The original request for sprinkler repair was received on July 7, Advantage Arizona Real Estate dispatched a work order to a yard service (*** ***) on the same dayOn July 15th, the tenant contacted our office and said the yard company had not been to the house yetWe contacted
*** on the same dayHe promised to go to the property on July 16th and our work invoice from him indicated he did so. The next contact we received from the tenant was almost one year later, on April 9th, 2015. We dispatched *** for a follow up to the repair he made the previous year. *** reported back that there was another leak in the system in the frontAdvantage Arizona instructed *** to make the necessary repairs to the system. We also instructed *** to trim the trees for the homeownerAccording to our communication with the *** ** ***, there has been no disruption of service at the property.The last communication we had with *** and this tenant was for *** to contact tenant to complete any other repair to the sprinkler system and to trim back the trees. We also shared this information with the tenant by voice mail on April 24th at approximately 11:am, according to our phone records. The tenant also has Godoy's phone number and permission to reach out to him. At this time, we are confident that the repairs will or have been made. From July, to April, there were no other requests for the same repairs from the tenant.If the tenant was having "excess water bills" over a period of time, this would be appropriately addressed if there was a lack of response from our office, which is not the history of our responses. Our office procedures for repairs and the repair history indicates that we did not ignore the request in nor in 2015, nine months laterIt is our goal and commitment to handle repair requests in a timely mannerWe have a maintenance request form online that is monitored daily. Our standard practice for timely dispatch of repairs is consistent and exceeds most "like industry" response time. We encourage all tenants to be proactive in both alerting our office to needed repairs as well as invite their feedback for all phases of our responses and the vendors that we hire for the repairs

Advantage Arizona has been a wonderful company to work with in 2 different aspects of real estate. Property management and sales. We have done purchases, sales and rentals through them. They will handle all of our real estate needs in the Phoenix area.

Wow! Advantage Real Estate & Property Management is the best. They managed our property for 5 years and were always extremely professional, helpful, and responsive. We live in Texas so everything was always done by phone or email. They gave expert advice on everything from lease requirements to how to deal with a difficult tenant.

Because they did such a great job managing the property they were of course our first and only choice to sell the property. Debbie is an expert at her craft. She prepared and staged the home and we had an offer and contract in the first week! Her and Bill held our hand all the way through to close and beyond. If we ever buy in Arizona again I'm gong to have them handle the sale.

I would like to take this opportunity to express my 100% satisfaction with Advantage Arizona Real Estate. It is nice to be able to write a positive review for once instead of complaints. I've been using these guys since 2002, both buying and renting properties in and around the greater Phoenix area. They are always positive and helpful and most of all, completely honest with me.

If you are looking to buy or rent in the Phoenix area, go no further, these guys are a one stop shop.

I cannot tell you how wonderful Advantage Arizona is. I have been a tenant of Shanna and team since 2013 and they are simply the best.

When the property owner of my last property decided to move last minute I told Shanna and Advantage Arizona that I wanted to stay with them so they helped me find a new home inside of a week.

They are quick to communicate and check in. They are kind and so personable. When I was forced to move I didn't care about where I was going, only that I stayed with this group!!!

Been renting from Advantage AZ a few years now. When I eventually move out I will not rent with them again. I live in a planned community with a VERY PROACTIVE HOA. Every COURTESY NOTICE......NOT A FINE, A COURTESY NOTICE gets you a notice from Advantage AZ and a $10 fee for them to "PROCESS" (their words) the HOA notice. I dont need AA sending me another notice, I received the one from the HOA thank you. But its a way to generate income so that's what they do. And it works as during the monsoon season weeds can appear over night. In addition to the $10 "PROCESSING FEE", if you forget that fee they will not take your rent check and will charge you another $45 and additional fees. They WILL NOT WAIVE these fees AFTER the 1st notice. My 1st notice was 3+ years ago so that one time deal has long passed.......FYI, you have been warned. Its your own fault of you sign a lease with Advantage Arizona.

In all fairness to AA, In every other way AA does a good job. Have a issue with something breaking and it is taken care of. "Never invasive and repaired any problems in an extremely timely manner"......YEP. Other than my "Processing fee" AA is easy to deal with........

I think that Advantage Arizona is a very professional Real estate agency. They have beautiful homes to chose from, whether for purchase or rent. The maintenance is always courteous, prompt, and friendly. I would recommend them to everyone.

The house I rented through Advantage ArizonaReal Estate was a dump. The ventilation system was totally polluted, the carpets were filthy and when I requested proof that they had been professionally clean as required at move out they would not provide a receipt to show that the cleaning took place. The floor under the kitchen sink was full of mildew and rotting. The garage walls and floor were filthy. I brought all this to their attention and they kept stating that the "inspector" went through the house and ok'd it for rental. The lease actually contains a clause that "the rental properties are rented in AS IS condition, so RENTER BEWARE. Advantage Arizona Real Estate does not do anything except collect your rent and if you are one day late they are quick to assess a late charge but if you complain about a filthy house you are ignored. During my time as a tenant I constantly was treated like a second class citizen with no rights to expect a decent environment for myself and my children.

Advantage AZ was extremely helpful with finding a new home for my family. They were very quick to replay to my hundreds of questions and the application was processed within hours we new that we were approved. They worked around my schedule which is very demanding and crazy. The whole process was easier and faster because of all their help and expertise. I am very impressed with their service. It was amazing I look forward to working with them the next time I am looking to rent a home.

My family and I rented a home through Advantage Arizona Real Estate & Property Management in 2014 and dealt directly with Shanna Grossman. She was amazing from the very beginning - we were able to get the paperwork and deposits done right away without waiting like we had previously done with other management companies. Whenever we had a service request it was handled immediately!

If you ever have to rent a home make sure you check and see what Advantage Arizona Real Estate & Property Management has available before looking around. Also, if you have a home to rent I highly recommend them also - my experience as a tenant was terrific.

Excellent management

My wife and I had the pleasure of having Shanna at Advantage Arizona Real Estate as our agent to buy our first family home. She was amazing! She maintained an extremely high level of attentiveness and professionalism throughout the entire process. She was always easy to get ahold of and always either had the answer to our questions when we asked them or would have an answer for us the same day. We 100% recommend Shanna and will use her again if we ever sell or buy a house again!!

When my air conditioning went out in the heat of summer on a Sunday, Advantage AZ Real Estate handled it in a timely, professional and pleasant manner. I appreciate their quick response and their handling of the situation. They kept in touch with me throughout the repair and the resolution of reimbursement of the home warranty service fee and the one day's worth of rent for staying in a hotel.

We have been with Advantage AZ for more than 12 years, and find them to be fair and ethical. We work with Donna Paprocki directly, for both purchase, sale, and property management. She is prompt in her responses, helps us navigate property and renter issues with clarity, and she is wonderful to work with. On more than one occasion we've given Donna as a reference when friends or family mentioning they are looking to purchase in Arizona.

Advantage Arizona Real Estate sold my house for me in 1997. Then found a rental house for me to buy and has kept it rented for me for nineteen years. Their service has been exceptional, both in sales and property management.

I have used Advantage Arizona to buy/sell 2 homes and manage 3 rentals for almost 10 years in the Phoenix metro area. They are extremely knowledgeable about the market and easy to deal with. As I am an investor, their turnkey services helped me manage my properties from a distance. I highly recommend!
