The Loan was paid off 6/18/ Per the California Civil Code within days after the mortgage has been satisfied the mortgagee or the assignee of the mortgagee shall prepare, execute and deliver a certificate of the discharge thereof This was completed and sent to the Borrower at [redacted] CHINO, CA It was up to the Borrower to get the document recorded In February of (years after the loan was paid in full) we received a request for a duplicate Reconveyance and advised the Borrower that we would accommodate this request and there is a fee in the amount of $ Zinc would prepare the document once the payment was received Zinc received the payment and prepared a duplicate off of the documents the Borrower provided as the loan had been paid off over years ago and the file has already been destroyed Zinc prepared the documents correctly off the information they were provided by the Borrower After the document was sent Zinc was informed that the original Trustor “Financial Title” needed to issue a Full Reconveyance or Substitution of Trustee Financial Title is no longer in business and it is not protocol to issue a Substitution of Trustee and Full Reconveyance Again, since the loan had been paid in full over years ago all the information Zinc could go off of was provided by the Borrower Zinc complied with the California Civil Code when the loan was paid in full and the Borrower should have recorded the document at the time it was provided to them Zinc is very sorry that the Borrower feels they were not provided with the best customer service possible as we strive to deliver every time [redacted] Servicing Manager ZINC Financial, Inc
