The issue I am addressing is NOT related to the appraised value. The problem is that the company required me to pay for an appraisal without disclosing that I would not qualify for the loan. The appraised value was more than enough to qualify. The reason I was denied the loan is based on a short sale from a previous residence. I informed the loan officer of the short sale before agreeing to pay an appraisal and he assured me that enough time has passed so I would be qualified. Because other finance companies had indicated I needed to wait longer I questioned him on more that one occasion regarding the timeline of our shortsale. Each time he would indicate that it was not a problem. Only after paying for an appraisal was I told that I would not qualify. I actually had to email several times to be told I would not be approved.

I attemped to contact [redacted] at the number he provided at [redacted] it was a message system that informed me the system was overloaded and could not receive anymore messages because his mailbox was full. No offer of a refund or to fund loan, just left a short note telling me to call him and discuss the [redacted]er. I repeat I do not want to talk, they do not make good on promises. I want all communications in writting. These people do not answer the phone, call the number and see for yourself

I never spoke with Mr. [redacted] who is responding, he is making claims that do not match the facts 1) loan funded, NOT TRUE I can show I called and emailed HIS employees [redacted] who claimed to be working for [redacted] whose emails have the title "Mortgage Banker", I tried to contact both for a month before I went with another lender. If the loan funded it should not be difficult to show documented proof. I spent hours and hours complying with their requests and they just blew me off. Now Mr.[redacted], is trying to make some unclear promises and clear my complaint. I have lost $1000 in Home Appraisals his company ordered against my specific instructions, they were to have the loan ready to fund subject to the Appraisals. Interest rates have risen in the six months his company and employees wasted my time. At a 1000 a month that would be another 6000 lost and he is proposing a partial refund? I demand specific amounts and data, not another story from a salesman trying to do damage control. Another question is just who are [redacted] and [redacted] and are they still retained or employed by ASSENT in any way, if so Why are they not explaining what happened to my loan he claims funded, they all work on commission and they both lost big commission checks because it did not go through, it would make sense that they would of attempted to contact me after all the hard work they both had invested putting the loan package together for approval. Mr. [redacted]'s claims do not ring true and the promised partial refund is another claim he is making with a record of doing nothing. He contacted me yesterday very easily with the same email address you use and I attached it for you to see. The interesting thing is what it does not say yet confirming he could of contacted me at will, HE CHOSE not to respond to any of my calls. If he really wants to make this right, he needs to answer some questions and write a check for a specific amount, when I receive the check and the answer to the question does [redacted] and [redacted] still employed by ASSENT or just what is their relationship? I could see are trying to make right a terrible wrong. Sincerely, [redacted]

[redacted]I just received a email from Assent Inc. claiming they did send me a letter September 10, 2015 in regards to my request for their assistances dated September 2, 2015.  I never received this letter dated September 10, 2015 but I am satisfied now with their response.   I would to thank you, [redacted] for helping me with this matter.Sincerely Yours[redacted]

Complaint

Assent Inc. solicited refinancing though an email in early April in which [redacted] (employee) stated that the interest rates were at an all time low; in mid [redacted] locked (he stated that was a 30 days lock) for me a 15 years loan at 3.375% interest guaranteeing that the refinancing...

would be at no cost (only a $400 appraisal fee and $35 credit report fee, at my cost, would be required). My cost for the refinancing would be $435.
Assent Inc. (via [redacted]) sent edocs to sign. I noticed from the beginning errors in such edocs that I pointed out to [redacted], she told me that those docs were to start the process and errors would be corrected once I provided all the needed information then new and correct docs would be issued. I sent all the requested documents (needed to complete the refinancing process) by the end of April. At that time Assent Inc. could have sent the subordination request for the equity line and ordered the appraisal that would have allowed them/us to complete the refy withing the 30 days lock period and honored the initial agreement. Assent Inc. waited for mid May to send the subordination request and until early June to order the appraisal. At the end of the first week of May I emailed [redacted] inquiring about the lock expiration date and why we were not moving faster, she told me all was OK. In mid May I was instructed to pay appraisal and subordination fees, at a time in which the initial deal had expired, even though I was never told, despite my inquiring via email.
In mid June Assent Inc. (via [redacted]) called me to let me know that the prior agreement was not possible because too much time had passed and [redacted] could not do anything for me and was out of the picture; after quite a bit of bargaining on the phone he offered that I would pay $956 cost for refinancing at a much worse rate of 3.5%.
The cost for the refinancing would now be 4 times greater than the initially promised $435.







Desired Resolution
I had no fault in the failure to complete the refinancing process within the allocated 30 days. Assent Inc. made promises and did nothing to honor those (in fact its actions delayed the process beyond the lock period); instead of apologizing for forcing a much worse rate on me, Assent (via [redacted])...

attempted to obtain much higher costs. Assent Inc. proved to be unprofessional and without doubt practiced predatory behavior with me (soliciting the refy, promising a very good deal they certainly made sure NOT to deliver, had no transparency (by
making me pay for appraisal and subordination fees at the time in which my initial rate had vanished, while not informing me of it). Due to all the above I have lost faith in Assent Inc. and demand the refund of all the fees I have paid so far ($725 total: $500 for the
appraisal+$125 for the rent comparison+$100 for the subordination), since I had no fault in the failure to complete the refinancing.
