Complaint: [redacted] I am rejecting this response because:I am not satisfied with the progress on my contractOnly half of the contracted work was done on Monday.The carport ceiling was satisfactorily installed.Liberty Builders has not replaced damaged vinyl siding on house per contract,and has offered contradicting statements as to when this work will be doneBob Schmueckle stated the siding is in their warehouse, but his siding manager"**", told me siding had to be special ordered, and would take two weeks to be received.No start date was set by Liberty Builders.I will be satisfied once all vinyl siding is correctly replaced Regards, [redacted]

A representative from Liberty Builders met with the customer We are in the process of resolving all of their issues and will have them all resolved to the satisfaction of the customer by next week

On February 22, 2017, the attached letter was sent to these customers explaining that by adding the itemized charges as set out in the hail damage contract and adding to that the amount of the seco9nd (flooring and gutters) contract, they will be able to determine the total amount of the original charges, which, less the payments we have received, leaves the balance due as stated in our previous response In addition, we have advised the customer that we will are willing to complete any unfinished gutter installation provided they contact us to schedule same In addition, copies of the contracts were sent to the customers as well as being attached to this response

Arrangements have been made with the customer and she has advised us that she is satisfied

Liberty Builders of Texas initially entered into a contract with these customers on June 4, 2016, for repairs to their home due to hail damage The contract price was $5, Due the fact that the repairs were covered by insurance, a second contract for the replacement of the customers’ floor and gutters was entered into on that same day The price of the second contract was $7,for a total of $12, To date the customer has paid the sum of $11,leaving a balance of $1, It should be noted that this amount is the same as the customers are claiming is an additional charge for changing flooring materials Either the customer is confused or they are being misleadingWe do sincerely regret any inconvenience these customers experienced as a result of the delays to their floor installation, but those issues were beyond our control The issues with the delay in the floor installation was initially caused by the customers taking approximately weeks to decide on the flooring they wanted to have installed An order was placed for the tiles and tear out began on July 15th It was only then that it was discovered that the tiles were no longer unavailable The customers were advised and requested that they meet with the owner of our company the following Sunday At that time, they selected a new tile The tile was more expensive, but the owner did tell them that Liberty would cover the additional cost, which we have done It was then Liberty discovered that the second choice of the customers were locally unavailable The tiles were ordered but it was discovered that they would have to be shipped In order to minimize the customers’ inconvenience, Liberty sent an employee to Dallas to pick up the tiles Regarding the gutters, feet of gutter and feet of downspouts were installed on the customers’ home on the weekend of August 20th Liberty Builders keeps meticulous records of customer contacts and we have no record of any customer complaint about the guttersIt should be noted that these customers have been billed for their balance of $1,since September of and it was not until they were advised on January 19, 2017, that we had no choice but to turn their account over for collection if it remained unpaid

The owner of Liberty Builders of Texas personally met with this customer Even though the roof was not a part of our contract with this customer, we have agreed to replace the section of the roof causing the rotted wood issues at our cost The customer has advised us that she is satisfied with this resolution

On August 22, 2016, Liberty Builders of Texas met with Ms [redacted] in our offices At that meeting, Liberty Builders of Texas agreed to either, at Ms [redacted] discretion, make the repairs/corrections to her roof or pay for the services of an independent roofer The details of that understanding are set our in the attached letter

A meeting between the customers, the owner of Liberty Builders of Texas and an inspector for the City of Texas Code Compliance Department was had on June 14, All issues between Liberty Builders of Texas and these customers were resolved at the meeting We believe that the customers are now satisfied and all issues have been resolved

The Revdex.com complaint of Mr [redacted] was received by Liberty Builders on September 14, Immediately upon receipt of the complaint, a representative of our company met with Mr [redacted] regarding the leaking patio cover The representative was able to repair the leak which we believe was done to the customer’s satisfaction On September 19, 2016, another representative of Liberty Builders met with Mr [redacted] and inspected the concrete slab He determined that the slab was in need of repair and made arrangements with Mr [redacted] to schedule the repair Liberty Builders will use it best efforts to complete the repair to the customer’s satisfaction All of the above are or will be completed at no charge to the customer Liberty Builders reserves the right to update this response after the completion of the repairs to Mr [redacted] patio cover and concrete slab have been completed

The owner of our company has met with the customer and a schedule for the completion of the job was agreed to by the customer Subject to the satisfactory compliance of the project pursuant to the time frame, the customer is satisfied

RE: Complaint #***/Complainant: *** *** Our customer, Ms*** *** entered into a contract with Liberty Builders of Texas on April 30, 2015, a copy of which is attached. The Contract was for labor and materials to be provided to her at her residence located at ***
*** ***, Converse, Texas. A print-out from the Bexar County Appraisal District reflecting that Ms*** is the sole owner of the property is also attached. The company representative on this particular job was our sales manager, Mr*** ***. The customer, since the job was completed, has stated to the company on several occasions that the job is fine, however, Mr*** ***, who is not a party to the contract has filed this dispute. Liberty Builders has never had any business relationship with Mr*** and he is not our customerVarious matters were discussed at the initial meeting between Mr*** and the customer, including the possibility of stone columns on her patio cover (not deck). At that meeting, the customer was advised that, if she wanted to wrap the columns in stone, because there is such a variation in costs of wrapping columns in stone, the company would quote her a price on stone columns once the structure was up. At that time the company would have our concrete installer come to the property to give an estimate to Liberty which, of course, would vary with the type of stone or brick picked by the customer, the height of the columns, etc. After the job was completed Mr*** ***, president of Liberty Builders, met with the customer and advised her that the cost of wrapping the columns in stone would be $per column. The customer replied that it was fine like it was and that she could not afford that expense. During the same meeting, the customer noted that there was concrete splashed on the siding. A work order was immediately issued. The concrete installer contacted Ms*** who stated everything was fine. The first time Liberty Builders heard of any complaint regarding the columns was when this complaint was filed with the Revdex.com. The slab was poured on approximately June 8, 2015; the patio cover installed on approximately July 8, 2015, and the ceiling fans installed on approximately July 16, 2015, thus completing the job. Mrs*** signed completion statements indicating that she was satisfied with all of the work, copies of which are attached. On August 28, 2015, the company project supervisor went to the *** residence to do a final walk-thru. The customer was not present, but the supervisor took photographs of the completed project which are also attached Mr*** has also complained about debris on the sidingWe can only assume that he is referring to what appears to be a stain on the siding and back door. Fortunately, photographs were also taken on May 19, 2015, before the project was started. The photograph of the rear of the home, a copy of which is attached, clearly shows the stain present, making it obvious that Mr***’s allegation is fabricated It should be noted that this is not the first time that Mr*** has made outrageous claims and demands. From the very beginning, Mr*** complained that the job was not being done quickly enough. He did not care that the delays were due to the extremely wet spring experienced in the San Antonio areaIt has always been the policy of Liberty Builders to seek full customer satisfaction, so, on order to appease Mr***, the company added a 10’X 6’ slab for a “barbecue pit area” at no charge to the customer. After the project was completed, he also claimed that Mr*** promised him that Liberty Builders would do some fence work as part of the job. Again, there is nothing in the contract to reflect such an agreement and we categorically deny this as well as the other allegations in the complaint, however, using our “customer is always right philosophy”, the fence work was done without charge to the customerThe issue about the stone columns was never raised until January, 2016, when Mr*** began sending text messages to Mr***, threatening lawsuits without even stating what his complaint was about. When Mr*** attempted to contact him via text and telephone calls to determine what the issue was, but he refused to respond. The first time Liberty Builders has heard that Mr*** had a complaint about the stone columns was in his complaint to the Revdex.comIt is the position of Liberty Builders of Texas that the Complaint of Mr*** *** is unfounded in all regards. Mr*** was not and never has been a customer of Liberty Builders. The project contracted for by Ms*** was completed as per the contract and to the written satisfaction of the customer, with further work being done without charge to the customer. The written contract, before and after photographs, and the completion certificates signed by the customer clearly and convincingly show that Liberty Builders of Texas has done nothing wrong in this situation. Even with our policy of customer satisfaction, at some point a line must be drawn. We stand on the fact that Liberty Builders of Texas is free from any and all wrongdoing

TThis is written in response to the complaint of Ms*** ***. Although Ms*** does not mention it, this complaint of Ms*** is in regard to a claim for warranty repairs to the gutter system installed at her home at *** *** ***, San Antonio, Texas, in 2007. On April
12, 2016, the San Antonio area was hit by a large hailstorm causing damage to thousands of homes, hers being among them. Ms*** contacted our office sometime in May to obtain an estimate for the repair of her damaged gutters. We attempted on several occasions to contact her property manager to obtain permission to inspect the property, but were told she was out on vacation. On June 17, 2016, a representative did finally go to the property to inspect the damage. The representative advised Ms*** that the gutter repair was NOT covered under warranty for two (2) reasons (you will note that USAA was her homeowners insurance company which had done an inspection for damages caused by the hailstorm and found that the gutters had been damaged in the storm). First the warranty was for five (5) years and had expired in 2012. Secondly, the damage to her gutters was caused by the hailstorm and would not have been covered under her warranty as the damage was due to weather (an Act of God), not defective workmanship or materials. Ms*** was apparently unhappy with the response and began calling our office. A second representative was sent out to meet with her. He again advised her that the damages were not covered under her warranty. Apparently still unhappy with the response, Ms*** contacted our office on or occasions and each time spoke with our production manager, MrGary Schmueckle. MrSchmueckle advised her each time that the damage was not covered under her warranty Ms*** apparently continues to refuse to accept this fact. She has never contacted our office and attempted to schedule an appointment to enter into a contract for the repair, always maintaining that it should be covered under her warranty. While we would like to help Ms***, given the overflow of hail damage customers, we simply do not have the time or manpower to simply give estimates when it is apparent the customer is seeking something for free (in addition, she has an “estimate” from her insurance company). In summary, Ms*** has been advised on to occasions that the damage is not covered under her warranty and the reason that is so. While we regret the misunderstanding, Liberty Builders cannot simply give in to every unjustified complaint made to the Revdex.com. ell us why here

Please provide the detailed invoice for the roof work for extra cost. The business never contacted us regarding this extra cost for the roof other than this simple attached letter. I am surprised. 2. Liberty Builders of Texas commented that we never gave any complaint regarding the gutters. I have the proof for that. Also during September we contacted regarding the gutters to  San Antonio Credit Union (SACU) Bank, bank personnel also contacted the Liberty Builders of Texas. I talked to the bank, SACU also has proof. [redacted] from Liberty Builders  along with another person came to our house to resolve the problem. We discussed and finally agreed to complete the gutters. The gutters person also contacted me and fixed a time to do the job. Later he never turned up.Sincerely
