I did not agree with apprasial for my home when comps are more than what they came up with in my area there goes 500

Not a company I would do business with again. First, no one answers the phone, certainly not the escrow specialist. Dialing 0 to talk with someone leaves you on the line for 15-20 minutes in hopes of getting someone. I closed on my house on Friday, here it is Monday and no funds. I've sold many homes and received funding immediately either by wire transfer or cashier's check. Here it is four days later and no funds. I called and was told they didn't have funds. After I said others received funds from the sale, somehow the funds were located. All in all a delay in funding only benefits a title company and I find this practice unprofessional and inconsiderate.

First off, even though I sent paperwork showing my ex husband had zero to do with the house, they insisted they had to have his address and to send him notification that his name was coming off the deed. I didn't mind contacting my ex to get the address but I supplied a court order/divorce papers that the house was mine and he had no interest. They sent him the information including that I owe him $1.00 What if it wasn't an amicable divorce and having to do that put me in danger??

The next part was I sent the appraiser via email the information about what was new with the house, furnace, water heater, central air, roof, door frames and approximate dates all within the last 6 years; windows 13 years.
Told him I had the receipts if he needed them. He put on the appraisal that nothing was updated in 15 years.
I also received a text message from one of the title employees that the appraiser had sent me emails and tried calling me multiple times and he couldn't reach me he tried 2X and no emails beyond an Amrock automated email about who my appraiser would be. When I responded such and inquired if it was still the same person listed in automated email, because I had emailed him and hadn't heard back. the title person responded "Oh we don't know who your appraiser is, it is not allowed" WELL how did you know he had tried to call and email me??? Seems fishy.
Public records show that houses in my area are selling (not listed, but selling) at 70+/ft, he put mine down at 57/ft over what he evaluated as needing $2,500 worth of cosmetic repairs. He only spent 20 minutes at the house, didn't even inquire about seeing the attics and copied the measurements (and who knows what else) off a past appraisal that I had out from a previous refi. In fairness, I did let him know the house passed an insurance inspection 1.5 years ago, so maybe he didn't feel it to be needed.
So, after the low appraisal, I asked the loan guy from Quicken/Rocket Mortgage what is next. He said oh we will figure out something and get this done. Then I asked him what if I didn't agree with the appraisal, was there an option for a second opinion and tried to tell him why-I wasn't able to finish because he cut me off and basically said we were done unless I can come up with a huge amount of cash to close the deal.
It may be convenient for it all to be lumped under one umbrella company but it seems that if you do not like something about one of their colleagues, they don't want to work with you.

My nephew choose Quicken Loans to buy my parents house. I was the executor of my parents estate so I handled all the paperwork on the sellers side. At first I was impressed with the easiness of the process, that changed when title source became involved. I asked the agent at title source if they would need copies of the house taxes since I had already paid them for the year and was told no.
When we closed on the house September 1, 2017, the paperwork showed a deduction of the house taxes (at a very inflated price) from the profit of the house. I told the closing agent I had already paid the taxes. He informed me they would have to redo the paperwork and schedule another closing date or they could just reimburse me the cost. I choose for them to reimburse me since I didn't want me and my nephew to miss another day of work. He told me I would see a check in the mail. After 2 weeks and no sign of a check, I contacted Title Source. I was informed I needed to send in proof of payment of the taxes to receive a reimbursement which I did that same day via an email. After another 2 weeks I received my check.
I just thought it was a little shady since I offered proof of payment before the closing date. When it comes to mortgages attention to detail should be everything and in this case Title Source fell way short.
