[redacted] and I have come to a verbal agreement to resolve this issue and I am waiting on the documentation to be drawn up to complete this agreed upon scenario. This should be resolved by the end of the week.

Could customer service. Friendly staff.

This company does not care about its resident.if they did they would actually return their calls and they like to tell you one thing onday and the next itssomething new! Also their maintence are just as horrible, been waiting for months for something to get addressed, have called several times about this same issue since January, not even an acknowledgement. Waited almost 4 days for my plumbing to get ffixed, by law they should of had it done within 24 hrs, this is how bad they are.

PJ Hussey & Associates is the 3rd and best property management company that I have worked with in the [redacted] metro. They currently manage several of my single family and multi-family properties and continue to exceed my expectations. I live in [redacted] and have had many challenging experiences in the past with inept management companies that have taken advantage of out-of-state owners. PJ Hussey & Associates has the Team, leadership, systems, and structure to maximize the value of rental properties while keeping tenants safe and happy. They have been instrumental in taking my very challenging, D class properties into clean, safe, and desirable rental properties.

complaints there is a hint of truth to his frustration. We do in fact still have some of Mr. [redacted]’s money. As for the $300 we ended up negotiating a smaller settlement with the tenants of only $250 (I believe) which saved the [redacted]’s some money. As for the work order it was called in, it was fixed, that accusation is completely false. I would be happy to provide the work order the completed ticket and the final bill if necessary. There are 19 people that work out of our office so them not knowing if I am at the office is more likely than them being certain of me being there.

 

We did not clean the house and I will admit we have been a little difficult to get a hold of because Mr. [redacted]’s situation is abnormal which causes a little more re-search on our part.

 

How do we move forward with a settlement? Can we request a meeting to review the accounts with Mr. [redacted]?

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.

One of my 4plex had old roof, but it was still functioning. Last year in May of 2014, [redacted] from PJ Hussey urged me to replace the current roof with new roof, he claimed that the current roof could leak and new roof would not have any leakage issues. and now beginning of 2015 it leaked within one year of installation of a brand new roof! If PJ Hussey had disclosed (as they should have) that this new roof could leak I would not have agreed to do a brand new roof. Original price [redacted] gave to me in May 2014 was under $8000,and [redacted] assured me in email that the final price should be very close to this quote. It turned out the final invoice [redacted] billed in June was $13000, which was $5000 higher than what he promised! This is not ethical to NOT disclose the potential leakage issue with the new roof. and it is not ethical to quote a low price to cheat property owner to replace the roof, and increase the price dramatically after the work had started already and can't be stop. see attached original invoice under $8000 and final invoice of $13000. If PJ Hussey disagrees with above facts, they should send the evidence.

PJ Hussey claimed that the reason tenant deposit was short of $2000 for aug 2014 payments, was because these $2000 were used to do repairs. all repairs over $100 need owner approval per our signed management agreement, there was no repair approval sent to me. PJ Hussey should send evidence of my approval for these repairs to support their claim, if they can't show evidence then their claim of these deposit were used for repair is not true.

I had a great experience with this company.the people were amazing.very friendly, easy to talk to and do amazing work. I would definitely recommend to friends and family and we'll be using their services in the future.

A Friend had them come out to trim her trees . It is hard to find a company to do small

jobs. The office staff was friendly and set an appointment for that week. They came out

trimmed the trees ,cleaned up everything & took the time to show me how to water

and fertilize them. They were very professional. I will use them again.

[redacted], every roof has the possibility of leaking that is why you have a warranty which we used to fix the small leak for you for free. It has rained several times since the minor repair without any issues. You are welcome for getting out there so quickly. As for the increased cost of the roof it states very clearly on the invoice that plywood once discovered would be replaced at a cost of $125 per sheet. I told you on the very first visit that the roof was "soft" and actually factored a few sheets of plywood into the quote because of this. Once the roof was removed we discovered that it had been so poorly maintained that virtually the entire roof could have been re-decked. We ended up replacing 55 sheets of plywood with your permission after sending you videos photos and numerous phone calls. We felt very bad about the additional cost even though it was clearly outlined in the estimate as a possibility so we reduced the cost per sheet by $40 a sheet saving you $2,200.00 in addition to this we discounted the entire invoice by 5% again because we are heartless greedy people saving you another $644.50. Finally, we allowed you to pay off the balance in payments free of charge or interest without complaint. As for the deposits we have accounted for all deposits and have shown you were they were allocated whether it was used to pay for things like the roof, returned to you, or not given to us in the beginning when the property transferred from the previous company to us. If you still require additional explanations please provide dates, times, amounts, etc. as we have and always will be happy to research or provide you with that information. I truly do wish you the best of luck and hope that you find the right company to provide you with the proper balance of occupancy and operating costs.

The associates at PJ & Hussey realtor need a course on business ethics, I should have heeded my terrible experience from the start as a warning sign not to rent from this business. They blatantly only care about getting paid and when you have any maintenance issues or any issues for that matter it's a long drawn process because they are only looking out for the slummlords they do business with. I will never rent from any realtor company again.

I would just like to take a minute to praise the folks at P. J. Hussey & Associates. I first learned of who they are from a conversation I had with a Dad and my child's school. Come to find out that Andrew was a part owner of the company. Now I do not know about you, but I do not know to many part owners of anything that give the time of day for the average jo, but he was very helpful. He got me set up on a web based application that helps you find houses/apts for rent and I do not know if any of them were even managed by his company. He followed up with me to see if I was finding any hits and was always pleasant to speak to. I have had the privelage over some time now to interact with quite a few of the many functions that this all a round company handles and I have been well pleased. they are prompt to respond to my needs and issues. there is always someone to take my call or to assist me with rental questions. I would recommend them to anyone and have a few times already.

The leasing agent has been really nice with my wife and I. But the thing that we do not like is that as of 6/30/14 we had paid the electticity and turns out the A/C is not working! With this heat common on now! I have a daughter that has a heart problem and I cant have her around in the heat, when sometimes it gets hotter inside then the outside.I been trying to call them within this past week but no resolutions. And it seems that the leasing agent has been trying to avoid our calls. And when I called the companies number some ladies reply to you in a rude way when you just want things to be fix. And also the fridge doesnt work either! AFTER a week later they sent someone to check ot out but there is nothing fixed yet.
Itsnt all this was supposed to be checked before people move in?
Its been berly one week since we moved in and we are already been dealing with this.
We got tiered of calling and see no results!

Before working with PJ Hussey, I was working with another mangment company. It was a nightmare, my property manger never communicated with me, websites were never up to date and bills were paid when ever.
Once they were gone and I signed up with PJ Hussey my experiance has been nothing short of a mircale. Everything changed and function how they should. They even drove my rent check to the bank and deposited it that night!

I love renting from this company when something needs to be done they get right on it.
