Alpine Property Management handles all maintenance issues promptly and completely.  However, unless it is an emergency (no hot water, no water, no heat in the winter months), we will not complete non-emergency maintenance if the tenant owes back rent.
At the three dates listed in Ms. [redacted]...

write-up, she owed back rent.  Every time she would call, our maintenance coordinator would tell her to get caught up on rent, then we would happily make the necessary repairs to her AC.
Here is a breakdown of the amounts owed at each contact point:
6/17/14:  Owed $713.00
6/27/14:  Owed $713.00
7/18/14:  Owed $713.00
Also, it is important to note that Ms. [redacted] currently owes $713.00 in back rent.

No one has ever told me to catch up on rent before things would be done that's why I held out on my rent, due to things were not being fixed. I have all emails that I have sent and the response about the repairs and nothing about rent unless I mentioned it. I learned early on that word of mouth is nothing but when you have it in writing it makes things better. My rent was paid up to date for August and that was the hottest month of the summer and no one fixed. Yes they came to look and that was all and an email that I was included in states to tell someone the problem and there has been nothing everything since.  I mean I put in work order request back in Jan 2014 and they didn't get fixed until June 2014 and I have the emails to prove that as well. I have never been a problem tenant.  Yes people fall short sometimes, and things might get paid late but I have always paid my rent no matter if late or on time it was paid and with late fees as well. But if im a paying tenant then why can't I get treat like that. So not that I have paid for September because of this and my furaence is completely installed wrong. Now it getting cold not sure if works but what then.

Dear Revdex.com,After the tenant moved out in late July 2014, we put together a scope of work for the property to get it back to "rent-ready" condition for the next tenant.  This was completed in early August 2014.  The amount of work needed was $2,330.00.  The tenant's security deposit paid...

was only $350.  As you can see in the attached scope of work, there are several items that exceed "normal wear and tear".  For example, trash haul, replacing several mini blinds, repairing drywall where needed, replace and cleaning carpets in several rooms, replace torn vinyl flooring in bathroom (see "Bathroom" picture), etc.Additionally, as you can see in the "Bathroom" picture, the tenant painted the walls a "blue" color.  Section 18 of the tenant's signed lease states:"Tenants may not remodel or paint or structurally change, nor remove any fixture there from without written permission from Management."The tenant never received permission from Alpine Property Management to paint any rooms in the home.  The owner had to spend money painting those walls back to a neutral color suitable for the next tenant.Based on the damages done to the property that exceeded "normal wear and tear" and the Security Deposit amount ($350), the tenant does not qualify to receive any or all of her Security Deposit back.Sincerely,Alpine Property Management
