renew their leases Not renewing of leases is something that is regularly done when a building is taken over my new ownership and unfortunately upsets tenants when it is done This measure is needed when a building is purchased and sadly it does upset people

As the prospective tenant wrote to you, his application was denied, thus his hold-fee deposit was returnedOur policy is to return such hold-deposits, as submitted to us, (whether money order or personal check), should any applicant be denied tenancyWe never are, based on our stated policies, permitted to process/cash hold-fee deposits until and unless the applicant is accepted. After the ($hold-fee) money order was returned to him, he asked if we can accept/cash it and in turn write him a check from our companyPlease understand that we cannot accept and/or cash a hold-fee deposit if the applicant has been deniedDoing such can lead to legal ramificationsWe are bound by fair housing practices and procedures which we cannot deviate from nor make exceptions to, under any circumstances. We explained above to him and advised that he has to return to the vendor where he purchased the money orderif they are unable to reverse it, they will instruct him on who to contact in order to get his money backIt may not be immediate at the actual vendor, however the bank or financial institution that issued the money order will be able to cancel it and return payment to the purchaser in a timely fashionThat is their policy. We are sorry for any confusion this may have caused, however we are unable to accept and cash a check or money order from ANY applicant until and unless they are acceptedThank you for your attention to this matter.
