I have been going through a refinance loan for almost monthsI have lost my interest rate a couple of times, and have been forced to pay more money in order to buy the rate back downI paid cash for the home in April and had a clear title search confirmed by an attorneyIt took almost months for this company to tell me that the title was cleared, by that time, I had to provide all bank account and time sensitive material againI have provided bank statements at least timesIt's amazing how they never receive the information, until you can provide them with the actual email and confirmation that they received itI will never use this company in the futureSeems like a bunch of amateurs that dont care about getting the deal done in a proper timeframeI am not a one time buyerI make a living by buying and selling homesI buy and sell 3-homes a yearI have never experienced such a horrible process

I put in a contract on a condo and I got a preapproval with 1st Alliance LendingWas on top of the the items they neededSpent $for the appraisal and I had to extend my mortgage commitment That was done and the file I was told went to the USDA and extended my closing date weeksWell less than weeks before closing they said I was denied due to lack of credit history, lack of rental history as they had me write a rent free letter and my score being to lowWhen I got the preapproval they said my score was fineI have been dealing with several other lenders and they said that this should have not happened like this and they should have said something before, so several months wasted and no homeI would not recommend them at all

I had unique Loan Situation but with First Alliance Staff the situation was solved and I am a homeowner vs renterI could not be any happier, I have guardian angel who is first alliance, god bless all the staff of first allianceHighly recommended, thanks

I would like to take this time to give a special thank you to Trisha C*** MsC [redacted] has been my contact representative since the beginning of the pre-approval process She’s extremely knowledgeable and answered all my questions and concerns She was such a blessing to work with and if I had to do this again, I would love to work with her MsC [redacted] updated me on each stage of my home purchasing process from beginning to end She’s a value to your company and overall wonderful person and I enjoy my brief time with her I will definitely recommend 1st Alliance Lender to friends and family

The submission coordinator and her manager were both on vacation during the period mentionedDue to an oversight, the submission coordinator did not inform the applicant that their application was denied prior to leavingIt is [redacted] procedure to inform applicants over the phone that they are denied before they receive the letter of denialUnfortunately in this instance this was not doneWe have reached out to discuss this with the applicant and hope to allay any concerns he may still have

I spent this entire week with the high hope that we would be approved for a loan to build an accessible home for our family and daughter who uses a wheelchair. I explained I am also having health problems and urgently need to move. I was told based on the initial checking with the loan officer that this company would work with us and that our credit score would be fine. After an entire week of being told this lie and submitting paystubs and personal information, recieving emails outside of first alliance system, I was now told today that they cannot work with us because the score is under 600. This is very disturbing to me that I would report all of our personal finances after going through the initial checking of our score and work history.

On May 16, 2016, *** *** spoke with a 1st Alliance representative and inquired about
prequalification for a home loan. During the conversation, Mr*** stated that he had been temporarily laid off from his job because “the labor was so low,” but explained he was going back to work in a month. He provided his income, which he stated that it had been consistent over the last two years, and gave his permission to pull his credit report. As was explained to Mr***, the preliminary review of his eligibility was based on his assertion that he would return to work, and that he expected his income to remain consistent with prior years Based on those assumptions, Mr*** was advised that he was pre-qualified to apply for a purchase loan from 1st Alliance under an FHA program, and could move forward with the full application and underwriting process
On May 25, 2016, Mr*** called back and a full application was taken. Mr*** confirmed that *** *** remained his employer, that he was still being paid a “stand-by” rate, and that he would be going back to work with *** in within months. This turned out to be incorrect: Mr*** did not return to work, and his employer indicated that he was no longer employed there. His income thus appeared likely to be lower than it was in prior years. In other words, Mr*** suffered a job loss, which had a negative impact on his eligibility for a mortgage Because of this change, Mr***’s full application was denied. While we regret that Mr*** was not approved, 1st Alliance can only extend credit to borrowers who meet eligibility guidelines and demonstrate an ability to repay the loan sought

In response to Complaint No***, 1st Alliance Lending, LLC (“1st Alliance”) responds as follows:On May 29, an appraisal was performed on the complainant’s property which included the garage/shed referenced in the complaint. At that time, the complainant indicated to the
appraiser affirmatively that the garage/shed was herproperty. Subsequently, the complainant was informed by a 1st Alliance representative that, based on the appraisal, the loan could not proceed until repair or removal of the garage/shed was completed per FHA guidelinesAfter being informed of this condition, the complainant denied that the garage/shed was on her property. Determination of the property lines can now only be made by a survey

1st Alliance Lending, LLC has contacted Mrs***, and we believe we have resolved the issue

1st Alliance Lending, LLC has investigated this matter and our records indicate that the borrower received a refund of $on or around February 11, 2014, and another refund of $on or around November 14, 2014, when he refinanced with his current mortgage companyIn sum, the borrower
received $of the $in disputeThis leaves an outstanding amount of $which is being sent to the borrower

I honestly can't believe how amazing Seth and Amy wereThey were both super communicative and EXTREMELY on top of everythingI am a first time home buyer and I work in the industry, so I have heard every horror story out thereI fully expected bumps in the road and for it to be a stressful process, but it was the smoothest process from start to finishOne thing I look for when I do anything like that is to work with someone who will respond to my questions and keep me informed through the processSeth went above and beyond this, I am truly shocked at how awesome he and Amy areI would recommend 1st Alliance to anyone looking to get a mortgage loan and wants to work with someone that truly knows what they are doing

1st Alliance Lending, LLC overnighted the documents to the applicant on September 2, *** tracking showed that the applicant received the documents the following day1st Alliance representatives have attempted to contact the individual on multiple occasions in order to confirm receipt but
have not yet been unable to do so

This company REDLINES customers and they constantly have you to find a house without running the application through underwriting. then when you find a house and loose your earnest money and pay for inspections that is not refundable. You are told by the loan officer that you are not approved. REDLINING is against the law and this company will eventually get caught and end up on the news for their dishonestly.

My experience with 1st Alliance Lending was awful and a complete waste of my time and money! I had a foreclosure in August of 2013 and after getting back on my feet this year I wanted to purchase another home. Most traditional mortgage lenders will not approve you for a loan after a foreclosure for 3 years, but I was excited to learn that 1st Alliance Lending will approve you after just 1 year. So I thought I had hit the jackpot and I began the process of gathering all the required documents (and there are lot!). Once all my documents were submitted I expected to get word on whether I was approved for a loan or not. Well, that is not how this company works. They will not pre-qualify you for a loan. The whole process is backwards and completely opposite from how every other mortgage lender does it.
With this company, what happens is that you find a home you want to purchase and make an offer. Once the offer is accepted and a sales contract is initiated with the sellers, you submit the sales contract to 1st Alliance. Now at this this point in the process is when the loan approval process begans and your file is submitted to underwriters for approval. Here is where I have problems with this company. Why is it that you are not approved until you've made a deal with the sellers of the home? It doesnt make sense and here is why...after my offer was accepted by the seller we are all just waiting for 1st Alliance to approve the loan so we can close. This process is not quick...took 6 weeks. So the sellers are getting impatient because it's taking so long. But all the while my loan officer is telling me that everything is on track and that it's just a formality to review the documents again, etc. We are finally given a closing date and I am told to get my homeowners insurance policy set up and to have this amount of down payment money at closing. So we are 4 days away from the closing date and then I got a phone call from my loan officer saying that my loan has now been denied because the underwriters do not feel my hardship was hard enough to qualify for the program.
I submitted my hardship letter in July of 2014. Why am I just hearing in December that my hardship was denied?? If I had known that I would not be approved for a loan based on that, I could have saved 6 months of house hunting in vain as well as $440 for the appraisal, $600 for house inspections, and $500 in earnest money! This company is a scam and a fraud in my opinion. I feel that they strung me along unnecessarily and the process of approving your loan after you've made an offer on a house is just insane to me. The whole experience has been tedious and frustrating. I made every effort to do everything they asked of me so that my loan would be approved. If I had know 6 months ago that my loan would not be approved based on my level of hardship not being devastating enough, I would not have continued to view homes every weekend and waste the time of a realtor and waste the time of the sellers of the house who now have to start over from scratch because they were waiting on my lender. This company preys on the hopelessness that people who have gone through a bankruptcy or foreclosure feel because they have been unable to secure a loan any other way. In addition to that, I was told that they dont rely on your credit score to approve you for a loan and that if you have a credit score of at least 500 you'll be approved. Well my credit score is 640 and I was given an interest rate of 6% for my loan. So they are not really doing you any favors with an interest rate that high. I just feel like I was completely strung along and that I never had a chance of being approved for this loan. 6 months later I am apartment hunting.
I caution you, please steer clear of 1st Alliance Lending. When you go to the website and read the mission and the process and the reviews you'll feel hopeful and encouraged that you too will be able to get a house after your financial problems. However, the process is very long and tedious, and after all the work you've done at the finish line you could be denied for the loan. I dont know what type of hardship they feel is hard enough for them to help you. I myself am a single mother of an 8 month old baby who after a divorce found myself struggling to make ends meet on one income and lost my home when I was 3 months behind on the mortgage. Apparently, that is not enough of a hardship for this company to feel I'm worthy of a loan with them. And that is fine if that is how they operate. My grievance is that I was not told this from the start, but I was told this after given a closing date to purchase the home.
Again I say, run away from this company. Find another lender or as I am doing, just wait out the 3 year period after the foreclosure and get a loan the traditional way. At least those lenders are upfront and pre-qualify you so you know where you stand from the beginning. There is a reason they dont work the process backwards like 1st Alliance Lending does.

I have been very Happy with 1st Alliance Lending, I have been dealing with Ashley and what a Blessing she has been, Walked us threw everything we needed and made it easy to understand. I would highly recommend 1st Alliance to everyone who wants to buy, refinance, or Modification. The biggest Blessing is making the last turn down my street and seeing my home and knowing I own it, there is not a better feeling!

Well less than 2 weeks before closing they said I was denied due to lack of credit history, lack of rental history as they had me write a rent free letter and my score being to low. When I got the preapproval they said my score was fine. I have been dealing with several other lenders and they said that this should have not happened like this and they should have said something before, so several months wasted and no home. I would not recommend them at all.
