As an attorney, Ms [redacted] should have the ability to read and understand her leaseNeither her lease, nor Arizona law requires the property manager to forward the tenant a copy of a complaintThe lease clearly states that she is to abide by the HOA and pay any fines for violating the HOA rulesIn accordance with her lease, we notified Ms [redacted] of her multiple violations of the HOA rules for neglecting to maintain her landscape in an acceptable mannerShe has admitted in writing that she was in violationAt the time of her complaint to the Revdex.com, we did a drive by inspection of the property and she was STILL not in compliance as evidenced by the photos we took Had Ms [redacted] spent as much time maintaining her landscape and following the lease as she did filing complaints, she would not have been in violation of her lease and the HOA rules to begin withThis complaint is nothing more than harassment and an ongoing smear campaign by Ms [redacted] because we had the audacity to hold her accountable for her actions We followed the lease and rightly charged Ms [redacted] for her egregious and ongoing violationsThere is no legal precedent for us to waive the fees or to acquiesce to her demandsWe follow the lease and the laws of the State of Arizona, and we would encourage Ms [redacted] to do likewise

We are currently tenants in a Arrow managed property in Gilbert, Az Working with Arrow is the most unprofessional disappointing service I have ever recieved I cannot urge any potential consumer not to do business with Arrow Property Management We are now trapped in a lease for twelve more months with this less the professional company
The property management company is alleging I am receiving fines from the communityI have asked for a copy of the fines times, but the alleged fines have not been provided, but I am being charged for the fines
I have been both a tenant and a landlord in Arizona for many years I have never encountered the type of treatment I received from Damon at Arrow Properties If there were an option for a negative star, I would use it
The first thing I noticed is that they "fee" you to death(i.ea non-refundable $cleaning fee to move in? Who's cleaning was I paying for? They still charged me $general cleaning from my deposit even though I spent a week cleaning the home and it was cleaner than when I took possession.)
The most glaring thing, however, is Damon's behavior once we gave notice I gave a full 30-day notice, but mid-month Damon claimed that in Arizona, you pay the full month's rent no matter when you move out I asked him to tell me where that was stated in the Arizona Landlord Tenant Act (which I am very familiar with,) and his response was that I should consult an attorney, then he sent a 3-day eviction notice This was after I had never been late for a rent payment I did consult with an attorney, who said that it wasn't worth the fight, but that both the lease and the ALTA were "ambiguous" and unclear So, I went ahead and paid the entire month's rent (plus $worth of "fees" they tacked on.)
I emailed Damon and told him I felt he had acted rudely and not in harmony with what a professional, customer-serviced minded person would do This began a barrage of emails from Damon where he questioned my character and accused me of lying Eventually, I had to ignore them because they became so unprofessional and accusatory that I felt harassed
The final straw was when he vindictively withheld $from my deposit including $for landscaping, $for light bulbs (we had actually replaced them with expensive LED and left those there,) $to tighten a towel rack and, again, that $cleaning fee! What the heck was that $that I paid to move in for?!
My recommendation is to avoid Arrow Property Management like the plague!

Second, when I corresponded with Damon to get the toilet fixed, since it was leaking, running and moving back & forth, it has taken him days to respond to me
And his emailed are so rude, short and do not express any kindness He must be such an unhappy person to be so him and rude to others
Read some reviews about him and Arrow Prop Mnmt on Yelp and their website I didn't, and I regret it If I would have seen them, I definitely would not have rented a home from them, even if I loved the property Run Away

My real estate agent contacted Arrow Property Management on April 5th about a home they had listed in the MLS Through many emails and text messages from myself and my real estate agent, my husband and I were finally approved for this particular home We have had many issues starting with not receiving the signed lease before move in date as well as receiving any kind of phone call responses back from either the broker or the agent at Arrow Property My real estate agent worked hard to help us get into this home and the broker turned around and screwed her out of what she was owed (her commission) which was specifically listed on the MLS listing This was in no way a referral as Arrow Property Management never once represented me nor did they ever try They were rude, condescending and very conniving We had worked into the lease that bug maintenance would be part of our rent each month and here we are into the 2nd month and still nothing has been done The home was not even close to being cleaned prior to our move in date and the broker was very rude about this, telling me my expectations were too high I do not believe that asking for a clean house and finding condoms in the kitchen cabinets, used feminine products in both bathrooms as well as moldy food in the fridge means my expectations were too high I've never in my years in real estate ever dealt with such an unethical man I will never recommend this company to anyone
My sister and I have been renting our home since January 2014. We have experienced a very low level of customer service for the entirety of our stay. I would not recommend this company to anyone I know. I have read all of the complaints through the Revdex.com. I do not necessary have anything extra to add other than we too have been treated disrespectfully. I also know that Arrow Property Management will respond to this complaint with allegations that we are the problem. Please don't bother. We will not be renewing our lease even though we LOVE the house. It's really a shame.

All these Negative Reviews about *** and Arrow Property Management LLC are completely true.* *** is a crook, liar and a cheater for sure and I have pictures and emails and copies of Statements of random amounts billed to my account to prove my statements When I disputed these statements wit* *** I promptly received eviction notices and extra fees for eviction notices if all random unwarranted fees were not payed immediately I will do everything in my legal power to make sure this company is closed down How can I let other people be took advantage of and property owners tha* *** manages be represented in this way How this ma* *** sleeps at night and looks at himself in the mirror in the morning I have no idea He does have to carry a Real Estate License to be in Property Management Please all that have been affected by this *** contact the AZ Real Estate License Office also Let us band together and stop him from this *** activity I know he will respond to this just as every good *** would and that is exactly his unprofessional business conduct People BEWARE DO NOT LEASE FROM THIS COMPANY!!! How could this company have an A+ rating?
My real estate agent contacted Arrow Property Management on April 5th about a home they had listed in the MLS Through many emails and text messages from myself and my real estate agent, my husband and I were finally approved for this particular home We have had many issues starting with not receiving the signed lease before move in date as well as receiving any kind of phone call responses back from either the broker or the agent at Arrow Property My real estate agent worked hard to help us get into this home and the broker turned around and screwed her out of what she was owed (her commission) which was specifically listed on the MLS listing This was in no way a referral as Arrow Property Management never once represented me nor did they ever try They were rude, condescending and very conniving We had worked into the lease that bug maintenance would be part of our rent each month and here we are into the 2nd month and still nothing has been done The home was not even close to being cleaned prior to our move in date and the broker was very rude about this, telling me my expectations were too high I do not believe that asking for a clean house and finding condoms in the kitchen cabinets, used feminine products in both bathrooms as well as moldy food in the fridge means my expectations were too high I've never in my years in real estate ever dealt with such an unethical man I will never recommend this company to anyone
My sister and I have been renting our home since January 2014. We have experienced a very low level of customer service for the entirety of our stay. I would not recommend this company to anyone I know. I have read all of the complaints through the Revdex.com. I do not necessary have anything extra to add other than we too have been treated disrespectfully. I also know that Arrow Property Management will respond to this complaint with allegations that we are the problem. Please don't bother. We will not be renewing our lease even though we LOVE the house. It's really a shame.
I'm an owner of properties that Arrow PM manages for several years now. They are honest and competent. And Damon W[redacted], the owner, is exceptionally helpful during difficult situations. I find this very important in a trusted property manager. I would recommend them. Thank you. brad
I like living in the Chandler area. [redacted] is very unprofessional with thorough research. His email are very abrasive. He always trying to intimadate me, for example, always threatening me with eviction, never explaining when a plumber is coming out took plumber 4 days to come out, in which, I only have one bathroom. He made a huge error on the original lease, for example, city taxes are $975.00 instead of $9.75. When he is responding to a email he gives a straight forward answer "read your lease." He does not explain in details. He is very unprofessional and does not know how to work with customers. He always state the owner is an real estate attorney. He is very confrontational always want the last word in an email. The "imaginary"owner never returns phone calls. The system is not user friendly when a tenant pays it shows an credit but the rent is not deducted from my banking account.
This company is an absolute joke and Damon is a thief
