exercise. However, look at the attached photo of water damage to the house on
the day his gardener turned off irrigation to avoid further structural damage. Many
things were never fixed by [redacted], these sprinklers were the least of
the problems. The yard is not draining properly as well, city code requires that he remove the excess fill in that backyard, it contributes to the water damage as seen in the photo, I have many photos. He is not a good property manager, is dishonest and that’s the
reason he has a complaint filed.]

"This client entered into a valid contract.  The client refused to fulfill her obligations under the contract thereby breaching the contract.  As a result, the client filed complaints to various entities in an attempt to force our compliance with her demands.  We will continue to fulfill the terms of our contract with this client at this time.   This matter will be resolved through arbitration, mediation or court order.  Until then, we vehemently deny the client's allegations as they are intended only to impugn the integrity of our company and force consent with her breach of contract. Complaint ID [redacted]The client has interfered by contacting the tenants directly and demanding they paytheir monthly rent to her directly, otherwise face evjction. Once the tenants optednot to pay her she then threatened them with incorrectly filled out and false evictionpaperwork as a scare tactic. The owner continued to show up to the propertyunannounced thereby causing the tenants a great amount of stress and concern fortheir safety. At this point we contacted our attorney who then advised us to advisethe tenants to file a restraining order against the owner.ABC Property Management has not breached the contract and has made everyattempt to resolve the issue with the owner. To this day we are still responding toher requests and taking great care of her property.Below are answers to specific claims the client has made against ABC PropertyManagement:In regards to ABC spending the clients money without consent:We received verbal approval to prepare the property for move in condition and noexcess money was spent without her approval.ABC staff performing illegal acts:The owner is under the opinion that employees handling the work were not licensedto do so. That is incorrect. This was another assumption made on her end.In regards to the power of attorney:The owner of the property entered into a contract with ABC Property Managementand then the daughter provided.us an incomplete copy of the power of attorney. Weaccepted the power of attorney from the daughter once she provided a completecopy.In regards to not reviewing the contract with the client:We did review the contract with the client and they also had over a week to ask anyquestions prior to signing.In regards to the clients claim that ABC Property Management is under investigationby specific departments:That is true because the owner has filed every possible complaint with everypossible governing board in order to continue harassing ABC Property ManagementWe are under no other investigation other than what this owner is causing.In conclusion, ABC Property Management would love to come to a peacefulresolution to this problem. ABC property management is just following the lease agreement that they signed in April. What has happened is the husband lost his job and is now unable to pay for the property that they signed a lease for. They are trying to intimidate ABC property management with these threats because they want their security deposit back. Legally they need to pay rent for the entire year of the twin home starting June 1 if I do not get it rented.   If I do get the twin home rented for June 1, 2017 then the tenant would be entitled to most of their security deposit back per the lease. This was notified to them when they spoke with me yesterday as well as when we reviewed the lease at least signing. Even Thursday of this past week the husband called me asking when they would be able to move in as they were so excited.It is just because over the weekend he has lost his job that he now feels he does not need to Pay rent.

The Tenant making the complaint took issue with being charged $250 toward a portion of the landscaping rehabilitation.  I believe his Revdex.com complaint is a retaliation for that fee. I'm not sure why there is confusion about that assumption.
To further address the Tenant's accusations:
1) AGAIN, there was no landscaper assigned to that property.
2) The Tenant contacted ABC after a power outage to reset the sprinkler timer. That was the only time the sprinkler system should've been off - by accident, which the Tenant brought to our attention.
3) I see no photographs, as mentioned. There was no issue with backfill brought to our attention while the Tenant was residing there. This is the first we are hearing of it.
4) The previous response was lengthy for the sole purpose of explaining just how many issues ABC had to address while the Tenant was living there, as well as those after he vacated the premises. I challenge the Tenant to specific exactly which repairs - of the MANY we already addressed - were not repaired or remedied. We have invoices for literally thousands of dollars spent on repairs, mold removal (caused by the Tenant's complete lack of cleaning, to which the mold removal company will attest), and a complete overhaul/replacement of the property's duct work and new furnace unit!
I find this to be a complete waste of time. The Tenant is intent on slandering ABC and apparently, [redacted], as well. It's unfortunate and even ironic that the person making this complaint enjoys complete anonymity for the purpose of protecting him from retaliation, while he uses this public forum for that very purpose. It's also incredible that while the Tenant was only charged roughly 1/5th of the expense we incurred rehabilitating the neglected landscaping, he still believes he's the victim of greedy property managers. This is truly mind-boggling.

Review: We hired [redacted] at ABC Property Management to property manage our rental. We had a year lease with tenants, and they were allowed to move out early breaking their lease. We pay [redacted] every month to manage our property, and we were never given any information that the renters were moving out. She stated "Don't worry, people break their contracts all the time." We have contacted her over 10 times by email, left 5 messages on her cell phone and place of employment. [redacted] is very unprofessional and will not return our phone calls or emails to resolve the situation. We are asking that the terms of our lease be met, or we will be taking the rentor and [redacted] to small claim court.

[redacted] has neglected her duties to her customer and has acted unethical in dealing with a signed agreement. She is friends with the person who rented our house, and will not help us re-coop the money that is owed, or explain to us the process for collecting our money.Desired Settlement: We want to be payed for our month's rent, the damages the renter caused, the gas/water/utility bill

I have managed this property for this owner for over 8 yrs with no complaints. In the 8 years, the owner has collected approximately $80,000-90,000 in income. During the 8 yr rental, the owner spent $500 in overall maintenance/repairs which consisted of a plumbing bill caused by faulty construction, a dishwasher repair and sprinkler turn on/off annually. The tenant resided in the home for 5 yrs and opted to vacate a month early when the owners put the house on the market for sale. She forfeited her deposit per her rental contract.

My office cannot force tenants to stay in a home if they choose to vacate. This is not the first time the owner discussed putting the house up for sale and the tenant advised she would move. I am not friends with the tenant. That is completely false. I never met the tenant before moving into the home. The owner lives 3 or 4 houses away from the property and has never had any complaints regarding the tenancy. The tenant was notified by their mutual friend that they were going to list the home for sale so she turned in her notice to vacate. My office was not even notified by the owner. My office learned of it when she turned in notice to vacate.

The "damages" the owner is complaining of are very minor with the original 8 yr old paint, carpet, etc. Pictures are attached of the damages the owner complained about. You will see a small green spot, a loose outlet cover, a dent in the corner bead of a wall, a door ding in the wall, and two spots on one slat of a plastic window blind. There is also not pictured a stain on the lazy susan in the kitchen and a microwave corner that the glue has come loose. The owner instructed me not to repair anything but to issue her the full deposit payment.

My experiences with this company have not been good. They are the management company for the homeowners association in my area. They were unable to tell me what two ten dollar fees were so I refused to pay them considering I had paid my homeowners fees plus my late fees in full with cash. They said they would remove the 2 fees. Later I got a past due statement for the amount of $20. I called them and they said that it was notated in the account that those should have been waived and that they would take care of it. I will have to wait and see that it is taken care of because so far my experience with them has left me doubtful. I will note that I did curse at the representative and apologized after the call was resolved.

I've been a renter in this specific spot for over a year, we moved into a house that was up for sale so we knew that the house would be shown from time to time, and we would go out of our way to make sure the house was always clean and presentable, we have had problems with our kitchen sink from the day that we moved in, the first time it broke it was fixed within a few days, second time it broke it took a few more days to fix, well the sink went out again a few weeks ago and this time it leaked all the way thru to the ceiling below, I called the property management's emergency number, and the plumber was sent right away, this isn't where the problems lies, after the plumber had finished he told me that it was temporally fixed but I was to use my kitchen sink sparingly until he could fix it right, and that the landlord would call me either later that day or sometime the next, never heard from the management company, I then called the following day, talked to the office assistant, told her what the problem was, and she replied that Stephanie (the person in charge) was busy and she would return my phone call later that day, again never heard back from them, so as my dishes keep piling up due to the fact that I was instructed not to use my kitchen sink except sparingly, I waited a week called the management company back, talked to the assistant who rudely cut me off mid sentence and put me on hold, after a few moments Stephanie gets on the line and asks how she can help me, I reminded her of our situation and then asked why nobody from her office had followed up with me, she then replied that I needed my significant other to call her, when I replied that she was busy at work and that Stephanie needed to talk to me about this situation, Stephanie replied "I am not going to talk to you" and then proceeded to hang up. We have had nothing but problems with ABC Property Management since we moved into this house, things were never fixed after filing our pre move-in damage report. And after reading the rating segment below I wouldn't recommend this company to my worst enemy much less a friend.
