Run Away! RUN! AWAY!
Run away from these clowns.

You might *think* that using the title company owned by Rocket will speed up or smooth your closing. I certainly did!

I was WRONG.

Not only did I have to correct several errors in their closing, I had to FIGHT for the refunds and I had to COMPLAIN to Rocket themselves about how badly Amrock was handling things!

That was June '21.

Fast forward to now (June '22) and they are contacting ME to FIX THEIR ERROR!

Far out.

Seems that the title STILL ISN'T RECORDED A YEAR LATER BECAUSE AMROCK USED THE WRONG FORM.

Financing/buying/refi is stressful enough. You don't need these clowns screwing up and then charging you a premium for it!

If I could use ZERO stars I would as well.
Terrible customer service! We closed on our refi in April 2020. They just sent our title to the county today, August 14 2020, only because I called (and sat on hold for over 2 hours) to ask why the county could not locate it. We are trying to close on a HELOC otherwise we would not have known that they never bothered to send it to the county. Also, the copy they did finally send was rejected because the print quality (electronically!) was so poor.
If you use Quicken loans do not use AMROCK!!!

Lloyd Canada Jr. Amrock Appraiser came to my house. Super friendly and professional while at my house. Answered my questions, very pleasant demeanor. Felt, very comfortable having him at my house. Took the time to answer my questions and never looked annoyed. The reason I say all this is I appreciate the onsite customer experience. The personal engagement matters and I believe he was top notch with that.
Lloyd explained that he could not give us an appraisal at the moment as he needed to review comps in the area. He explained that he would utilize 3 comps. They all had to be sold within the last year, he preferred them to be in my neighborhood or very close. I live on 4.3 acres so its very unusual for the area. He explained that he would need a high end comp of 5 acres for comparison and he may have to extend the reach of the area for that comp specifically. We actually discussed all the homes that had sold in the neighborhood as its small enough neighborhood and very unique with the lot size being 1 acre + and fortunately had quite a bit of sales in the last year.
My biggest frustration, is there were two homes that were 2.5 acres and 2.66 acres that had sold within the last year. One was 400 Square feet less than my home and one was 200 square feet more. Both of those homes sold within weeks of being listed. Instead he chose a 1 acre house to compare to that had sat on the market for almost 5 months and sold 75k less than what they originally listed it for. It also had a pool which makes it a smaller market for buyers (we do not have a pool and the two homes he did not choose from did not have pools). It was the least per square foot that has sold in the neighborhood in the 3 years. This drove down my house value tremendously. This is a big deal for me because on a refinance it did not have me at 20% equity into my house, in-turn creating PMI. I would understand if this was the only home he had for comparable but he had 2 available for him that had 2.5 acres and 2.6 acres and I have a 4.3 acre house and he instead chose the home with only 1 acre and a pool and the longest close date out of all the homes in my neighborhood. We had discussed these two homes while he was onsite and he said that is great to know. The difference in the sale of those two homes was significant from the 1 acre home he chose.
I reached out to my Realtor who sold me this home. Again, this is all speculation to be fair but she said we would list the house right now based on comparable comps and the work we put into the house for 45k more than what he valued it at and she guaranteed that we would get multiple offers and worse possible case scenario that we would sell it for 25k over what he valued it for. Its just disappointing that the power of an individuals lack luster judgment can cost someone a lot of money going forward.

We used Amrock for our refinance closing via Quicken Loans. I can confirm what other reviewers say; they don't talk to each other. Our closing was delayed week after week for so long the appraisal nearly expired. QL could never say anything other than they were waiting for Amrock. We finally got the closing scheduled just under the wire, but then I come to find Amrock never disbursed the funds set aside at closing for county property taxes. After more than an hour on hold I finally spoke to someone who at first was very defensive, then after putting me on hold several more times finally admitted they should have paid them and would go ahead and pay them today (which is the due date from the county). Had I not called, they would apparently have just held onto $2766 of my money and let the property taxes go to collections. AWFUL COMPANY.

We used Amrock as the title company for our closing on a refinance with The Federal Savings Bank and it was a horrible experience. Amrock did not pull the payoff for our home equity line of credit right before closing ( they did it a few weeks before) and after closing told the Federal Savings Bank that we pulled money out of it after closing (which I don't even think we could if we wanted to as PNC was aware of the refinance), so there were all these issues getting the loan paid off. The closing was on 6/9/2020. We even told The Federal Savings Bank at closing that the amount was incorrect, but they said Amrock assured them that it was the payoff statement that PNC sent them and it was correct. The only transaction after this date was a payment sent to PNC on 6/1. Someone obviously did not pull the payoff before closing, but said they did. I sent The Federal Savings Bank a statement that reflected the last withdrawal dates and amounts from May. The dates that are referenced in the statement sent to them were the exact same dates there were withdrawals just a different month. Someone replaced the 5 with a 6 to make it look like they happened in June after closing. It is just unbelievable that the person at Amrock could not admit they made a mistake and went through all that trouble to say we did it. I would never use their services again.

This is the worst company to deal with. I have had to do most of the leg work for them just to make this close in a timely manner. I don't think they do any thing fast. Even when I do provide them with the required information they still don't use it. I provided them with phone numbers for verification and still they do nothing. I would tell everyone to never never use this company. When you do progress they person that you started with pass it on and they just tell you it is out of their hands then you contact someone else and they tell you they only do certain things on your loan. Also when the original person that starts the process he will drop you faster than you can blink and won' return emails or phone calls. It is very much like a bait and switch. Very frustrated with the company. If I could give them a minus 10 stars I would.

Worst company ever. No one will return our calls. Rocket Mortage/Quicken Loans don't know anything that goes on at Amrock. Trying to get them the information they want is impossible. Depending on the person you talk to will depend on the answer you get. We would love to go someplace else. I would tell everyone to run from this company. We should be finished with all of there questions. When we check on line there still shows 3 items that need to be taken care of. We talked to one person that told us everything was completed but the title company having a question. After 3 weeks when we thought everything was answered we find out that those 3 things are still up in the air and no one will call us back. Very frustrating. Never Never do business with this company.

Amrock was the title company in my father-in -laws home sale 2 years ago. After settlement, they never filed the sale with Westmoreland County, VA.

horrible company to deal with. The are very inefficient. Have been asked to get documents that were sent multiple times due to there unorganization. The customer has to do their jobs. Will not be recommending this company ever.

If I could leave 0/5 Stars, I would. We refinanced our home through Quicken to include paying off our HELOC. The loan process was not bad until after we closed. We closed our loan on June 6 and as of June 26, our HELOC still hasn't been paid off. We have called several times, have several long emails with customer relations with Quicken and still no payoff. Customer relations keeps saying they do not know why the payoff check hasn't been mailed. They have cancelled the check twice and said they will reissue. Our payment is due tomorrow the 27th which is a Saturday and banks are closed. Doesn't look like that's going to happen. I'm not only disappointed in Amrock but also Quicken for using them.

Terribly unorganized company. We had a meeting scheduled with them at 8am on Friday, May 8th. I rearranged my work day in order to make it work. By 8:45 am I gave up hope that they were going to show up. I reached out (through our closing agent) and got the meeting rescheduled for 4:30 pm. Again, I rearranged my day to be home and available. At 4pm I checked in because I had not received the confirmation I requested. At this time I was told that they didn't have anyone available for the time we scheduled and we would have to reschedule a second time. An hour later someone from the company reached out and told us they found someone to come out at 8pm. Reluctantly we agreed because we really needed the paperwork signed. We decided to run out and get a few errands done since we had until 8pm. At 6:30 pm I get a notification on Ring that someone was at the house. Of course it wad the notary showing up 90 minutes early this time. After playing phone tag with the notary we found out that the scheduler told her the meeting was at 7 pm but she could show up whenever she wanted because we were flexible. Of course we never had a discussion about flexibility with the scheduler. Now the notary is upset that we're not home (she was very professional and respectful though) and we're scrambling to figure out how and where to meet. Thanks to the actual notary we were able to finally get the paperwork signed.

This company needs some serious help with customer service and logistics. Do not use them!!

These guys double charged my closing fees even after I spent more than an hour on the phone with them and was assured they wouldn't. Absolutely terrible. Don't accept your loan if these guys are doing your closing

These people are totally unreliable. Stay away from them and Chase Bank! We have had the worst experience with both these companies.

Can not tell you in 1000 words, this has been the most disorganized closing I have experienced in my LIFE.
Waited all day, first to find out time, which was told to me to be 4pm, then while driving to the closing they said it would be 7pm at my house, they couldn't find a notary. Then at 6:30pm they called and said it would be more like 8pm. 8:07 received a call from main office in Michigan, now more like 9pm.
9:08PM I got antsy, called the closing agent, she said, "Oh, they didn't tell you? It was cancelled til tomorrow. I was furious, she was in her jammies, but then she got the paper work emailed to her. She said it would be 10 minutes to print and then 35 minutes to get to my house so more like 10PM. I said too late.
So she called the Michigan office and told them that I cancelled it because it was too late. Me???? you kidding me. Then Michigan called me at 9:20 to discuss the cancellation, I hung up on her after so many words. Now back to Chase to redo the figures. Wait another week if I am lucky.

This company completely sucks. Instead of paying off my credit card balances, they sent me checks on balances that existed over two months ago, long before I made many payments. None of the credit card companies will accept my payment because all of the checks are made out higher than what I paid. It also took days to reach me, all while I was accruing interest on those amounts. Quicken Loans, Rocket Mortgage, and Amrock are horrible companies. Since I threw away my credit cards a long time ago, I have to order new ones, and put a bunch of purchases I don't need onto my card just so I can pay on the balances. This should be against the law, and no one told me until the night of closing how horribly they meant to do this.

a little disappointed. although easy to deal with their website is user unfriendly. I closed on Wednesday and still do not have my funds from the sale. if I was closing on a new house I would be in trouble. when I sold another house two years ago I got my check at the closing. so doing this on line thing is not the most efficient way to sell a house if you need your money. I have called and today still no follow up. day three. no founds, no explanations today. beware.

Lack of communication! Disbursement not disbursed as agreed. No reason why ! Still awaiting a response and it’s been two days.

According to someone who was supposed to be my appraiser, Amrock cancelled my upcoming appraisel appointment because, according to my lender and the appraiser, I was supposed to get an earlier appointment. Why they would cancel the later appointment before getting me an earlier appointment is beyond me, and my lender. It's unprofessional and unethical at best, and potentially civilly liable at worst, depending on how things work out, I will keep my lawyer updated.

Not professional!

They have no clue what they are doing. The gave the seller back a damage deposit held at closing with absolutely nothing in writing from the purchaser indicating the condition of the house was satisfactory. After several days of "investigating", they refused to do anything to correct the situation. Totally clueless as to what professionalism means. Also sent someone out to close the sale who probably wasn't even a notary. They had to take the file back to the "office" and it wasn't returned for several days. Absolutely would avoid them at all costs!

They messed up multiple times throughout my closing process.. They set up time and dates for the closing then failed to call and tell me that all the sudden they didn't have a notary agent available. I traveled over an hour for nothing just to have them call me after I was already supposed to be signing papers.. then they rescheduled and messed that one up as well. Half way through the signing the notary agent noticed all the dates were wrong on our paper work.. after speaking with multiple people the seller and I had to go find a place we could print out the updated papers ourselves and take back to the notary agent to get things done.. Why did I even pay them?? they didn't do anything correct during this process!!!
