Dear *** ***
This is in response to a message received by our office on or about 4/28/in regards the contract between *** *** and Timeshare Resale Source for the advertising of their timeshare
Our contract is very clear we have done everything the contract terms stateYou are just not happy with the end result of what the current value of your timeshare property is worthPursuant to the signed contract, if the timeshare did not sell after months a market price offer would be made for the purchase of your timeshare
According to the definition of market price on your contract; “Market price means what a similar Timeshare most recently sold for on the current resale market.” The market price offer was made to you by our in house licensed Real Estate broker, completing the contract with our company
There was NO specific amount guaranteed as we have no way to see the future value of any timeshare
If you believe your property is worth as much as YOUR requested sale price, you can try to sell it back to your timeshare company and see if they buy it back
You should be more upset with your timeshare company, not us
We don’t make the market prices; we report them as they are completed by third parties other than us
We submitted about three comparatives for your timeshare which are actual bona fide transactions done by buyers and sellers not affiliated with us
Unfortunately you have a timeshare property that at this date and time is not worth very much money on the re sale market as evidenced by the proof we submitted
Prices always fluctuate and we have no way to see the future value of any timeshare
With that said, all services you contracted for have been provided by Timeshare Resale Source, and we have completed the contract with youYour timeshare has been advertised pursuant to the terms and conditions of your signed contract and we have made you the market price/value offer as outlined in the contractOur contract is very clear, we admit no wrong doing or liability what so ever
Therefore we find no refund due at this time

I have reviewed the response made by the business in reference to complaint ID *** and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear below
[this is not what was discussed, I spoke to agent and she stated the market value was 13-15k market value when I deciding on signing contract I specifically stated your not going to come back a year from now and offer me $she said no we will offer you market value and that is 13k-15kI'm sure they record these conversations so my claim is substantiatedThey also stated they would have no problem selling it before contract is up it looks like multiple open claims on your site against this company something really has to be done!]

We don’t make the market prices; we report them as they are completed by third parties other than us.
We submitted about three comparatives for the timeshare which are actual bona fide transactions done by buyers and sellers not affiliated with us. According to the definition of market price on the SIGNED contract, market price means what a similar timeshare most recently sold for on the current resale market. We used the current resale market to determine the market price and sent copies of the comparables found on a similar or exact timeshare for sale on the current resale market.  Unfortunately she has a timeshare property that at this date and time is not worth very much money on the re sale market as evidenced by the proof we submitted. Prices always fluctuate and we have no way to see the future value of any timeshare.
In conclusion, our company has provided the services contracted for by Ms. [redacted] and we have advertised the timeshare pursuant to the terms and conditions of the signed contract. The market price offer submitted completes the contract. We find no refund due at this time.

Revdex.com:
I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.
The Company is incorrect in saying that they offered Market Price Value, since their offer was stemmed from EBAY Auctions! and I was sent the copies. That is in NO WAY  Market Value! This Company is a FRAUD!! since they are using "Misrepresentative" statements and information to lure consumers into purchasing their so called services, and as far as I am aware, that is against the LAW!

To whom this may concern,
Mr. [redacted] contracted Vacation Tree, Inc. on or about January 2009 for the advertisement of his timeshare, for sale by owner. The signed contract was entered into for a two year advertisement which expired as of January...

2011.
During the time of the contract Vacation Tree advertised the timeshare and provided the services as contracted for. We find there to be no actual complaint being that there is no contract in dispute, all agreements with Vacation Tree have been completed.
With that said, we find no refund due as all services were rendered and there is no active contract being questioned.

Review: In January, 2013, Timeshare Resale Source solicited us via telephone with the offer of selling (within a nine month period) our [redacted] membership of 100 weeks for the service of $998. If Timeshare Resale Source could not sell our vacation weeks in that time period, they offered a Broker Purchase Option that would buy our 100 vacations weeks for the current market price. This offer required a waiting period of three months after the nine-month period.

In November of 2013, after their not being able to sell our membership we sent a letter requesting the Broker Purchase Option with Timeshare Resale Source. We received a response from them in December 27, 2013, requiring additional information from us pertaining to the type of membership (features and weeks available). On January 4, 2014, we responded via both fax and mail their completed form, and a copy of our membership contract that included all the necessary information, and more, concerning the type of membership we owned. On April 11, 2014 we received an offer that did not follow the contractual agreement of providing comparative market value. Timeshare Resale Source via their brokerage house offer was not for the correct venue type of membership, but was for points of a membership and not for weeks of a membership.

When sending the additional information, Timeshare Resale Source's form asked if it was a point or week membership, which we selected weeks. Their comparative research was not comparative. They provided proof of value with two different timeshares that both equated their value upon points, one being worth 50K points and it's valued on [redacted] was worth $1.00, and the other on [redacted] was a 4800 points timeshare valued at $516.00. They claim today's market value for our membership is $258.00 calculated by dividing the number of comparables submitted which was two. Our membership is a weeks membership, and not a point membership. The value of 100 weeks (which we paid $27,000.00) was not even mentioned in this offer. Their offer is a misrepresentation of the market value of our membership, and shows their unethical business practices in calculating their one time offer. We feel they did not follow their contractual agreement. The contract stated that we must accept this one time offer that is comparative to our membership's current market value, and we must accept this offer within thirty days of their offer. They did not honor their agreement in the contract, and they are not willing to discuss the issue of their offer being not comparative to the type of membership when calling them. They are misrepresenting their services to the public, and not providing what they state their company offers. We feel that this company is scamming the public, and it is our civic duty to inform others of this misrepresentation of their services. This company has two different addresses. All of the correspondence that we have received has the name of Timeshare Resale Source and the address of [redacted]Desired Settlement: To inform the public of this company's unethical business procedures, and to protect others from experiencing a loss. We would like to receive a refund of our initial investment of $998.00.

Our contract is very clear, we admit no wrong doing or liability what so ever. Therefore we find no refund due at this time.

Review: On 6/6/12 we sent signed paperwork to this company for the sale of our timeshare unit. According to the contract, it states they would advertise our timeshare unit, and they would submit all inquiries directly to us- the timeshare owner. We have never received any offers or contact from this company regarding any offers. No one has ever contacted us unless it is initiated from us. When we first spoke to the salesman on the phone about the 10 months, he specifically said if they don't sell it, we would be offered an amount that is of market price/value. Over the past year, we have had to send multiple letter, along with making phone calls to this company inquiring about the next step in this process. Each time we have asked a question, we are told something else- such as the need to send a certified letter now to request our timeshare be listed with a broker. When we call to get an update on this, no one will give us any information, they say it's in the broker's hands now. Most of these steps that this company has required was definitely not explained to us at the time of the sale. The salesman simply wanted out credit card to run and that was it! I even asked for references- he said that wasn't possible- privacy issues.. this company is a scam and needs to be put out of business! We just received this week a letter from a [redacted] broker that said they are offering us $220.83!! this utterly ridiculous! It wouldn't even cover the taxes on our timeshare! We have now paid this company $899.00 with the offer of only $220.83!! They have our condo listed for $17,100.00 on their website, yet this is the offer they are giving us. This sounds like fraud to me.Desired Settlement: Reasonable offer for our timeshare- marketprice value which is what a similar Timeshare most recently sold for or is currently selling for on the resale market.

Dear [redacted]:

Our contract is very clear we have done everything the contract terms state. You are just not happy with the end result of what the current value of your timeshare property is worth.

Pursuant to the signed contract, if the timeshare did not sell after 10 months a market price offer would be made for the purchase of your timeshare. According to the definition of market price on your contract; “Market price means what a similar Timeshare most recently sold for on the current resale market.” The market price offers were made to you by our in house licensed Real Estate broker in July of this year, completing the contract.

There was NO specific amount guaranteed as we have no way to see the future value of any timeshare. If you believe your property is worth as much as your requested price listed, you can try to sell it back to your timeshare company and see if they buy it close to the amount they made you believe it’s worth when purchasing.

You should be more upset with your timeshare company.

We don’t make the market prices; we report them as they are completed by third parties other than us.

We submitted about three comparatives for your timeshare which are actual bona fide transactions done by buyers and sellers not affiliated with us. Unfortunately you have a timeshare property that at this date and time is not worth very much money on the re sale market as evidenced by the proof we submitted.

Prices always fluctuate and we have no way to see the future value of any timeshare.

With that said, all services you contracted for have been provided by Timeshare Resale Source, and we have completed the contract. Your timeshare has been advertised pursuant to the terms and conditions of your signed contract and we have made you the market price offer as guaranteed. Our contract is very clear, we admit no wrong doing or liability what so ever.

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.

For your reference, details of the offer I reviewed appear below.

Dear [redacted],

Attached is the contract we received from Timeshare along with the letter we received from the broker with the offer of $220.93. I have attached a copy of our timeshare that was listed with Timeshare Resale Source, showing the cost of $17,100.00.

When we spoke to the salesman on the phone initially, upon asking for references we were told that it wasn't possible to divulge this information due to privacy? We were also assured of the company in offering to purchase our timeshare after the 10 months, with a fair market value. We were sent 3 copies of offers via the internet for dates - 6/12/13, 7/3/13 and 7/4/13. All amounts ranged from $100.00 to $360.00. Obviously they do not divulge this information when discussing the prices they sell the timeshares for, otherwise we would have not signed or paid for their services. The wording in the contract under #3 states "there will be no additional fees to you as a client for your advertisement placed with Timeshare Resale Source." The

salesman also did not explain anything about the many steps that is required by the client to follow along the way in order to get to the Broker Purchase option offer letter.

Included in the offer letter from the broker it clearly states there is a transfer fee of $1,079.00. This information is not shared upfront by this company, which sounds like a scam to me.

We had to call Timeshare Resale Source multiple times to follow up on where things were with our timeshare. Many times we were given the same spiel, "your timeshare is in the process of being listed" or "your timeshare paperwork is in

process". When we asked to speak to a supervisor, we were told they weren't in or not available. We followed each request from the company in sending letters in the timeframe they requested. When it got to the point where

the property was listed with the Broker, no one at the Timeshare company will give us any information regarding the offer. They say "they have nothing to do with it" and we need to wait to receive the offer in the mail.

We then had to call several times to follow up on when this letter was being sent out. All of the people in the office sound like they are trained to tell the clients the same thing... to simply say the same thing,

"your timeshare is in the process of being listed, etc"

This company does not give any information to clients regarding their services, they are out to scam people. They should be held accountable for taking our money and not delivering services they claim to provide.

I would like to request a copy of the recorded conversation from Timeshare Resale Source that was with my husband, myself and the salesman; regarding the information about how the process works with Timeshare Resale Source.

At the time of the conversation I specifically requested references from previous customers who have used their services. The salesman said that was not possible due to privacy concerns, and that they could not provide that information.

Also, the salesman never explained anything regarding the many requirements they have along with the additional fees once they do offer to purchase our timeshare.

Sincerely,

Business

Dear [redacted]

This is our second response.

Pursuant to the signed contract the $17,100 is the YOUR REQUESTED SALE PRICE and it is not the market price/value offer. The market price/value offer was submitted to your by our Licensed Real Estate Broker as stated in our contract along with three comparatives for your timeshare which are actual bona fide transactions done by buyers and sellers not affiliated with us.

We don’t make the market prices; we report them as they are completed by third parties other than us. Prices always fluctuate and we have no way to see the future value of any timeshare.

You reference the wording on the contract under term #3 which states that “there will be no additional fees to you as a client for your advertisement…” We are not charging you anything else to advertise your timeshare that was a one-time marketing fee. The fee that’s stated in the offer clearly states that it’s for the legal transfer of the timeshare, which is applied IF you accept the offer. Pursuant to your signed contract in term #D, “Clients pays a minimum documentation fee if any, associated with the transfer. “ Therefore, you were made aware of this information upfront.

Our services are clearly stated in our contract; so please review your contract as we do not appreciate your false accusations. All services you contracted for have been provided by Timeshare Resale Source, and we have completed the contract. Your timeshare has been advertised pursuant to the terms and conditions of your signed contract and we have made you the market price offer as guaranteed. Our contract is very clear, we admit no wrong doing or liability what so ever. No refund anticipated, if you decided to decline the offer we can continue listing your timeshare and continue helping you find a buyer.

Review: Timeshare Real Solutions contacted me about selling my timeshare property. After agreeing to use them they said they needed a "ONE TIME" payment of $850.00 for their promotion of my property through their brokers and website. If they couldn't sell my property which they listed for me at 16k negotiable after a phone application they filled out in 10 months I could accept the broker buyout option. After 3 months went by with no activity on my property I called and they just told me be patient that their brokers were still working on it. This went on..6 month, then 9 months, then when the 10th month came they said they would send me the broker buyout option application.

I filled it out promptly and returned it like the contract stated. I received a letter stating they received my application and it would be another 8 to 12 weeks. Right there they have nulled and voided their own contract!! After the 12 week with no contact from them they told be it was in negotiations and would be another 6 weeks...void and nulled. Well that came and gone and I contacted them and they said they needed me to fax another copy of the buyout option information....so they could put it on top of the brokers papers so they could close asap.

Within 3 days...not enough time for my 2nd copy of my buyout option info to get to them I received an offer for $4.00!!! Outraged I called [redacted] about this and he said I could accept it or deny the offer and return it back to them hoping for a better offer before the 10 month contract expired. If I denied then they would continue "listing"(yeah right] until 11/2/14 which would be the full 2 yr. contract. I had no intentions of continuing after the original 10 mos. They took the original listing offer I was asking knowing full well they would not be selling it for that after reading other complaints. I want my $850.00 returned for their failure to fulfill their own contract. Their contract was nulled and void when they didn't send me the ridiculous offer they did with in the 10 month period!!. I will follow up with the Revdex.com hoping for a class action lawsuit against these CROOKS! And if that's not enough....they wanted another $1500.00 if I accepted the $4.00 offer for closing. This fraudulent co. needs to be shut down and held accountable for what they are doing to people like me. I have read the complaints...they are all similar. Please Revdex.com. do something about these scam artists. I have all contracts and contacts from these CROOKS. People stay away.!!Desired Settlement: I WANT A FULL REFUND!!!!!!!!!!!!!! NOW.

Review: Last Dec. my husband and I were contacted about selling our timeshare property by a company called Timeshare Resale Source.

We paid $996.00 to list our property with them to be advertised and sold on their website. We signed a contract stating, if after 10 months the property didn't sell their in house broker would then offer us "Fair Market Value" for the propery.

I have since contacted my home resort only to find out this company is running a scam.

They take the money and then never sell for the cllient. When the client is offered a "Fair Market Value" it's only a few dollars. My home resort has numerous complaints about this company and the scam they are pulling. They never intended on selling my property or giving me an acceptable offer.

I have also since found out that the Revdex.com has numerous complaints about this company charging people money, not selling for them and then offering only a few dollars for their properties after going around for months and months.Desired Settlement: I would like Timeshare Resale Source to pay me $10,500 that my property is worth or refund the $996.00. If this cannot be resoved I will contact the Attorney Genernal.

Response:

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear below.

After reading many complaints already filed for this company their response is part of the scam.

You wait the 10 months, then you send them more information. You wait and wait and wait while they do nothing.

After several months they will request more information in which you wait and wait again. The people in the other complaints state that after several months of waiting and waiting TimeShare Resale Sources' idea of "fair market value" turns out to be less than a few hundred dollars.

I do not want to wait for months on end and send more and more requested information just to insulted with such a riduculous offfer.

I want my $996.00 refunded.
