This Tenant moved in December 20, She inspected the unit to be sure it would be suitable for her storage needs Contract was explained to Tenant in detail She accepted the space being in good condition and repair and suitable for storage purposes as noted in the contract When we were notified of the leak in her unit it was during a period of several days of rain We cannot repair our units while wet We did repair on first dry day We did offer Tenant a free tarp to cover her things in the meantime As stated in contract we always encourage tenants to cover and protect their belongings during the explanation of the contract This particular tenant declined renters insurance twice during the explanation of the terms of the contractAs for rent due date hers was on 20th of every month We do courtesy calls days after the due date to remind tenants that the rent is still due We did call this tenant on 05/24/ This was the first time this tenant was late As stated in contract she has a day grace period before a late fee would be assessedTenant was aware of the late fee and she paid it days late and incurred a late fee not as stated in complaint Tenant had ample opportunity to pay within her grace period Thank youManager
