This complaint involves Garden Pointe Apartments in Seattle, which is under direct management of/by Allied ResidentialA final inspection was conducted on October 2, with assistance from Jammie Hampton who took possession of the leased keys, after the resident cleared of all personal property at *** ** *** ** *** ***  All obligations under the lease agreement were fulfilled by the resident with a signature verification by Tammy E***As of today's date November 14, 2017, the release of the final deposit has not been releasedWe have been told on several occasions that the funds have been mailed outAs of today, after several attempts, Tammy made claims as to why the funds have not been releaseFor example, the Post office lost it, she has not been to the office to retrieve the funds, all her helpers are on drugs and have not been to work, leaving her all alone, and she has too many people moving out, leaving her little time to address her contract oblig

Allied Residential has blatantly misled meThey are advertising their facility (*** *** ***) as 'smoke free' when in fact it is notSmoking of Tobacco and Marijuana is allowed by Allied Residential which they do not disclose to consumers up frontThe building smells of second hand smokeI have a long documented history with migraine headaches and second hand smoke has caused me more migraines than I usually get

I moved to downtown Tacoma building last yearI was happy about the price and that water,sewer and garbage was includedI didn't like that there was no free parking(downtown Tacoma location)But I also just ended my leaseI am month to month sorta and am looking at other Allied Residential properties to live atI've lived at other apartment communties, some with more amenitiesBut they have lots of feesFinding a place that pays for utilites helps to save moneyFor real! Tacoma utilities even put me on a budget planMy light bill was not even that muchI hope the next place takes care of me the sameI just want more amenities and larger floor plansOHHH! and a dishwasher would be nice to!! All in allThe manager says I usually would get my deposit backIm hoping that process is smooth sailing!!!!

On March 13, 2017, Ken B*** -- the sales consultant didn't tell me about Asbestos being present in the apartment He refused to print out the lease for me to readI just moved to Seattle and didn't have access to a working computer so I couldn't access the lease online He insisted that he will click my consent on the lease's pages without giving me a chance to read it on his computer
I asked him specifically if there was anything I should know about in the lease that was out of the ordinary He said "no." When he showed me the apartment, I noticed that there were cracks on the ceiling and I asked him about themHe said that their maintenance workers will patch them up Later on, when I went back to read the lease -- page disclosed that there is asbestos in "sprayacoustical ceiling material in the apartment

Laundry room closed they didn't notify the tenantsI was told it was fixed and when I got home it was still not fixed for another daysMy porch has been pooling water for over a year which leaks into the apartment and I am sure has ruined the carpet and caused moldSliding glass door doesn't lock and hasn't in over a yearDishwasher was finally fixed after a year of being brokenThey sent me an email at 2pm saying my dog was barking and that they were going to call the policeI have put in work orders multiple times for all of these issues and rarely does anyone comeOne time someone did come, didn't knock and walked in on me naked Another time I got a call at work because the person who was going to fix my light was afraid of dogs and was asking me to come put him in another room so they could work on my apartmentThey have ignored my emails for over a week nowI called their office and never received a call backWill be looking for a new apartment not owned by Allied Residential

Allied Residential is property management for Raintree Village apts located at 132nd St SW, Everett, WA Current management has no concerns for Tenant issues or safety issues at the location Management is discriminating against tenants; does not communicate about any issues that are brought to their attention Tenants have made written and verbal requests for issues to be fixed or replaced, management gives excuses w/no actions and has no concern for tenants well beingThis business does not deserve any star ratings, however since I must enter a rating I would say they deserve maybe of a star

I was given MrGreg A*** name and contact information as he is President of Allied and in charge of staff at Samm ApartmentsI contacted him on Nov30th After a lengthy conversation was told this was first knowledge of situation(Keil C*** assured me he would talk to top person, this is Mr A***)He then said he would get back to me the first of next week after talking with Samm staffAfter messages left to MrA*** as of December 10th, 2018, he has not returned one call to meI'am a small business owner myself and would never conduct business in this way, given the severity of the complaints at hand he should have responded

Complaint: ***I am rejecting this response because:
First, in their attempt to respond to this complaint the property inadvertently contacted me with questions to respond because they are not able to read or comprehend written documents
Furthermore, they are stating that the problem arose from lack of communication on our endThe issue with this is that we were never advised that we could not have two vehicles on the property until the lease was signedTheir agent knew that both roommates were from out of state and would be arriving separatelyShe emailed us both asking for our vehicle information and we responded with information on TWO carsThis may not be acknowledged by the property but I am positive that it happened because the lease contains tag information from one email, with the year make and model of the other roommates car that was sent in a separate emailTHIS WOULD HAVE BEEN A PERFECT TIME TO ADVISE the roommates that the property policy is one vehicle per unit, however this was never done
On top of all of this, the property manager has confirmed at this time that she does have approval of a potential resolution and is withholding itThis is CLEARLY a communication problem on their end and they are not sharing what it isThe property manager wants to make it seem like that their lease is clear, but it is absolutely notThey are instituting these policies to try and protect themselves, but at the end of they day, they have failed to uphold their contractual obligations
I'm not sure what the communication between Allied Residential - who is over this property, and our property manager was, but I can guarantee that they would not have already told us that we could exit our lease if they thought it was something that they could enforce
Outside of this, I have been reviewing other complaints submitted on the property and there is another review on yelp that shows another resident who is in a similar situationI would call this a trend which shows that the property has failed the COMMUNICATE with their residentsI will be reviewing other options to continue my pursuit of an amicable resolution

We signed a lease for a two bedroom/two bath apartment expecting two parking spacesThe lease we signed even includes that "All vehicles must be registered in the management officeA maximum of vehicles per apartment will be allowed to park on the premises, only if parking is available"One roommate moved in before the other and signed an addendum that includes the year make and model of their vehicle, but that does not restrict the number of parking spaces availableUpon request for a 2nd parking space upon the 2nd roommates arrival, we are now being informed that there is only one space available per apartmentWe have been informed that our option for two spaces is to purchase a garage for an additional monthly fee, but that we would also relinquish our right to a parking decal that is used to control parking in the regular portion of the lotThe lease wording is not specific as to the policies and procedures that "Avana Trails" may have, however we never signed an agreement

Terrible business! Most places give you a thirty day notice before they try to increase the rent!! This place does not! Miranda the manager told me they don't send out noticesThen said it was my fault for not calling to askWhen I asked who was responsible for sending out the notices, Tami one of the leasing agents refused to answer my question! And threatened to hang up on me because I asked her to answer meVery disrespectful, unprofessional bunch of womenMaintenance is lacking as wellRecently put in two requests and only one got taken care but they sent a notification saying both jobs were completeI've been trying to get out of this place since my first month hereThey refused to let me out of the lease! I DO NOT RECOMMEND!!! PLEASE GO SOMEWHERE ELSE!!!!

This is serving as a formal request to refund the $security deposit as termed in an email I received from Teresa K*** on August 16, 2018, a *** *** employeeBased on the terms listed on *** ***’s website there is no mention that the security fee is non-refundableI was unable to accept residence at *** *** due to a rapid and non verbal change in the required monthly rent, I was not informed of the change until I spoke with Heidi S*** on August 25, At that time, she informed me of a less expensive unit at *** ***, but it would not be ready until September 15, Heidi and I spoke on August 29, at that time I informed her that since I needed residence on Saturday September 1, I would call her if I still needed the apartment

I wanted to respond first by saying I am sorry to hear that one of our valued residents are not satisfied with their experience here at Avana Trails but appreciate the opportunity to have your support in resolving the complaint. We had been working with the residents to resolve
the parking issues and had thought we had a resolution of them purchasing a garage. One of the roommates (***) had come in and spoke with my leasing specialist on 3/2/saying they wanted to add a garage to their lease and would get back to us. I had our leasing specialist follow up with *** that afternoon to let them know we would hold it hours but needed them to come in fill out the addendum, pay the fee and return the permit sticker they previously received. It was only after that I received the email from your organization that they had the same day entered the complaint
To offer background, they lease from out of area on line. *** arrived a few weeks prior to ***. When the lease was created and signed the lease shows a Mazda as the vehicle per the lease issued a permit and authorized to park on the property in open parking. Because *** arrived first we gave all the items we issue to the resident at move in to him including the permit. Sammi our leasing specialist who leased to them and moved them hand documented that she have the permit to *** and noted his vehicle. But the permit was to go to the Mazda once *** arrived. That was not communicated between the roommates
We contacted the residents to let them know that per the lease we only allow the Mazda to be parked on the property. I did explain the parking policy and gave both residents additional copies pointing out our lease showing the Mazda as the authorized vehicle and that the Fand motorcycle would need to be parked off site. Both *** and *** do not agree with the interpretation of our lease. I sent our lease to our attorney for review and although the residents do not believe it reflects clearly our policies our attorney said that it is clear the vehicle of record and permitted.
I offered the resident as mentioned above to lease a garage at an additional $per month because our policies/lease do not allow for permitted vehicles in open parking because we simply do not have any extra to offer per our open parking number of spaces. With a garage they automatically get spaces. They park one in the garage and one tandem in front of the garage. *** responded saying that will not work as a resolution for them
They are unhappy with the parking of one vehicle per household on site policy and do not believe our lease upholds the policy. They do not want the garage and I cannot offer an open parking space we simply do not have so I asked them to please put in writing a resolution that will work for them that is something other than a free extra open space or garage. *** wrote a response with their request/demand on 3/9/16. I asked via email and copied both *** and *** if *** can please confirm that *** speaks for both of them. I followed up today again requesting the confirmation from ***. She has yet to reply. I did go ahead and send my VP *** request/demand to be released and fully refunded all expenses they paid to apply and move in. I am waiting for *** to respond and then to get a hopeful resolution worked out with our residents. I have tried everything we have to offer but nothing we have to offer will work for them. I hope it does not lead to them moving that would be heartbreaking but I will follow up as soon as we hear back from *** and can discuss with them collectively

We had a bad experience with Southwood Apartments in Burien, WA which is under Allied Residential managementFirst of all and more upsetting, they sent us to collection agency without contacting usThey took $for for deposit, but in lease it was $written (corrected after we showed copy of check from bank)We got move out audit sheet from collection agencyAfter we refused to contact to collection agency and few contacts with Southwood Apartment, we got a revised move out audit sheet with absolutely different and contradictory chargesWe went to Allied Residential office in Renton and spoke to Mathew A***We got a letter from collection agency that we don't need to pay anything to them, but we didn't receive rest of our money from security deposit (about $220)

The staff of *** *** *** have been made aware of the current issues with the exterior locksWe are currently in the process of finding a solution to this issueWe have contacted several companies to get prices on a new locking system for all of the buildings on the property.
Unfortunately because this is a large expense, it can take more time than desired.We have spoken to several residents regarding the situation, allowed them to express their concerns and have told them the same thingThe residents have also been advised to contact the police department and our afterhours courtesy patrol to report suspicious or unlawful behaviorWe understand the residents’ concerns when it comes to the security of thebuildings and we are doing what we can within our means to resolve the concernsWe have increased Security Patrol services at the property. Additionally, the office staff has arranged a Community Meeting with the Security Patrol service provider and invited the residents to attend so that we can further discuss the security issues on the propertyThe request for a rent reduction is denied. Horrible current conditions given our longtime maintenance Man of years suddenly quit due to Allied taking over on 01/01/@ *** *** *** that belong to the *** *** ***None of them get back to tenants and Dana, the current Manager is a bully and does not make amenities like pool accessible to residents and lies using reasons like that nobody is there on weekends, so therefore locks us out, as well as cabanaAlso there is no maintenance taking place as far as proper pool services and treatment! I bought myself *** strips that measure separate water conditions and they all are not acceptable, especially Ph and chlorine levelsI checked with a couple of sources that confirmed it! Manager lives on premises and made it clear to not be disturbed ! We have a Security patrol that is not always available and does not always show up when called, and calls go to Dry rot and stairways in horrible shape, garbage not picked up, rats running about, emergency alley barricaded and off limits since last November! I Have lived here for five years, and this is not acceptable anymore! We need proper daily maintenance and manager that cares! Currently they just do damage control, pretending to clean, but nobody really does! I can’t even give them a starTerrible company!

I'm sorry to hear you had a poor experience moving out of Sancerre Apartments, we do our very best to provide the best customer service we can and understand that sometimes there are miscommunications the prevent us from doing soWhen moving out of your home we must get the
unit ready for the next resident, and will need to provide cleaning services if necessary to have the unit released and meet our expectationsUnfortunately, we are not always able accept the unit after a vacating residents cleans; though the resident may have made their best efforts to return the unit in excellent condition
After moving out, it is a standard practice to hire a collection company to provide services for the managing company to collect due paymentHowever, I understand your concern about receiving a notice that payments are in collectionHowever, you will have approximately from moving out to remit due payment to the collection agency and avoid having any marks on your credit reportAfter such time, that is when you would see this show up on credit reports.

Allied residential property management are the worst managers ever!! no matter what you do! they will not allow it!! They have the most ridiculous rules and regulations we have ever heard of in a property management company!!!

Management emailed today 3/16/16 at approximately 3:30pm an offer to release the residents of their lease obligation without penalty if mutually accepted and provided to management.  Management also agreed if mutually accepted to credit the initial move in fees totaling $630 upon move out.  We are at this time awaiting their response.  Our intent is to continue to offer solutions that will make their experience better and endeavor to resolve their dispute in an amicable way.
