I am a tenant at one of Archrock Group properties. I have submitted several work orders for my air conditioning and a leak in my unit. The AC in my unit has been out for 2 months and it has been a very hot summer. There has been a leak in my unit for over 3 weeks and maintenance has not been out. I have a child with asthma and I am pretty sure that there is mold. I have not been able to live in my home since.

The last work order that we had for ***'s apartment home was received 7/*/2020 for the HVAC unit and the maintenance team repaired the system. The leak was repaired on 8/*/2020. However, even though *** did not follow proper procedure by submitting the repair request in writing to the management office as outlined in her lease agreement, once management became aware of her complaint, maintenance was deployed out to ***'s apartment home. If *** would have contacted the management team or called the after hours emergency line, her repairs would have been promptly addressed. As far as her request to transfer, she would need to contact the Leasing Office and speak with a member of the management team regarding this request.

The issue that I’m having with this property is the lack of communication and living arrangements my major problem is with the a/c issue. I’ve already went a whole summer with this a/c not being fixed properly before and expressed that to the new property management in the leasing office and asked to put my concerns in the conversation log and have also sent over emails and didn’t get any response until I had to call code enforcement due to it was so hot. As a resident I shouldn’t have to live in a hot unit that I pay rent for and that is a known issue to the leasing office and maintenance too as well with no follow up. I’ve have had issues since I’ve moved in but I have been very understanding even though I haven’t gotten the same respect in return so at this point I’m not comfortable as a resident to continue moving forward living at this property

Yes maintenance did come in A month later and yet again put in Freon but it’s going to go out again in a few weeks and I’ll have to go through the same issue again until they start the process of actually either changing the a/c unit due to leak and hole in the pipe. That’s still patching the job up yet again and I don’t want to keep having the same issue every month. This situation as a resident is very uncomfortable for a serious situation that’s been ongoing for Quite some time. I have pictures, emails sent to the managers, me asking agents to put my concerns in the conversation log and still no follow up until I called code enforcement. No resident should have to live uncomfortable like this. It would be nice for residents to be treated the same way they would if they was living in a 90 degree unit for over a month a yet no concern from the property management.

There was a change in management in February 2020. Once management was notified of the situation with the HVAC system, maintenance came in and completed the repairs. The maintenance supervisor will come back out to make sure that the system is working properly and if it is not then he will schedule for it to be replaced. We apologize for any inconvenience that this has caused.

I just moved into their building in the bronx. I cleaned apt and so far no roaches. But the cieling has a yellow spot where it used to leak. I just came from 100a broadway in brooklyn on a working morning. 100a broadway is a mailbox room not an office. No one pics up phone. I will be paying my rent for the next 12 months then moving out. Maybe if I ever get in contact with someone through a rent statement I will break my lease because this is too shady. *** are much better

The worst company to do business with. Very unprofessional. Always adding bogus fees to the rent statements but never identify what the fee is for. Practically impossible to contact them. Cant visit the office. Dont answer calls. Leave a voicemail..no response. Has an online rent payment option which you cannot edit if necessary..and which does not give you an option to cancel the transaction. You are forced to log out and HOPE the payment didn go thru!

-5 Stars. This company is by far the worst property management company I have EVER had to deal with. There was a flood in my unit back in December 2018, and the damage from the flood took 10 months to complete. 10 MONTHS! There is no customer service. There is no follow up. They do not care. Now that the repairs are finally completed, we have no gas. WE HAVE BEEN WITHOUT GAS FOR OVER A MONTH NOW. No one has contacted us regarding any sort of update or timeline. Getting repairs done is like pulling teeth. You might as well not bother calling or sending an email because they won't respond. I've attached photos so you can reference just how sad these repairs are even though they took almost a whopping year to complete. I am counting down the days until my lease ends, and I will not be renting at any property that is "managed" by these people. George Z and Pesach M are awful.

Definition of a slumlord. Lived in one of their East Harlem buildings which was new renovated and made to look nice, but living in it quickly became unbearable. Infested—and I mean infested—with cockroaches! Three different types. There were also mice. We had one of the coldest winters in 2017 during the bomb cyclone and there was NO HEAT in the entire apartment. The common areas in their buildings are filthy and rarely cleaned. Management was a joke when trying to get a hold of. The business is shady and they are hard to track down or find legitimate information about. Please avoid renting from these folks at all costs!!!

I have been in contact with ArchRock because they apparently manage the maintenance and repair of Roomrs' washing machines in NY. We have been trying to contact them by email and phone in vain for more than two months now; nobody has answered us, the situation is not progressing and we are being treated extremely badly.
I ADVISE AGAINST ANYONE DOING BUSINESS WITH ARCHROCK. INCREDIBLY AND SADLY UNPROFESSIONNAL

13Ten uses the bait and switch method to take advantage of there clients. They show you one apt then have you move into what appears to be a different complex. I was told that I could move into a townhouse then denied by the property manager. The employees are very unprofessional.

The maintenance staff if equally horrible. One employee stated my apt was a *** hole and I should've never been given that apartment. The unit was not cleaned properly, and I wanted them to send someone to re-clean the apartment. The apartment is infested with roaches. I asked for pest control to service the apartment. The toilet was stopped up for 3 weeks. Sheet rock falling from the ceiling on the patio. Patio glass appeared to be damaged due to possible break in according to one of your maintenance staff associates. Atlanta Gas and Light Warning Service Tickets for the hot water tank and furnace. Out of my service request only two items have been fixed within a month. Neighbors going through my trash, sitting on the stairs drinking beer and engaging in paraphernalia.

I was asked to either live on the property or move out. An associate stated, I could transfer to a sister property and not paying fees. I found a sister property but during the process of my transfer I was told I had to pay an additional 400.00 to break my lease which is technically is a transfer.

I'm requesting to let me out of my lease without fees attached so I can transfer to your sister apartment. I'm almost requesting that this doesn't affect my credit as an eviction. Thank you for you time and consideration.

HORRIBLE maintenance team. They never want to fix anything with a sense of urgency. You have to call and repeat the issue to the same people 30 times and almost harass them to get anything done in the office. Unprofessional and very stressful to deal with. Very disappointed.

Conned into a apartment that leaked brown water from the walls/ceiling whenever it rained. Phone numbers ring out then disconnect or someone picks up and hangs up. Answering service claims they forward messages but apparently not. Broker has disappeared. Superintendent never picks up, has no voice mail and after 50 calls you get someone who speaks zero English. Only 1 month into my lease. Do not do any business with these people.

I’ve been trying for weeks to get our intercom fixed and stop a tenant from leaving garbage in the hallways. They consistently refuse to do anything except for “send an email to management”
Nothing ever gets done, and the receptionist is incredibly rude and unhelpful. She told me to go *** myself

The management company constantly changes the "paint color and the name on the door" but it is the same old lazy people that run and own it. My partner and I have been there for 16 years now. We stay because of the low rent and the location plus we have put a great deal of upkeep into the apartment to make it livable.. We always have to threaten and pull teeth to get things fixed, but it gets done! The receptionist, Leslie that works out of the East Harlem location is nasty and rude and acts as if we are the inconvenience when we call!

Archrock manages *** Street building and 2 others on the same block. We have a rat infested building as of 3/30/2019 due to thousands of rats in a basement apartment that are now in the walls up to the 6th floor. Do not rent here.
Archrock does not address maintenance issues that are requested by tenants. The manager will yes you and does not act.
We are now banding together and will be seeking legal advice.

AVOID AT ALL COSTS. They will manipulate your rent. Let's say your monthly rent is quoted at 2,000/month for 12 months. Meaning over the term of the lease you will pay 24000. Well instead of charging you 2000/month like you agreed upon they will take some months and make the rent higher and take some months and make the rent lower.
So maybe one month your rent will be 1000 and the next it'll be 3000. They provide no notice when they decide to this. And it seems highly unethical. Especially when you anticipate that you will be paying the same 2000/mo like agreed upon in the contract. The best part of it all is when you call in and ask about *** is going on, they have the audacity of blaming you for paying the amount reflected on the statement they sent.
What's most surprising as well as disappointing is that we had actually been enjoying our stay until this poorly managed company decided to change our rent, without our consent, and then blame us for not paying the amount agreed upon on the lease.
Avoid like the plague. Horrible customer service and horrible ethics. If you want to move in here I suggest you be an attorney to save you the trouble of hiring one because inevitably you will need to

So far, no good. It's been extremely hard to get in touch with management. My boyfriend recently signed a lease on one of their units and was told the place would be freshly painted, cleaned, and exterminated prior to his move in date. None of which was done, and this is 4 days after his move in date.
Roaches every where, a film of dirt on the counters, floors, shower that indicated the place has obviously not been cleaned in the least bit. Also the doors have patches of fresh paint then old paint. The walls that they did repaint were poorly painted and the hinges of the doors have paint splattered on them. Although the unit has been renovated nicely, whomever is in charge of cleaning and repainted will quickly ruin the quality of the renovation. My boyfriend has still not been able to get in contact with management to have the place exterminated and cleaned in order to move in. If you would like this review removed, contact me and begin to assist your new tenant!

Our building hasn't had gas since at least January of 2018. We moved in in May without knowing this. I agree with what others said - they screen calls. Receptionists will not so subtly lie about someone being out of the office so they can't take your call. Clearly they have this routine down. We only get responses when we threaten legal action. They still haven't done anything about the gas, regardless. If you *** ArchRock/Emerald Equities, you'll find articles about lawsuits from tenants at their properties - and the city.

The gas in my building has been turned off since April due to cracks in the building's foundation. It's now the middle of August and they haven't even started with the repairs but still expect me to pay my rent in full. They haven't done anything to make up for the inconvenience and are unwilling to assist with anything regarding this issue.

I was born and raised in NYC and have lived here my whole life, which is just to say I understand the bar is exceedingly low for landlords and property managers in NYC. That in mind, Archrock continues to impress in their ability to provide incredibly poor service and promote bait-and-switch renting behaviors.
If you're living in an Archrock building and something serious occurs in your apartment (mold, serious leak, infestation of some kind, etc.) you can expect to be heavily ignored or be the recipient of persistent unfulfilled promises. Expect to be thankful for 311 by the end of your stay.
I moved into a renovated apartment at the end of 2017 and have baffled by how significantly they've been able to tarnish their reputation with me in such a short period. I can personally vouch for virtually everything mentioned in other reviews.

I moved into one of their apartments in the beginning of February 2018 and have regretted it ever since! They are the worst they screen calls in the office and do not return calls, when your lucky enough to get through to someone in the office they are rude and treat you like a bother because your living in horrible conditions, and they don't want to do anything in terms of repairs they're putting silicone caulking, and tape over wall cracks and painting over it . They hire contractors that don't speak a word of English and admit they've never done the work that they've been hired to do before. the apartment I'm living is in a high commercial area and my windows are paper thin and there is not a moment of quiet in my apartment, their response was to take medication to sleep because I have a sleeping disorder. they do not care about their apartment conditions and wind up damaging the apartments more then fixing them

These people are SLUMLORDS. Apartments are in deplorable conditions. Mold, cracking foundation, holes on the roof, water damage, roaches. This has to be illegal. They fix nothing dispite dozens of work orders and phone calls. Horrible!!
