William Ryan Homes ("WRH") of Wisconsin guaranteed a house to use within 120 days of breaking ground (which took two months after the contract was signed to do). We are now 50 days past due and not expecting the house for another 25 at a minimum. Not only has WRH delayed our house, but they refuse to compensate us for out-of-pocket expenses incurred with the delayed. Not only have their actions not been transparent in the least, but they have been unresponsive to our requests for information. I deeply regret signing a contract with WRH and wish to advise future customers that their internal management cannot handle their current workload. Please do not purchase a house with WRH in Madison anytime soon.

Review: We built our new home with William Ryan Homes in last year 2012. As per contract, we should get a stamped patio "same as" in the model home they have in West Prairie Village, Sun Prarie, WI. After they put on the new patio, it was no where equal to the quality or look of the model home patio. We made a complaint to them about this last year and since it was winter, they said they will see in spring of 2013. During this time, patio got even worse with soil underneath the patio sink in deep and concrete got chipped in all over the patio.

William Ryan Homes representative came to look at the stamped patio in April 2013 and promised us that they will put a new stamped patio as the old patio was worse and not as per the contract. They even confirmed us in an email with exact wordings as "The Patio is on the schedule to be torn out and replaced. We just need the weather to cooperate!"

Ever since that, we did numerous phone calls and emails but William Ryan Homes did not put the new stamped patio as promised. Summer, Fall passed by and now it's Winter again. I am not sure how much time William Ryan Homes need to honor their promise. I lost my patience and seek Revdex.com assistance in this matter.Desired Settlement: We want William Ryan Homes to honor their promise and replace it with a new stamped patio.

We spoke to Mr. [redacted] on 2/10/14. We discussed his concern about the rear patio and mutually decided we would need to wait until spring to resolve the patio due to weather. We also agreed to come to his home in mid-March to review the patio and put a game plan together for replacement.

Review: We have built a home with William Ryan Homes about 7 months ago. Upon closing on the house the house was not completed, there was a list of items that never were fixed that were supposed to be fixed prior to closing. We contacted William Ryan Homes multiple, multiple, times but these repairs are still not fixed. On our contract we are allotted a 60 Day list of repairs to be fixed that also have not been fixed in the house now after our "60 Day" was submitted in April and now it is October. We have had several meetings with the [redacted] and the [redacted] of homes discussing all of the items, some of which have been since fixed but not all the repairs have been fixed and it has been "like pulling teeth" to get them to complete the repairs/job. We have had to take lots of work time and personal time off to have people come to the house to fix things and either there are no materials ordered, the workers that the company hired do a non-professional job, or they don't show up all together. We have dealt with a lot more from this company and I could write a lot more, but we would just like to have our repairs on the warranties that are in our contract finished/completed and done the right way.Desired Settlement: We want our 60 Day list warranty and our 11 Month Warranty completed ASAP.

Review: William Ryan Homes sold us our home in May 2012, with an explicit home warranty in place for a 30 day and 11 month submission for claims. Our 11 month claim was submitted in April 2013, and to date (Sept 2013) no work has been completed against those claims.Desired Settlement: I would like William Ryan Homes to either fulfill the terms of their contract and make the repairs to our home, or provide us with a stipend to pay for those repairs ourselves (if they are unable to find resources to complete the jobs). Specifically needed are: Inspection of and needed repairs to attic area above smaller front bedroom (evidence of roof leaking and water damage), replacement of doorknobs throughout home (it was noted at 30 day claim that these were falling off, and we were advised to wait for 11 month claim to see if the problem was still occuring - it is), scraping and repainting of significant areas of outdoor painted trim (we were assured by contractor and agent that this paint was durable and not need retouching for many years - yet 6 months after painting, we have nearly bare doorframes outdoors), and resurfacing/repaving of front porch concrete (signficant flaking above and beyond normal expected wear and tear).

Review: Our home was built by William Ryan in November of 2011. During our 60 warranty check we pointed out that we were unhappy with the wood floor in our foyer because it was looking warped and the flooring in our kitchen because we could see the seams from the subfloor. There were also areas in the kitchen where the floor had come unglued. A tech was sent out from the manufacturer to assess the floor and we were told to wait until our 11 month warranty check. Both issues continued to get worse and were again noted on our 11 month warranty check. No resolution was come to on the kitchen floor and the warranty guy from William Ryan said he would extend the warranty on the wood floor another year. A representative from the flooring installation place was sent out to look at the wood flooring in the foyer and we were told that it was delaminating and he took pictures to send back to the manufacture. We have never heard back with a resolution to either flooring problem.

Calls were made to William Ryan's corporate office customer service on April 11th, 29th and May 12th of this year. I left messages each time briefly describing the situation and didn't get a return call until the May 12th call after I threatened to call the Revdex.com. At that time I was told I would be contacted by our local William Ryan Builder in Wisconsin within a week. I did not get a call so I returned a call to the contact at the corporate office on May 19th. The contact called back on May 20th and told me that the local office would be contacting the flooring company to have the flooring company come out and look at the floor to see what was wrong. It has been five weeks and still no action has been done.Desired Settlement: We are looking for the flooring to be replaced or fixed in a manner that doesn't make the aesthetic of the floor worse. If that cannot be done we are open to discussing another settlement arrangement.

Review: We purchased a home with William Ryan Homes in December of 2014. The house we bought was already built with the assumption that William Ryan Homes (referred to as WRH) was building this property as a spec home.

At our final walk through of the property, there were things that needed fixing, which WRH took care of at that time. However, upon move in, we found other things wrong with the property that needed to be added/fixed, and these are things we added to our 60-day warranty - things that we were guaranteed would be fixed.

Months went by, and we had heard nothing from WRH. We come to find out that their superintendent - the person who takes care of fulfilling warranties - had left the company, so we'd been texting and emailing a non-existent account. Communication would have been nice, but was very much lacking.

One of the things we were promised was a security light on a small light post in the front yard. The light turns on at dusk and turns off at dawn, Every property around ours had their installed, except for the newest houses. We assumed ours would be installed when the ground thawed in March-ish, or before the winter (we looked at the house in October when there was not yet snow on the ground). Sod had already been put in the he yard, and one would think an ideal time to install a cable would have been before sod was installed. But this wasn't the case.

In March, we were emailed or texted (I can't remember) to that our light post would be installed that week, and to leave our light post on our front porch, which had been in our garage since we moved in, waiting to be installed. We left our light and post, in their packaging, on the porch, as instructed. They were picked up...but never installed.

A month went by, and we contacted the superintendent who had left the company. We were finally informed that he was no longer with WRH and everything would now go through the new superintendent. We told him about the light and a few other issues that hadn't been finished, including a cracked window in one of the bedroom windows and problems with our furnace. Both of the aforementioned problems were annoying to get fixed, as several appointments were made and broken for each thing, but eventually these were fixed. Appointments were also made to install the light post, but the installation never happened. We were not communicated as to why - in advance - so we called the new superintendent and asked why we waited around all day for nothing, and finally were given an answer after the fact. We made at least 3 appointments that were not kept, but we're not told why until after we contacted WRH. It would have been nice to know those things in advance so we didn't waste whole days at home. But I digress.

Finally, 3 weeks ago the light post was installed. The installation happened in the morning of August 5th - a full 5 months after the light post was picked up to be installed, and a full 9 months after we put an offer in on the house. By this time all of our neighbors on either side of us - even houses that were completed after ours - had their light posts installed. Two workers showed up and installed the light post. In the process, they had to dig a trench that was about 50 feet long through our front yard and around the side of our house because they needed the wiring to go directly into the side of our house by our fuse box and central home's computer system. This would not have been the case if the light would have been installed before the sod was installed as the cord(s?) could have been installed under the sod and no trench would be needed. I did not inspect the work until after they left. When I inspected the work later that day, there was a huge raised mound where they dug the trench and filled the dirt in. They did not level the dirt (how much room does a cord or two take up?) and they did not remove rocks that were dug up from under the soil and now scattered thigh out our lawn, making it now impossible for my husband to mow. They seeded the mound, but not well. The grass is growing in some places and not others.

I would like the mound leveled so it does not look like a mole went through our yard, the rocks removed from our yard so mu husband can mow without wrecking our mower with large rocks, the spot reseeded so that the grass color matches our other grass, and the spot seeded well so there are on tot bald spots. Like many things with our property, if it would have been done right the first time, we would not have had to call workers to come back and fix the problem.Desired Settlement: I would like our lawn repaired:

I would like the mound leveled so it does not look like a mole went through our yard, the rocks removed from our yard so my husband can mow without wrecking our mower with large rocks, the spot reseeded so that the grass color matches our other grass, and the spot seeded well so there are not bald spots.

Review: We purchased a home from William Ryan, we closed on the house 3/29/2014. There were several problems that they claimed would be completed initially after closing and then at the 3 month warranty period. Most never were. Then it was said they would be completed during the 11 month warranty process which was 2 months ago. There is still no plan in place to complete these problems.

Below is a list of our incomplete items:

1. Drywall repairs- multiple areas of cracking and nail pops

2. The upper window on the North West side of the house has a stress crack in it. This window has been replaced once for a crack in the exact same place. I expect that the framing be examined as clearly there is a structural problem with this area as this is the 2nd crack in 1 year.

3. The lamp post is installed but does not work.

4.The subfloor in bedroom number two has not been screwed down in one 8 foot section. This was brought up for the 60 day warranty but never taken care of. I am concerned there may be a structural problem in this room due to the severe unevenness of the floor.

5. Lower kitchen cabinet nail holes were never filled or stained. This was brought up at the 60 day warranty, the upper cabinets were completed but not the lower.

6. Edging between laminate and carpet flooring in multiple areas is loose, pops out and slides leaving gaps between the pieces.

7. white board along wall of stairs needs to be sanded and repainted- there is an area that is extremely rough

8. A lot of caulking in the master bath around whirlpool tub is cracked and separating.

9. In the full bath upstairs, the nail holes in cabinets were never filled or stained.

10. Bedroom 2, where door hanging was adjusted at 60 day warranty, the new nail holes need to be filled/sanded/repaired.

11. The door [redacted] for the garage access door has never locked.

12. Uneven subfloor in master bedroom and most of the second floor causing significant noise with walking

13. The light switch installed in the mudroom by ABT does not work correctly, the sensors do not work. I would just like a normal light switch put back in there and a refund for the services as they are defective and were included in the purchase price. We did not want this service but there was no option to not get it.

14. There are nail holes that are not filled/stained or are inconsistently stained on the banister going up the stairs. There are also cracks in the boards and screw covers on the banister as well.Desired Settlement: I would like all of the items that on the 3 month/11 month and initial closing list of incomplete items completed with in 4 weeks. I would also like in writing that if the replaced window cracks for a 3rd time again that they will correct the issue in the future. In regards to the connected home package that does not work, I want a refund for this package as it was included in the price (not a chosen option) and it is faulty.

Review: We built a home with William Ryan homes in 2013 and moved in on June 28, 2013. We are still waiting on many of our 60-day warranty repairs to be made. We had a walk through in November with the house superintendent and were pleased with what he said would be fixed. However, he is no longer with the company and we were told upon his departure that we needed to start the process over. After at least 10 attempts by both us and our realtor, we were finally able to get someone to come and walk through the house with us to discuss the things we were told would be fixed. At that time, we were told that the majority of the promises the original house superintendent made would not be honored. We also have several concerns with the terms and execution of the warranty. While we completely understand that some things are not going to be covered in the warranty and that William Ryan needs to obey that in order to ensure they remain profitable, we find it extremely troubling that they follow the rules of the warranty at times (when it benefits them) and not at others (when it would benefit us.) A few examples:

-One of the conditions of the warranty is that we would have a sixty day walk through. We closed in June, so our first walk through should have been at some point in August. As stated above, the first time the superintendent was able to come out to our house was in November. He then left the company and everything he promised to fix was nullified. It was then several more months before we had another walk through in late April 2014.

-Per the warranty, the sod was supposed to be in at the time of closing and "in good condition". It was not fully installed until October. After the installation, no one from William Ryan ever came around to quality check and ask us if we felt it was "in good condition." Had they done that, we would have expressed our concerns about the lack of instructions provided and the fact that several rows of sod appeared to be dead when installed. Because the warranty states that we were to agree that it was "in good condition" before we closed, William Ryan now claims no responsibility to help us. I also think it's important to note here that we did not want to move in as early as we did. We had planned, and subsequently written in the offer, that we would not move in until July. Because the house was ready sooner, they wanted us to move in sooner and pushed us very hard to do so. Per the warranty, if everything included in the contract was not finished, we should not have been forced to close.

The bottom line is that their employee came to our home in November and made promises to fix things that we all agreed were wrong with the home. William Ryan needs to stand behind those promises and fix the things we've asked to be fixed. All of the items on our list that they are refusing to fix are very minor and would require very little time and money on their part. We've called and emailed several times and no one will respond to us.Desired Settlement: We would like the following done:

Fix the bubbling in the laminate flooring: We were told that a representative from the floor vendor was "in the area" on Friday, April 25 and that they'd probably stop by. No one ever came by and no date was ever provided.

Fix the pantry door that doesn't latch.

Fix the counter that is pulling away from the wall in master bathroom: When the superintendent walked through with me in November, he said it definitely should not be pulling away like that and that the whole side panel would need to be removed and reinstalled. He said he would get it taken care of. William Ryan is now saying that repair of this nature is not part of the warranty and it will not be fixed.

Fix the tile that is incorrect in the master bathroom: One of the very few things William Ryan did do on the 60-day walk through was replace a cracked tile in our master bathroom. However, the tile and the grout is wrong! This needs to be replaced with the correct color tile and grout.

Install the second shelf in master bath shower that was promised to us

Replace the dead sod in the front yard

Review: Concrete driveway that was scailing/chipping 5 months after installation - a little worse after winter, really bad after a hail storm in the spring Concrete is 16 months old now. Have complained through 3 different heads of warranty at William Ryan Homes. Got the run around all summer and finally an answer this week that this is not covered under warranty.Desired Settlement: Replace bad concrete with good concrete.
