ACM Community Management allegedly serves as a condominium management company In my opinion, they should not be allowed to engage in condominium management because they do things and take actions, and inaction that are not to the benefit to keep an association healthy As a professional broker, I get called on in all types of situations, including short sales and pre-foreclosures To date, I got my license in 2002, I have not met a more obstructionist management companyI got hired by the sellers amidst their dispute with them over them raising their association fees on their two bedroom/two bath basement unit to higher that a top floor bedroom bath unit The sellers evidently disagreed and for a while, paid the same amount as they before The ACM took action an took control of the unit Well, the tenants of my client, who I eventually met showed me pictures of how a broken pipe was coming down like rain in the unit It was not coming from the unit itself so they called th

ACM has neglected several attempts to act upon disputed charges and continues to insist charges are valid Communication from ACM has been non-existent, as they always ask for the best number to be reached an have not in the last months

I paid my bill $and send a letter it says no late fee ,then they send another bill for me to pay $
I paid my dues and they ask for more, I got zero services form them
they doing nothing to my house ( I have a single family home)
I asked to fix the potholes in front of my house or to fix the circle curve ,but they said that is not their job
They want money for doing nothing and they want late fee after they said no late fee
I want to know what are they doing for the money they getting every year

I am very unhappy with ACM, the manager does not call back, I deal with her secretary who in turn is leaving request to maintenance crew who in turn are not calling me backI am speaking with ACM at least twice a day now for two weeks with no resolve

We are having a landscaping issue that has not been resolved I have contacted acmweb by phone and emails numerous times with no callback or email This issue has been going on for over months
Issue: I have sent acmweb picture of our bushes in our patio growing almost to the roof of the building and no reply/email from anyone
I did see the landscapers outside and asked them to please cut our bushes, I was told once ok, and never happened Then another time I asked the landscapers about it again and I was told that their boss told them not to cut our patio bushes

I have reviewed the response made by the business in reference to complaint ID [redacted] and find that this resolution is satisfactory to me.
However, this business is very unprofessional regarding phone and email responses. They promise to call back or send a technician within two hours but no one calls back and no one shows up. They left me without the heat for Thanksgiving holiday weekend. They couldn’t provide the date when the heat was back on. Very unacceptable and very unprofessional. They should make sure that each apartment has heat issue resolved after they shut down the heat for several days.

community association, not ACM.  ACM has passed on to the board each and every communication from the homeowners.  We have assigned a new manager to the account who is attempting to mediate this issue between the parties but in the end ACM can not issue work orders at this community without board approval. As the complaint mentions, this matter is already in court and hopefully there is a resolution soon.

ACM has spoken to a board member to gather some information. It appears that on Monday evening, 09/28/15, the Board President and
Vice President, got into a verbal argument with Ms. [redacted].  The board member contends that Ms. [redacted] attempted to drive on the
driveway/parking lot that...

had been seal coated earlier that day.  The board member also contends that she
asked the Ms. [redacted] not to remove the tape blocking off the driveway entrance as it
needed another 30 minutes to dry and a verbal altercation broke out between the
3 individuals.The police were called and a report was filed. This was a fight that broke out in the evening on the property over parking.  ACM does not know the facts of what actually transpired nor is it ACM's role to mediate arguments between owners and board members.ACM takes direction from the elected board and their vision for the community.  Any homeowner that would like to have an input in the management of the community or to participate in the process is encouraged to attend board meetings or run for the board.

American Community Management has failed to uphold their property maintenance responsibilities as agreed to contractually with my development's homeowner's association. Getting the company to approve and dispatch landscapers to initiate minor front lawn repairs has been a two-and-a-half week ordeal. So, far, five phone calls have been placed and no action has been taken. No decision maker, i.e. property manger has taken any interest. In the past, nearly two months were needed to obtain a final denial of property tree trimming request.

If you are considering ACM for your next development maintenance contract, please be advised of these typical response/service time frames for your homeowners and think hard before you contract for their services. The company will definitely accept payment, but is highly unlikely to fulfill their contractual obligations to your homeowners in a timely fashion.

ACM does not reply to emails and does not take interest in Homeowner's concerns. Extremely poor management and leadership at ACM.

This is not within ACM’s control to remove these charges.  I did explain that to her and gave her appeal to the Board to review last Thursday.  They denied removal of the charges until the...

unit is inspected.  That is their process.  I also invited her to come to the meeting to discuss with the Board.  She did not come.I let her know the above and did explain that this is a Board decision – not ACM.  She will be credited once the inspection takes place and will not be charged for 1 year after.   This is the same process that all 336 owners have – even the Board member whose family has multiple units.  It is in place to try to keep their water bills and ultimately their assessments down. 
I recommend she come to a Board meeting to discuss the matter with the board and if needed, the board could provide her contact information for the Association's attorney.
