Zinfandel Village

Review: I moved into zinfandel village on june 1 2012. In the unit lived myself and two grand children with their dog. I paid a 400.00 pet deposit and 800.00

for the appt. when I moved in I was told I would get the 13th month for free. If I signed a year lease with them. Later when I asked them about it. I was informed that it was not documented in my file. I had large numbers of complaints . It took three days to get any repairs fixed. I put notice in on May 1 2013 to move out due to my lease being up. now I moved out of the unit, and received a statement that said out of my 1400 deposit I owe 337.06. I was charged 87.46 for a day of rent on the first. I never agreed to pay this amount. I turned in the keys at 12;00pm. then I was charged 646.88 for carpet said it was stained and smell like dog urine . I told them I have a pet deposit for the dog it should cover that. I also inform them that the carpet was old when I moved in. The manager [redacted] said that the carpet has a 7 year life on it. I asked for proof of the carpet costing this much. [redacted] also said that because I had a dog they replace all the carpet in the unit for new tenants who my not have an animal. I was also charged for paint to prepare for new tenants at cost of 96.57. I do not agree with how this company decided to handle the moved. I feel it not right to ask for more money. this company has high turn over rate now I full understand why. why would they ask for pet deposit then charge more money? no bills were sent with to me. I should have to pay 337.06. due to them already keeping my full deposit of 1,400 dollarsDesired Settlement: on the cost of carpet 646.88, and the cost of routine paint maintenance 96.57. The cost of a day rent of 87.46 when I moved out on june 1 2013 at 12;00pm.

I believe many components of this complaint are due to misunderstanding, and I appreciate the opportunity to address your concerns. Upon move in a total security deposit of $800 was paid. This is noted and acknowledged on the day you moved in and represented on your lease agreement. $400 of the total $800 amount you paid was because you had a pet in your apartment. Due to staining and pet urine, as you described, the carpet had to be replaced. The cost to replace the carpet was passed on to you - minus a discount taking into account at the time you moved out the carpet was 21 months old. If there is damage in the apartment that exceeds the security deposit (as there was in this case) that cost is passed along to the departed resident. Copies of actual invoices were sent to the forwarding address we have on file for you that show we are not charging you any more money than was actually billed to us - if you would like additional copies, we are happy to provide them. Also, there was no notation in your lease, or on any of your paperwork saying that the 13th month is free. Most concessions are given at move in up front. If you have something provided to you in writing from one of our associates, I'd appreciate the opportunity to be given a copy of that. I understand that you turned in your keys by midnight on the last day of the month, and therefore I will credit you back the one day of rent that was billed to you. I do apologize for that oversight.

I would also like the cost for paint 96.57 removed with the cost of days rent, and I will settle for that. The lady told me verbally when I was first in the office filling out paper work.
