Review: I have contacted Advantage Arizona five times to request maintenance/repair of the irrigation system and trimming of trees on the property I lease at this address. The first contact was July 15, 2014 and October 7, 2014. Some of the leaks were fixed but the trees were never trimmed back. I noticed that the drip system has not turned off due to a water valve problem. I was not home when a person fixed some of the leaks. I called Advantage Arizona twice to complain. The leak problem has continued and trees have not been trimmed ever. My water bill from the [redacted] was $220.44 for March which I paid which was more than double my usual bill. A Peoria city employee was on my property today 4/23/15 because they detected a high water usage coming from this property. He told me he read the water meter and the property is using 2 1/2 gallons per minute! He said I could expect a high water bill again this month! He logged the date and time of his visit in his computer and showed me where the main water valve is so I could shut it off to conserve water.Desired Settlement: I want the water leaks fixed and all the trees trimmed on the property (one of which is resting on the tile roof. I also want reimbursement for the excess water bills I have been receiving.

The original request for sprinkler repair was received on July 7, 2014. Advantage Arizona Real Estate dispatched a work order to a yard service ([redacted]) on the same day. On July 15th, the tenant contacted our office and said the yard company had not been to the house yet. We contacted [redacted] on the same day. He promised to go to the property on July 16th and our work invoice from him indicated he did so. The next contact we received from the tenant was almost one year later, on April 9th, 2015. We dispatched [redacted] for a follow up to the repair he made the previous year. [redacted] reported back that there was another leak in the system in the front. Advantage Arizona instructed [redacted] to make the necessary repairs to the system. We also instructed [redacted] to trim the trees for the homeowner. According to our communication with the [redacted], there has been no disruption of service at the property.The last communication we had with [redacted] and this tenant was for [redacted] to contact tenant to complete any other repair to the sprinkler system and to trim back the trees. We also shared this information with the tenant by voice mail on April 24th at approximately 11:29 am, according to our phone records. The tenant also has Godoy's phone number and permission to reach out to him. At this time, we are confident that the repairs will or have been made. From July, 2014 to April, 2015 there were no other requests for the same repairs from the tenant.If the tenant was having "excess water bills" over a period of time, this would be appropriately addressed if there was a lack of response from our office, which is not the history of our responses. Our office procedures for repairs and the repair history indicates that we did not ignore the request in 2014 nor in 2015, nine months later. It is our goal and commitment to handle repair requests in a timely manner. We have a maintenance request form online that is monitored daily. Our standard practice for timely dispatch of repairs is consistent and exceeds most "like industry" response time. We encourage all tenants to be proactive in both alerting our office to needed repairs as well as invite their feedback for all phases of our responses and the vendors that we hire for the repairs.

I have reviewed the response made by the business in reference to complaint ID [redacted], and find that this resolution would be satisfactory to me. The business has performed this action and I will consider this complaint resolved when I'm reimbursed. I expect reimbursement for the excess water bills for March and April 2015 which I received and have document proof.

Advantage Arizona Real Estate sold my house for me in 1997. Then found a rental house for me to buy and has kept it rented for me for nineteen years. Their service has been exceptional, both in sales and property management.

I think that Advantage Arizona is a very professional Real estate agency. They have beautiful homes to chose from, whether for purchase or rent. The maintenance is always courteous, prompt, and friendly. I would recommend them to everyone.

Excellent management

I have only been renting with advantage Arizona property management companyfor one month in already I wish I would have never signed a contract with them. they operate out of a residence and are extremely unorganized. they misplaced our first months rent that we sent in the envelope that they provided for us and charged us an 80 dollar late fee. I found this company on [redacted] and inquired about a property and filled out an application and was accepted for that property. I was informed that they were minor repairs being done to the house and then 3 days before I was to move in I was informed that there was mold and extensive repairs that need to be done to the house and that it would not be ready for me to move in. I had to move in 3 days so I accepted an alternate property and upon arrival found the home to be in terrible condition. holes in the walls, dirty carpet, spider webs everywhere, dead grass and dead landscaping. after reading several negative reviews online I am now very worried about my contract with advantage Arizona. my only hope is that I never need repairs done to the property and then my contract runs out soon so I can seek an alternate property with an alternate company.

Advantage Arizona has been a wonderful company to work with in 2 different aspects of real estate. Property management and sales. We have done purchases, sales and rentals through them. They will handle all of our real estate needs in the Phoenix area.
