I have being doing business with A.S. & A. Management for several months and have found them to be professional and thorough. Their managers and ownership conduct themselves with integrity and professionalism. They promptly return phone calls and a live on-all employee answers the phone 24/7. I have dealt with many property management companies and without question, they are among the very best. I have referred them to numerous clients and would not hesitate to continue to do so. A+!!!!

It has been a pleasure working with AS and A property management for almost 5 years.They are excellent at their job and always comes through for our complex.

Review: I own my home at [redacted]. I currently have an issue where my entrance and kitchen ceiling is falling due to rain getting in from the roof. I have contacted AS&A Property Management numerous times, they have sent out specialists and state that they’ve done repairs. They give me push back when I request records of repairs that they’ve done.

Unfortunately, your roofing specialists have resolved the problem because every time when it rains water still gets in. They have neglected the problem, due to that the ceiling is putting pressure on the cabinets which are eventually going to fall. I am disappointed because they have not explained to me what my rights are as a homeowner, what I’m responsible or what they are responsible in writing. They refuse to fix the problem, yet they are not willing to provide me any records of repairs, master policy rights.Desired Settlement: AS&A Property Management is responsible to fix the damages inside of the home due to water coming in from the outside. If AS&A Property Management denies to fix problem must provide written comfimation as to way problem can't be fixed. In addition, requesting documents of all repairs done to to roof.

I am disputing the complaint from [redacted] for the following reasons.

• Honestly, I have never spoken to [redacted]; I have always spoken to his son [redacted] and on many occasions.

• Exhibit 1: you will find notes from communications starting back in 2008 there are several mentions of roof leaks.

• Exhibit 2: work order back in July 2008.

• Exhibit 3: work order from 11/01/2010 prior to the new roof being installed in 2011

• Exhibit 4: work order 08/11/2011 stating the roof still leaks after new roofs installed.

• Exhibit 5: work order 02/04/2013 and invoice reflecting HOA paid for the roof repairs to the tile entrance. The insurance did not pay for tile replacements from the hail storm of 10/05/2010.

• Exhibit 6 pages 3: work order of 8/21/2014, and log entries.

[redacted] on several occasions has come into our office and treated our staff with a total lack of respect. On Wednesday September 3 [redacted] again came into the office shouting and coursing profanity at our 73 year old receptionist. [redacted] was so loud and disrespectful that I could hear him from my office that is several suites over. As I approached I told him to get out of our office as I dialed 911 that would not allow him to speak to members of my staff with such disrespect.

On one of [redacted]’s visits to the office he requested the insurance agents name and number to file a claim on the HOA’s policy. We provided him with that information. [redacted] went directly to the carrier [redacted] and filed a claim without going through the proper channels.

I received a call from [redacted] with [redacted] on September 2, [redacted] is the large loss adjuster who was here in town do to the recent storms and wanted a copy of the documents that govern the HOA, any roofing history relating to this unit, the company name and contact that the roof was under warranty with, and any other related items.

Exhibit 7: Claim acknowledgment from Travelers: On September 3 [redacted] meet with [redacted] the owner of [redacted], and inspected the roof and the interior damages [redacted] has been reporting. After the inspection I heard from both [redacted] and [redacted] stating there is no roof damage and that the interior damages that [redacted] was again reporting were very old and that [redacted] would be denying the claim.

Exhibit 8: phone record of [redacted] stating again the claim would be denied.

Exhibit 9: after the record breaking rain of 100 years that took place on Monday September 8 again [redacted] called in and reported that he didn’t have a leak however there was standing water on the roof and he was afraid it would start to leak. We generated another work order.

Exhibit 10: email from [redacted] of [redacted] stating that he is there on his scheduled time with [redacted] to inspect the roof. and [redacted] is not there.

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear below.

I ask for AS&A Property management to have [redacted], to conduct a full inspection. This roof leak has been neglected since 2008 and AS&A Property Management has been putting it off. AS&A Property is responsible for roof leak so I ask for repairs to be done inside of home. If AS&A Property denies any repairs or inspections they must provide me reason why in writing. I hope that Ms. [redacted] takes a moment think about what she would do in our situation and out herself in our shoes. Pleae read attached document.

The roof leak is causing more damage to my home, yet AS&A Property Management has never conducted a proper inspection. AS&A Property Management’s assistance to the problem isn’t professional or important when it comes to client’s safety. This roofing specialist ([redacted]) has not provided any documents, resources or alternatives as to how to solve the problem. My insurance [redacted] has tested the place for Asbestos and came back positive which we are now concerned for our health, families and friends who enter our home.

This explains my son [redacted]’s reaction out of frustration, which he hasn’t returned to the office after his confrontation with [redacted]. From what I understand she made it very clear that she didn’t want him back into the office by shouting “Get the hell out!” which police officers where aware when called. Ms [redacted]’ demeanor could’ve been more professional since she’s the manger and face of the company. I have gone into the office with my son [redacted] and have spoken over the phone with this 73 year old receptionist who Ms. [redacted] refers too. On one occasion this receptionist was rude and failed to provide CC&Rs upon request saying “I can’t get those documents to you, don’t you see I have a lot of work” her response was not appropriate.

On numerous occasions my son [redacted], granddaughter [redacted] and daughter [redacted] have called the office requesting documents, information or callback and spoken to [redacted], etc. These reps give a lot of push back and they just started returning all phone calls now that I’ve submitted a complaint to Revdex.com. Moreover, addressing documents of 2008 repairs or inspection have never been provided to me. There were several mentions of rook leaks, yet AS&A Property Management never didn’t do a full inspection as to how water is getting inside from home. I never received a document or breakdown of work with new roofs. This so called new roof didn’t solve our problem because I still have this roof leak.

My son [redacted] did call on record breaking rain of 100 years which took place on Monday September 8 spoke to [redacted] who failed to forward message to staff. Instead, my son [redacted] called [redacted] which they sent out a restoration company to conduct an inspection and dry up all the rain because it would be useless to call AS&A Property Management. AS&A Property Management uses the excuse that damages are old just to not pay for any damages that roof leaks have caused. I’m disgusted with the company’s way of addressing our problem and how our family has been treated. In addition, [redacted] of [redacted] has been able to meet with my son [redacted] and both have gone up on the roof to check and he was told that water roof is leaking, place is positive for asbestos, pictures and videos of roof leaks through out this year including the record breaking rain Ms. [redacted] refers to. When [redacted] was asked how we prevent this water leak and from water coming inside our home his expression was “I don’t know.” When my son [redacted] told me I thought in was unusual considering he is a roofing specialist. [redacted] stated he will follow-up with Ms. [redacted], yet [redacted] nor I’ve received a call back from AS&A Property.

I ask for AS&A Property management to have [redacted], to conduct a full inspection. This roof leak has been neglected since 2008 and AS&A Property Management has been putting it off. AS&A Property is responsible for roof leak so I ask for repairs to be done inside of home. If AS&A Property denies any repairs or inspections they must provide me reason why in writing. I hope that Ms. [redacted] takes a moment think about what she would do in our situation and out herself in our shoes.

I would first like to say I apologize for the confrontation in my office where I said to [redacted] to get the hell out. I am embarrassed by my behavior and truly apologize. Regardless of what had transpired earlier I should of been more professional.

I would like to resolve this issue with professionally and with the up-most respect for both [redacted] and the entire [redacted] Family.

I have attached a letter from the owner of [redacted] McIntyre that I feel answers all of his questions and concerns. There has been a complete inspection of the roof by [redacted] a [redacted] adjuster, [redacted]'s restoration company, and [redacted]'s interior insurance carrier [redacted].

There was a new roof installed on this unit in 2011, upon request from the Revdex.com I can support this however there is confidential information I cannot release to the general public.

Please let me know if there is anything else I can do to get this issue resolved in the customers satisfaction.
