At pm our tenant at ground floor told us that water was leaking from the ceiling
Call ACM and they said dispute is between 2nd floor and usCalled 2nd floor and they said their unit is leaking as well from the ceilingCalled ACM and said to resolve dispute between 2nd and 3rd floor unitCalled 3rd floor unit and found out the unit is also leaking from ceilingIssue is from leaking pipe on the roofTold ACMProperty manager did not want to call back but relayed a message that roofers were being dispatched in the morning and to wait while our furnace and heating system was turned off to not have a short circuit and bathrooms being flooded and floor being wet
I am not sure if ACM has the resources to handle emergency property damage after hoursAdvice given is to call fire dept and ask them to shut off the waterNo one is in charge at ACM It's 10:am still nothing resolved and property manager is afraid to call backIf you are an associations please do not engage on these folks

This organization is the homeowner's association in my mother's townhome community, The *** She moved out for about a year during which time she has a renter and completed the paperwork for having a renter The renters moved out in December of and she moved back in in January of Since that time they have continued to fine her as if she was to complete paperwork for having a renter We notified the association of the change but they continued to fine her $per month I attended a board meeting on her behalf and submitted documentation that she was paying utilities, yet they would not reverse the charged and hired a lawyer to threaten her She is selling and now because of their indifference or perhaps intentional wrong doing, they are going to receive funds at closing that do not belong to them They should not have an A+ rating as they do not return calls or assist with correction of errors on their part As she is on hospice, she recently moved out and is se

I received a notice in November stating that my account would be sent to collections if I did not pay HOA fees that were due in July within daysI moved here in May and have never received a HOA fee payment request by mail, email, or any other method so naturally it had just slipped my mindI have however received mailed notices of late payments so I know they have my correct addressI decided it would be best to set up a direct deposit with them to avoid future late fees due to the fact I never received payment requestsI reached out to neighbors to ask them if they had received their HOA fee payment requests and all of them said no and most of them also had late fees or had their account sent to collectionsI emailed ACM in November to let them know once again that I was not receiving these statements and to also inform them of my paymentIn this email I requested the late fee to be removed as I didn't think I should be charged one when I never received a payment requestACM responded that my dispute would be handled at the next board meeting - which was not yet scheduled & all of the board meetings in were cancelledAt this time ACM failed to inform me that my payment was not debited for the July HOA fee and that my account would only be direct debited for payments going forward in the future (such as January 2018)ACM made no additional effort to contact me about my late duesThey could have tried to call me or send me an emailIn December I received a letter from a collections law firm demanding paymentI was confused why because I thought I had submitted the payment in November, the day I received the late noticeSo rather than ACM making a phone call or email to me to inquire if something was wrong, and despite my email to them indicating I set up direct deposit with them, they just sent my account to collectionsI am in the process of paying lawyer fees to settle my debtI am upset that ACM fails to send out HOA fee payment requests to myself and the communityACM made no attempt to contact me via other means they had at their disposal before sending my account to collections (they did have my phone number and email) The fact that they even sent my account to a collections attorneyGetting a collection agency involved was completely unnecessaryAfter complaining to ACM and the collection agency, ACM refuses to drop the charges stating that all homeowners receive semiannual HOA fee payment requests - not trueEven more disappointing is the potential damage this may have to my credit scoresI have never had a late payment to any credit card, mortgage (who sends payment coupons to remind you) or medical billThis is highly upsetting

constrution on parking lot has ceases for weeks still taking up spaces We pay a large HOA fee and nothing is upkept tennis court and basketball courts ruined fenves down, wires poking out dangerous to go by the "gym" we all pay for is out dated, broken, leaking, and dangerous called three times about leaks in pipe, no one came to fix it absolutely no upkept to the building or its property why are we paying over a month just in fees? everything included is dangerous to be around all owners and renters are unhappy

I give this company absolutely no starsWe just moved from a property that they managed in another suburb and the experience was horrible to say the leastConstant back and forth on who had to fix what in common areasWe move to a new community to accommodate my handicap as I have become part of the walker/wheelchair brigadeWe thought this was perfect as the unit is f=ground levelWhen we signed our lease, it was on the lease that ACM was the management companyMy landlord told me that they had just taken over from the previous company for poor performanceI told him this company was not much better and I was proven right immediately upon moon May 4th of The building has hard wired smoke/fire alarms and the wouldn't stop beepingMaintenance only knocked on the door and told me to call my landlord after he reconnected the alarms and they again started beeping in less than minutesMy landlord made a special trip today to address this issue with the office before leaving town for the weekendNeedless to say their response was to send the same incompetent maintenance man who said my landlord had to fix itI confess I yelled at him telling him no it was their responsibility and my landlord told them to fix itI have emailed them and they have one half hour now to respond before I contact the fire inspector in our villageThey also are in violation of the American Disabilities Act with no handicapped parkingThis company is a joke and should be out of business!

I'd give them zero stars if it was an option Terrible, horrible, worst No responses to critical issues There are too many examples to list, but I assure you if ACM had the audacity to challenge this review, I could easily go public with all of my documented outreaches that were unresolved and/or ignored
Do not pay this company to manage your property They will charm you with lies during the courting phase, but will not stand up to their promises or your expectations Save yourself a tremendous amount of aggravation and KEEP LOOKING This company doesn't deserve you or your money
ACM, please spare us all from your disingenuous apologies Any readers buying your bs may unfortunately just have to learn the hard way For the rest of us, though, save it Stop insulting our intelligence Better yet, maybe try to actually manage properties and not just sales With you it all ended at the contract Despicable

as how the Association is being
managed. Please keep in mind that the Association does have limited financial
resources and the board is making decisions to what type of work and where
those resources should be spent. The
same holds true for violation and rule enforcement within the communityIf you
disagree with how the community is being managed or the direction it is heading,
I would definitely encourage you to consider running for the board and making a
positive impact. ACM may or may not be the right company for

I've been in contact with numerous people(Chanel, Jessica, Gabe, April, Victoria, just to name a few) from customer care at ACM since October of about a hole in my balcony ceiling, it is now February of and nothing has been done about it ACM and the property manager (Michelle) blames the delay on the developer company because they supposedly had not been able to reach the vendor to come out and inspect the problem I did some *** looked up the developer, found phone numbers, and was able to reach the vendor without problem and set up an appointment MYSELF with no help from ACM It literally took me minutes to do something that has been taking them half a year The developer informed me that he has not received word from ACM on this problem since they closed out my maintenance request in January and marked it as completedSo all this time that I have been waiting for a solution is due to ACM being delinquent

A few days ago my association turned off the heat and gas for a couple of daysProbably they were fixing somethingLater they turned on the gas but it looks like the heat wasn't turned offIt is freezing in my apartment and the heat doesn't work in any of the roomsI contacted the management company many times but no one is helping meAt first they said that the heat was turned on last Friday, then I was advised that it was turned on this TuesdayHowever, I'm still without heat and it looks like they are not aware if the heat is onAlso I talked to several people and exchanged emails and was told that the person responsible for my case was busy and that she would call me backNo one called methen someone called and said that the technician would come today within two hours to check the pipes but no one showed upI'm without heat for more than a week already

At some point this past fall/winter someone at ACM changed the address the company had on record for me without my knowledge or approval Whether this was done in error or deliberately, I do not know, and no one can tell me how it happened Regardless, as a result of this, all the mail ACM sent to me was sent to an invalid address and returned back to the company They failed to inform me that my association dues had increased or send me pay stubs I could use to send my payments ACM made no additional effort to contact me about my dues They could have tried to call me or send me an email After some time of receiving nothing from the company, I sent an email to inquire if there was an issue, and that's when I learned that they had changed the address, and the mail intended for me was being returned I updated my information with them, and prepared to send my overdue payments Before the payments could be sent, I received a letter from a collections law firm demanding payment So rather than looking into why mail being sent was returned, rather than making a phone call or email to me to inquire if something was wrong, they just sent my account to collections I then had to go through the trouble of arranging a certified check and pay lawyer fees to settle my debt I am upset that the company changed my address without my knowledge or approval, upon having mail returned, the company made no further attempt to contact me via other means they had at their disposal (they did have my correct phone and email), they sent my account to a collections attorney When I reached out to the customer support, they made no mention that my account was being referred either Getting a collection agency involved was completely unnecessary After complaining to ACM and the collection agency, ACM had the agency close the case However I still owe the legal fees (all for them to simply send a certified letter to my correct address), which I am about to reluctantly pay Even more disappointing is the potential damage that may be done to my credit scores from this

Many residents have complained to management company including city of Aurora about pot holesThe city replied they will only fix area that was caused by water leakThere are so many deep holes that you have to drive around the holes just to get out of the areaThis will cause many residents to have tire damage if not repaired soonThe handicap parking in all buildings of them have parking permit at entrance and *** building does notWe have requested parking permit spaces in vistors area and also the permit signed to be moved at entrance door at *** *** *** *** building spacesComplaint as also been filed with Illinois Attorney General Office Disability ActWe are also demanding the carpet in building *** be cleaned because of dog fecus & dog urnine in carpet and solied spots many stains, halls & laundry room not properly cleanedWe are a party with a contract agreement with this management companyThe board President *** *** has fail

I receive a letter dated from my association stating that I have to pay excess water usage charges from 10.31.15-along with copies of village of streamwood water bills included, which do not reflect my unit's usage, it only shows how much water units A through D in our building have usedWhen I purchased this unit, I was advised that water is included in my association feeI tried to resolve the issue with their customer service and the manager, but no luck, as alwaysI'm extremely disappointed not only that they try to make extra money on me, but they bill retroactively, also poor customer service skillsI was advised that maintenance guy will need to inspect the unit for leakageNonsense! How can he inspect for retroactive activity! The air conditioning in the building at runaway bay has not worked properly since July of As of June 27th the building has beenWithout a.ctenants are receiving the run around We are told they are working on it I have numerous emails, and phone records proving that the air conditioning has not worked correctly since they turned it on this summer! Myself and MANY other residents have gone to the office yo complain, have called the emergency number, and have even resorted to calling the village! This is unacceptable Not sure what the hold up is, not sure if the *** company they have been using, Allied, is competent or if they are just trying to cut corners and save money by leaving an entire building without a.c we have residents sleeping in their cars! This is not the first time I have had to resort to calling the village or contacting the Revdex.com to get results

As you know it is winter in Chicago and has snowed the last few days This incompetent management company had failed to provied snow plowing or salting many neighbors are older and have trouble walking, some handicaped, or even medically experiencing trouble currently, making it much more diffcult to walk My wife the other day fell on her knee on to the rocks in the parking lot and this required a trip to the emergency room Its hazardasous just taking the trash out or walking to the cars There is no excuse for the lack of care for this vast management company to its residence who are paying a large homeowners association fee for what seems like a scam We benefit very little for paying over dollars in fees a month this is more than our mortgage a month honestly the "gym" is outdated and hazardous, the piping and vents within the building are also leaking and outdated many of us residence get together and complain often and yet nothing has changed I do not believe

This company is the absolute worst to deal with when it comes to getting something fixed for a homeownerThere is a lot of pointing fingers as to who is to blame for the job not getting done and yet they consistently still do not get the job doneThey have so many excuses as to why this hasn't been done and love to throw everyone else under the bus except themselves but still minimal actions get takenThey blame the vendors or state someone was waiting for me to get back to them, all accusationsI have had a roof leak since before Halloween of The leak was reported to ACM before 10/by Mark the owner of *** ***ACM took over our property on 11/1/11/I emailed ACM as I had heard nothing from anyone, so I emailed them regarding the work order that was supposedly issued as well as a name change I had requested11/- they responded only to the name change portion of the email so I responded back requesting the information about the work order for the leaking roof on the same day11/I got the following response: This email will confirm that a work order has been entered for roofThe work order number is * ***Please allow time for the vendor to have this work completedIf this is considered an emergency work order, the vendor has been notified accordingly and will be out there ASAPIf this work order is seasonal or may require parts, etc., please be advised that it may take time accordingly to complete itIf you should have any further questions, please feel free to contact me again, or call Customer Care at 1-*** Monday through Friday from 7am to 7pmOne of our representatives will be happy to help you11/- sent the following response: I am hoping to have this done sooner then laterThe roof has leaked to ceiling and wall and there are bubbles on both nowI do not want standing water to create mold and especially with it being in my kids roomThis is the 5th time I have had roof issues and the 5th time I am having to get drywall done in my condoCan you please let me know what roofing company will be doing this and when I can expect them?

11/28/- Since then I have sent more emails and heard nothingMark just reached out to me via phone and he stated he did not even know a work order was createdHe stated he only got assigned the property on 11/17/and this must have gotten lost in the mix up He finally found it on the bottom of the stack and does not know what is going on with itHe is going to look in to as wellFinally in early December I was able to get a scheduled appointment with a vendor to come look at everything on 12/22/from 8am-12pmAt 11:I called the vendor and they stated they did not have anything scheduledOn 12/23/they came out, looked at the issue and stated they already knew what needed to be fixedThey were there for all of minutesI got an email this morning 12/28/17, stating approvals were still pending, but I had received a call yesterday that everything got approvedNow I have to wait until mid January to see if the roof can be fixed, but based on Chicago weather that will be interestingThen the roof has to go through testing and make sure the leak is truly fixed before the interior will be doneUnfortunately I have had to consult with an attorney as I just keep getting safety responses and still nothing has begun to get fixed

The only thing she might be still getting is late notices because those are automatically generated when no payment is receivedWe will remove the billing address on file so she no longer gets late notices either
As a note, I see that a foreclosure was filed on 10/30/The bank's process server might be trying to serve her, not the associationThe bank might be also calling her in regards to the past due mortgage
*** has not made any calls regarding collections on this matter and we will remove the address on fileIf anybody calls representing that they are with the Management Company, please ask for *** ***, the President of the Company
