problem occurred on 11/20(Tues)-handles on shower became stripped, and would not work. Also, the hot water was minimal to little. We called a plumber who told us they'd be there by that Friday. Everyone else we called was booked for 3wks. The tech fixed the problem, and we let them know we were giving them a rent credit due to the problem to be applied to January rent.The hot water heaters were checked multiple times and we were ensured by them that they worked 100%. 11/27-furnace electric board burned out-we had to order a new one. Had it installed the same day it came in, 11/29/19. Heat worked 100%12/1/19-Tenant locked themselves out of their apartment and expected us to run and rescue them. We suggested they could pay a locksmith to unlock them and let them in, or they could wait until we were able to get there 12/3/19 based on our busy schedules. We unlocked their apt for them on 12/3/19.12/10- We received a text from the tenant stating their heat wasn't working. We let them know our tech could diagnose it the next day-all other contractors we called said 1-2 wks as they were all booked until then.Our tech found it was an outside Ameren gas issue-the public Company had to fix the issue. It was resolved by them on 12/13/19.We have stayed in contact with them, and dealt with all the issues as fast as we could-we are not HVAC techs so we hire outside Companies. We have to wait for their schedules to be able to get anything done. We've tried to inform the tenant of this, that we can't MAKE the HVAC Companies move any faster even if we and they want them to. We've responded fast despite waiting for outside contractors availability. We understand the (new)tenant was upset over the setbacks, but we worked as fast and as best as possible.
