I have been going through a refinance loan for almost 7 months. I have lost my interest rate a couple of times, and have been forced to pay more money in order to buy the rate back down. I paid cash for the home in April and had a clear title search confirmed by an attorney. It took almost 2 months for this company to tell me that the title was cleared, by that time, I had to provide all bank account and time sensitive material again. I have provided bank statements at least 6 times. It's amazing how they never receive the information, until you can provide them with the actual email and confirmation that they received it.
I will never use this company in the future. Seems like a bunch of amateurs that dont care about getting the deal done in a proper timeframe.
I am not a one time buyer. I make a living by buying and selling homes. I buy and sell 3-6 homes a year. I have never experienced such a horrible process.

All of them are educated i***s who don't know how to process a loan document. I waisted more than 4 months with this company and once they said I was not approved. I went to another bank and received an instant approval through underwriting. They don't run the application through underwriting because they are REDLINING customers. This is the reason why they try to get you to find a house first to keep you busy and have you to think that you will get the house. And they never run the application through underwriting. It is a gimmick of REDLINING which is illegal.

Joseph D[redacted] was very unpleasant and unprofessional. He may need to have more training because he didn't know any questions that were asked. Please stay away!!!! He was a bad turn off for this company they will definitely not have my business nor any of my family or friends.

I had unique Loan Situation but with First Alliance Staff the situation was solved and I am a homeowner vs renter. I could not be any happier, I have guardian angel who is first alliance, god bless all the staff of first alliance. Highly recommended, thanks.

She’s extremely knowledgeable and answered all my questions and concerns. She was such a blessing to work with and if I had to do this again, I would love to work with her. Ms. C[redacted] updated me on each stage of my home purchasing process from beginning to end. She’s a value to your company and overall wonderful person and I enjoy my brief time with her. The submission coordinator and her manager were both on vacation during the period mentioned. Due to an oversight, the submission coordinator did not inform the applicant that their application was denied prior to leaving. It is [redacted] procedure to inform applicants over the phone that...

they are denied before they receive the letter of denial. Unfortunately in this instance this was not done. We have reached out to discuss this with the applicant and hope to allay any concerns he may still have.

From day one we found that first alliance was very quick at getting us a great rate we could afford. We had struggled monthly trying to make a $866.00 payment. Month after month and then year after year not knowing that there was other options and that we qualified for one of them. The process was easy because first alliance made it easy. Everyone was very friendly and guided us every step of the way. We never paid out one penny for anything! It took around 6 weeks to complete. Our house payment went from 866.00 to 439.00 and that included monthly insurance and land taxes!!! What a god send for us........My advice to anyone dont think you have to settle for those outrageous mortage payments......You dont!!!!!!!! Thank you melissa p[redacted] bless you!! [redacted]

Review: me and my mom own a home together and are morgage company contacted us one day about first alliance helping lower are monthly payment we have not missed a payment we are in good standings with are finance company so we talked to first alliance and sent them everything the ask for they done all the contact information sent a appraser out to are home are settlement with are morgage company is 70,000 our home appraised for 140,000 the said that was great the next call we got was that a old shed no flor no door no electric behide a fence and brush need to be taking care of we told them that we told the appraiser this is not are property but he took a pitcure of it anyhow me and my mother has called first allaince lending time and time again they won't return are call all we want is them to tell us if we have the loan or not since this has been going on for 8 weeks we have told them when we last talked to them that are local bank will give us a good loan and close in 1 week but we have signed all the papers with them so we need to be released from this loan or need it approvedDesired Settlement: just want to be sent legal documents that are loan is approved or not so we can move forward with what is best for are family and we want this in writting

In response to Complaint No. [redacted], 1st Alliance Lending, LLC (“1st Alliance”) responds as follows:On May 29, 2015 an appraisal was performed on the complainant’s property which included the garage/shed referenced in the complaint. At that time, the complainant indicated to the appraiser affirmatively that the garage/shed was herproperty. Subsequently, the complainant was informed by a 1st Alliance representative that, based on the appraisal, the loan could not proceed until repair or removal of the garage/shed was completed per FHA guidelines. After being informed of this condition, the complainant denied that the garage/shed was on her property. Determination of the property lines can now only be made by a survey.

Review: I recently attempted to refinance my home with 1st Alliance Lending LLC. After getting all the documents for them and going through the process they were unable to refinance my home. Once it was determined that the I did not qualify for the program, I requested my documents back. I have made 3 email attempts and 5 phone calls in the past 3 weeks to obtain my documents and the employee ([redacted]) working my case has failed to deliver. She does not respond to the emails and when reached by phone she explains that she is sending them [redacted] and will send an email with the tracking number. This has not happened.Desired Settlement: I would like my documents sent back to me.

1st Alliance Lending, LLC overnighted the documents to the applicant on September 2, 2014. [redacted] tracking showed that the applicant received the documents the following day. 1st Alliance representatives have attempted to contact the individual on multiple occasions in order to confirm receipt but have not yet been unable to do so.

I have been very Happy with 1st Alliance Lending, I have been dealing with Ashley and what a Blessing she has been, Walked us threw everything we needed and made it easy to understand. I would highly recommend 1st Alliance to everyone who wants to buy, refinance, or Modification. The biggest Blessing is making the last turn down my street and seeing my home and knowing I own it, there is not a better feeling!

Review: I wanted information about the [redacted]. I contacted 1st Alliance Lending and asked several pre-qualifying questions about the program through them and all seemed well. The representative asked me if I had owned a home prior to my bankruptcy filing and I stated no. After giving this representative my husband and I's personal information (ss#, dob, etc) and after him running my credit ( which we are currently repairing) he comes back on the phone and states that because we didn't own a home prior to bankruptcy, we don't qualify for the [redacted] with them as a lender. I asked to speak with his manager ([redacted]) and I expressed to him how frustrated I was because I told him all this information prior to him running my credit and he never said it was a problem. I also showed him on their website where it states:

"If you’ve hit on tough times, lost your home and are looking to rebuild, we may be able to help with an [redacted] loan that lets you apply only 12 months after a home loss or bankruptcy. For us, it’s more than a loan; it’s a second chance at the American dream.

The Federal Housing Administration’s Back to Work – Extenuating Circumstances mortgage loan program allows a shortened waiting period to buy a home to as little as one year after a bankruptcy, foreclosure, deed-in -lieu of foreclosure, or short sale."

I believe this is fraudulent advertising for services because it doesn't say I needed to have owned a home prior to bankruptcy, it says or bankruptcy, meaning if you have any one of these extenuating circumstances, you can qualify for a mortgage through us.Desired Settlement: I believe they should allow my mortgage application to continue through with the process because I was not told that I needed to own a home prior to bankruptcy and that is not an [redacted] requirement but a 1st alliance requirement and I would like the [redacted] notified about what they are doing.

Review: 1st Alliance Lending took over my mortgage in Oct 2012. According to county records taxes were up to date as of 2012. According to tax records, 1st Alliance should have made a 1st tax payment in Feburary 2013. No payment was sent until July 8th 2013. After having my name in the paper in November 2013 for the late payment I contacted 1st Alliance about the issue. 1st Alliance brought the account up to date in November 2013. At this same time 1st Alliance was performing a streamline refinance. With the new mortgage 1st Alliance should have made a half tax payment in February 2014. Only half a payment was sent in July 2014. So again the taxes are behind again.

1st Alliance is failing to take responsibilities of keeping my taxes current as agreed in both mortgage escrow accounts. I have occurred a tax penalty because they did not perform their expected duties. Half my property taxes is a considerable amount. Both the penalty and behind taxes have place me in a financial burden.

I have since re financed to another mortgage company.Desired Settlement: Pay the taxes and penalties. A formal apology for allowing my name to put in the paper in 2013 and 2014.

1st Alliance Lending, LLC has investigated this matter and our records indicate that the borrower received a refund of $478.74 on or around February 11, 2014, and another refund of $244.29 on or around November 14, 2014, when he refinanced with his current mortgage company. In sum, the borrower received $723.03 of the $754.70 in dispute. This leaves an outstanding amount of $31.67 which is being sent to the borrower.

I am rejecting this response because:

My experience with 1st Alliance Lending was awful and a complete waste of my time and money! I had a foreclosure in August of 2013 and after getting back on my feet this year I wanted to purchase another home. Most traditional mortgage lenders will not approve you for a loan after a foreclosure for 3 years, but I was excited to learn that 1st Alliance Lending will approve you after just 1 year. So I thought I had hit the jackpot and I began the process of gathering all the required documents (and there are lot!). Once all my documents were submitted I expected to get word on whether I was approved for a loan or not. Well, that is not how this company works. They will not pre-qualify you for a loan. The whole process is backwards and completely opposite from how every other mortgage lender does it.
With this company, what happens is that you find a home you want to purchase and make an offer. Once the offer is accepted and a sales contract is initiated with the sellers, you submit the sales contract to 1st Alliance. Now at this this point in the process is when the loan approval process begans and your file is submitted to underwriters for approval. Here is where I have problems with this company. Why is it that you are not approved until you've made a deal with the sellers of the home? It doesnt make sense and here is why...after my offer was accepted by the seller we are all just waiting for 1st Alliance to approve the loan so we can close. This process is not quick...took 6 weeks. So the sellers are getting impatient because it's taking so long. But all the while my loan officer is telling me that everything is on track and that it's just a formality to review the documents again, etc. We are finally given a closing date and I am told to get my homeowners insurance policy set up and to have this amount of down payment money at closing. So we are 4 days away from the closing date and then I got a phone call from my loan officer saying that my loan has now been denied because the underwriters do not feel my hardship was hard enough to qualify for the program.
I submitted my hardship letter in July of 2014. Why am I just hearing in December that my hardship was denied?? If I had known that I would not be approved for a loan based on that, I could have saved 6 months of house hunting in vain as well as $440 for the appraisal, $600 for house inspections, and $500 in earnest money! This company is a scam and a fraud in my opinion. I feel that they strung me along unnecessarily and the process of approving your loan after you've made an offer on a house is just insane to me. The whole experience has been tedious and frustrating. I made every effort to do everything they asked of me so that my loan would be approved. If I had know 6 months ago that my loan would not be approved based on my level of hardship not being devastating enough, I would not have continued to view homes every weekend and waste the time of a realtor and waste the time of the sellers of the house who now have to start over from scratch because they were waiting on my lender. This company preys on the hopelessness that people who have gone through a bankruptcy or foreclosure feel because they have been unable to secure a loan any other way. In addition to that, I was told that they dont rely on your credit score to approve you for a loan and that if you have a credit score of at least 500 you'll be approved. Well my credit score is 640 and I was given an interest rate of 6% for my loan. So they are not really doing you any favors with an interest rate that high. I just feel like I was completely strung along and that I never had a chance of being approved for this loan. 6 months later I am apartment hunting.
I caution you, please steer clear of 1st Alliance Lending. When you go to the website and read the mission and the process and the reviews you'll feel hopeful and encouraged that you too will be able to get a house after your financial problems. However, the process is very long and tedious, and after all the work you've done at the finish line you could be denied for the loan. I dont know what type of hardship they feel is hard enough for them to help you. I myself am a single mother of an 8 month old baby who after a divorce found myself struggling to make ends meet on one income and lost my home when I was 3 months behind on the mortgage. Apparently, that is not enough of a hardship for this company to feel I'm worthy of a loan with them. And that is fine if that is how they operate. My grievance is that I was not told this from the start, but I was told this after given a closing date to purchase the home.
Again I say, run away from this company. Find another lender or as I am doing, just wait out the 3 year period after the foreclosure and get a loan the traditional way. At least those lenders are upfront and pre-qualify you so you know where you stand from the beginning. There is a reason they dont work the process backwards like 1st Alliance Lending does.

I just went through the exact same scenario with 1st alliance company. They string you along and they are definitely REDLINING. They REDLINE customers which is illegal. I am currently collecting signatures from individuals who have suffered this type of illegal injustice from this company. I would like to start collecting signatures against this company to present a class action lawsuit.

Review: First Alliance called and admitted to making mistakes on my application for a FHA refinance, which resulted in my home going to a Sheriff's sale.

My home was in foreclosure due to divorce, filing bankruptcy, medical concerns with my daughter and my elderly parent moving into my home. I tried working with my mortgage company [redacted] to come up with alternatives to save my home. As the Sheriff's date moved closer, [redacted] requested that I call First Alliance Lending as they were a refinance program that received assistance from the government and that they would be able to refinance my mortgage at the value of my home. I called First Alliance in April of 2013 a month prior to the Sheriff's date, and provided them with all of the information that they needed to refinance my home. They processed my loan rather quickly....only one week turn around, but came back with an answer that they could not help me. So as a result, my home was sold in a Sheriff's sale on May 2, 2013. I have tried to contact [redacted] mortgage to ask questions, but have not gotten a response from them, I have contacted that US BANK the bank that currently holds my mortgage to see if I can work something out, but US Bank told me that I have to go to [redacted] to get my questions answered. I had resigned myself to the fact that my home was gone, and that I was going to have to find a place to rent for my family and find a place quickly. However, after receiving an interesting phone call on August 9th, 2013, I am now concerned that mistakes were made by First Alliance and as a result, I lost my home.

I have scribed the voice mail that was left on my phone by First Alliance Lending on August 9th, 2013 and have saved it in my phone.

"Hi [redacted] this is [redacted] from First Alliance Lending, you actually spoke to someone back in April about looking into a FHA refinance program. At the time you were told that we would be unable to move forward with your loan. Upon reviewing your file this afternoon (August 9, 2013), I found some errors that were made, I would like to go over some numbers with you, I think we might actually be able to help you out. I just want to confirm some numbers with you, I think we actually might be able to help you in reality. So please give me a call as soon as possible, if we can help you out we would like to get this started as soon as possible, it has already been delayed a couple months when it shouldn't have been. Give me a call when you get this message, here is my number, please call as soon as possible, I will call you on Monday if I don't hear from you, my number is XXX-XXX-XXXX."

I returned [redacted]'s call within 15 minutes of her phone call, and when I spoke with her she told me that because my house had been sold in a Sheriff's sale on May 2, 2013 they could no longer help me. I asked her why they couldn't help, especially when they are admitting to ERRORS that were made a month PRIOR to the Sheriff's sale date. She really had no answer for that, except to say that they could no longer assist me.

I would like the concern that I have with First Alliance looked into as I provided them with all of the necessary information prior to my Sheriff's sale on May 2, 2013. When my FHA refinance was turned down, I didn't think there was anything else that I could do. I am curious why if Alliance knew for several months that there were mistakes, why didn't they call sooner? Why has my file been open for several months? Why in August is someone going over the numbers and then calling to tell me that there are errors? I also feel that if my file had been done correctly, my home would not have been sold in a Sheriff's sale. I would appreciate your help in this matter. My redemption period ends November 2, 2013, I would like you to look into this as soon as possible. I would like to keep my home if at all possible.

This is in response to complaint #XXXXXXXX regarding our denial of an application for a refinancing of an applicant's mortgage.

The applicant called us at 1st Alliance LLC in April 2013 regarding an application for a loan to refinance her home. She spoke with a submission coordinator (SC) and provided that SC with all pertinent information for her loan application including the existence of a second mortgage on her house. The applicant stated that this mortgage had been taken care of as part of bankruptcy. The SC understood this to mean that the second mortgage was discharged and did not need to be included as part of the application. As a result of this, the SC did not include the second mortgage in the loan file. The loan was then placed under the status of incomplete and then placed under the status of declined.

In an effort to give people another chance at approval, 1st Alliance has a procedure where some declined loan requests are reviewed. Here, [redacted], an SC who the applicant indicated in her complaint, was the one who performed this review. When [redacted] reviewed the file she believed that the loan could be approved because at the time of review the file did not show the existence of a second mortgage. Under this belief, [redacted] called the applicant and left her the voicemail described in the complaint. The applicant returned [redacted]'s call shortly thereafter. When the applicant spoke with [redacted] informed her that 1st Alliance could not assist her because her home had been sold. However, this sale had no effect on whether or not 1st Alliance could assist the applicant. Assistance could not be provided because when all factors provided to us were considered, including the second mortgage, the loan application did not meet our criteria. Therefore, from the onset, the applicant could not be approved for the loan requested.

I still have some concerns, today, I received another phone call from First Alliance wanting to talk about my file, amd wanting to me about my file. Why after speaking to the president of the company, are calls still coming from Alliance?

Review: Taking monthly escrow amounts and failing to pay insurance in a timely manner. Unpaid property taxes now with penalty. Refunded excrow money to me.

Loan Care (1st Alliance Lending) is supposed to pay our property taxes and insurance from our escrow account.

#1 You cannot reach Loan Care via phone. On hold 90 minutes and still not taking call. 9 attempts.

#2 Failure to pay insurance premium until I intervened. They do not supply insurance company with address where to send bill, yet call me numerous times that insurance insurance is lapsing and will take out policy on our house.

#3 Failure to pay summer 2012 property taxes when due. After my intervention, they paid taking penalties and interest out of my escrow. I should not be held liable for their inability to do their job. I want money returned that was in excess of property tax amount on both parcels of land.

#4 Failure to pay winter 2012 property taxes, due February 28, 2013 without penalties and interest. Still remain unpaid as I checked with the Milan Township treasurer. I want the taxes paid and not take all the penalties and interest from my escrow account. I should not be liable for their inability to do their job.

#5 Have received a check from my escrow in excess of $2800. I guess they have no intention of paying the 2012 winter taxes. So they take escrow payments every month for a year, then don't pay out what is due and refund the money to me after they have used my money all this time.

#6 Failure to pay my property taxes resulted in a lost of several hundred dollars on my federal income tax, as I lost this deduction.

#7 The one time I got through to Loan Care about the unpaid taxes, I was given the run around and told I would have it investigated and hear by US mail. This request was ignored and never dealt with.

Desired Settlement: If I keep my mortgage with this company, I want a different company to handle my escrow account. I want a company I can reach by phone. I want a company that knows what they are doing and competent enough to handle escrow funds. I want reimbursement for penalties and interest taken from my escrow funds. I want to leave this mortgage company and go elsewhere for my mortgage business.

Review: I was referred to 1st Alliance Lending through my current mortgage holder [redacted]. I was informed that [redacted] had entered into an agreement with the [redacted] that allowed them to offer [redacted] refinance options to there customers who were currently under water with their mortgage. I was told that 1st Alliance would be handling the refinance, however [redacted] would cover any cost associated such as appraisal and closing cost. I was contacted by [redacted] who worked as my loan processor and conducted the credit inquiry and informed me that I did indeed meet the credit criteria to qualify for the program. Over the next few weeks I was in constant contact with [redacted], for submission of the required documentation. An appraisal of my home was conducted by [redacted], an appraiser chosen from the pool of appraisers working on behalf of 1st Alliance. [redacted] emailed a copy of the appraisal report approximately a week later, no explanation was included the email merely provided a copy of the appraisal report. This was the last I heard from [redacted]. I waited approximately two more weeks anticipating the next step of the process, however received no additional follow-up. Receiving none I contacted [redacted] to inquire, and was informed that due to the fair market value identified in the appraisal report 1st Alliance was unable move forward with refinance. I asked why I had not recieved any correspondance stating what he had just tod me and he stated he did not know. [redacted] stated that despite regulations that they are unable to have direct contact with the appraiser he contacted to verify if there had been a typo in the home value identified in the appraisal due to the condition of the home. The home identified significant updates such as a newly constructed garage, new siding, a newly built porch, among various other update that were less than a year old and the extremely low value given to the home. [redacted] informed that the response from the appraiser was that the value was assigned according to comparisons of recent home sales and foreclosures in the area. I informed that I did not agree with the value assigned by the appraiser due to the condition rating identified in the report. An average rating was applied to most areas of the home despite the recent updates. I also inquired if a second opinion appraisal could be obtained at my cost but was informed that an independent appraisal would not be recognized by the lender. I also inquired as to why the appraisal included a disclaimer that the appraisal was to be used for the sole purpose of refinance with 1st Alliance and could not be shared or used for any third party purposes. [redacted] stated that he could not understand why this language was included with the appraisal and simply stated that he understood my frustration and the ability to move forward with the refinance was based solely on the fair market value of the home that was identified in the appraisal. I inquired if 1st Alliance was basing there decision solely on comparison of home values in the area, why was there a need for me to submit all my personal information beyond initial credit approval. Again [redacted] was not able to offer an explanation. My issue is that 1st Alliance is well aware of the housing market, and the number of mortgages that are under water. If the decision to offer a loan is solely based on comparison values than no one would be offered the opportunity to refinance due to the fact the overwhelming percentage of loans that exceed the fair market value of the home.Desired Settlement: In addition to a letter stating that the decision to not move forward with the refinance despite meeting the credit requirements was based solely on the information identified in the appraisal report. I would like 1st Alliance to honor review of an independent appraisal paid at my cost in consideration with moving forward with refinance options.

The applicant will receive an adverse action notice within 30 days from the date the application was denied as required by law. In addition, it is against 1st Alliance Lending, LLC’s policy to allow mortgage loan applicants to order their own appraisals. The [redacted] has strict requirements surrounding appraisals and appraiser independence and 1st Alliance maintains strict adherence to such requirements.

Review: Some of the worst customer service I've experienced in home mortgage companies. Our designated loan processor / coordinator never returned repeated calls or emails. Any attempt to have someone else handle our refi resulted in being transferred to the offending processors voicemail box. We finally received a notification in the US Mail that our loan could not be approved. Our attempts to contact [redacted] to discuss the matter (the issue was related to credit fraud and we had documentation to prove) were met with indifference and silence. I absolutely do not recommend using this company if you can help it.Desired Settlement: I do not need a settlement. We are using another company.

The submission coordinator and her manager were both on vacation during the period mentioned. Due to an oversight, the submission coordinator did not inform the applicant that their application was denied prior to leaving. It is [redacted] procedure to inform applicants over the phone that they are denied before they receive the letter of denial. Unfortunately in this instance this was not done. We have reached out to discuss this with the applicant and hope to allay any concerns he may still have.

Review: Approved loan and set closing without the approval for payoff with current mortgage company. Made loan process impossible to close on a new loan.

In November, 2012 and with the advice of my current mortgage lender, [redacted] I was given information to apply for a loan with 1st Alliance because they would be able to lower my payments and ultimately create equity in my home. All sounded good and I proceeded with the loan. We failed to close many times throughout a 6 month process. Most were failures to get the appropriate approval from either my 1st and my 2nd mortgage.

In May, 2013, I was told that we had finally reached the end of a very long road. My 2nd mortgage had subordinated and my first lender was going to forgive a large portion of what I currently owe. I was sitting at the place that we were expecting a Notary to sign the paperwork and close on the loan when I received word from the Notary that she didn't have our documents. I contacted the lawyer's office to see what the hold up was and the lawyer's office said that they didn't have a payoff letter from [redacted] I emailed [redacted] at 1st Alliance and her response was that they had been working on it all day and that I needed to hold tight. I then called my [redacted] rep and after a quick phone call it was found that 1st Alliance never had approval, in fact it was turned down long before we set the closing date in January, 2013 that they would not approve of the payoff amount with our 2nd mortgage still intact and would not allow them to subordinate. Needless to say, I was very upset with this since we had been through 2 appraisals and 2 appliacations at this point and I was sitting at our closing destination.

1st Alliance failed to communicate with me on various occasions when all I needed to know was what the next step was going to be. [redacted] would never explain any of the situations with me. She would only send me cryptic emails that I had to figure out. I would find out more information from my current lenders when they were dealing with them rather than 1st Alliance. I feel very misled by this company and their customer service practices were horrible.

Desired Settlement: Though I did not put any money into 1st Alliance, I am requesting a settlement from them for interest charged on my first mortgage of $1200 while I awaited closing. One thing that I made very clear to [redacted] was that I could not pay them and [redacted] at closing. Since were were going to close, I worked with [redacted] to defer our May payment in case things fell through. That way I would not be considered late, but interest would continue to accrue. I had brought all of my payments with [redacted] current when we had begun the process in November. We would set closings and I would postpone payments in anticipation of the closing. I am aware that there is paperwork that I signed in the application acknowledging that I would need to continue all payments until closing but through verbal and email conversations, [redacted] was aware of our financial situation and the inability to come up with both the 1st month's payment for 1st Alliance and two mortgage payments all in the same month. Over the period of 6 months, the interest a accrued to over $1200 despite still making monthly payments to [redacted]

From day one we found that First Alliance was very quick at getting us a great rate we could afford. We had struggled monthly trying to make a $866.00 payment. Month after month and then year after year not knowing that there was other options and that we qualified for one of them. The process was easy because First Alliance made it easy. Everyone was very friendly and guided us every step of the way. We never paid out one penny for anything! It took around 6 weeks to complete. Our house payment went from 866.00 to 439.00 and that included monthly insurance and land taxes!!! Review: 1st Alliance approach me in Sept 2013, they knew at that time I had an underwater mortgage that I was behind on, they claimed they could help lower my payment and erase amount the house was underwater. They said that they would not even proceed with the application and the $450.00 appraisal fee if our credit score didn't meet there qualifications. Our credit score did meet and we proceed, on Dec 10, 2013 we received a denial letter stating we were a credit risk due to our credit score. After almost 4months of faxing all the necessary information to them, after [redacted] our mortgage specialist telling us everything was going smoothly to know being denied. This company lied to us in order to get our appraisal money such a scam and unfortunately we fell right into it!! Not to mention our emails are being ignored last spoke to [redacted] on Dec 11, 2013 and she said to email more information that was needed, when in fact the decision was already made the letter was dated Dec 10, 2013!Desired Settlement: Would like our money back for appraisal fee
