I would like to re-open my complaint. The company has not followed through on refunding my fees. They have lied in their response and this does not foster a lot of faith that they will follow through on the refund.

We have responded directly to the tenant via email.  There appears to be a communication issue between the tenant and the vendor.  We will follow up diligently to resolve all issues.

Unfortunately, the property manager had a death in her family and the check was not processed for Ms. [redacted].  Upon receipt of Ms. [redacted]'s second email, a check was cut immediately and has been mailed to her.  We apologize for the delay in refunding the application fees.

Review: [redacted] continues to allow its tenants to violate my rights to have a peaceful existence as a neighbor/lot owner in our Peaceful Valley subdivision!

With the last tenants removed for failure to comply with the rental agreement contract, and next tenants are doing the same, Parties until 3am, cant get any sleep, many cars parked along the street, 12 cars in front of the tenants and my property. 1 individual was recently ticketed by SPD for blocking an alley.

Bennett Property Manageent continue to send tenants non-compliance notices, when tenants fail to follow rental agreement items, which equate to a slap on the wrist and nothing more. And it leaves me responsible to call [redacted] to complain, and then call the police for any complaint I may have.

I believe Bennett is falsely advertising on their website, example:

",BENNETT PROPERTY MANAGEMENT We increase the value of your investment by attention to detail and experience unmatched in the Valley of the Sun.

Example I complained to Bennett Property Management about their not taking care off their lawn.

And was told by another neighbor that the owner called and explained how to turn on the sprinklers , but said don't worry about it. Who cares about what your neighbor thinks. The Lawn is not kept up.

I had to ask Bennett Property Management to trim their trees between our houses.

I have never had a Benett Property Manager call, write, etc... to ask how are we doing?

I am stuck with a bunch of kids next door, who no nothing about responsibilities of home ownership?

PLEASE HELPDesired Settlement: Bennett do your job, and consider neighbors we have rights too.

Bennett Property Management failed to address the numerous times I had to call them to complain about there college tenants. As noted in their answer, I had not contacted them in some time. That is because the students living there were on summer break. You would think with my history of complaints, Bennett Property Management would have a better reply than I have not heard from you in a while, and the standard slap of the hand 10 notice of non-compliance?Its time for Bennett Property Management to start doing what they were supposed to do all along, Property Management, it is certainly not my job to have to live with this behavior, call Bennett, and police? Maybe I should charge Management fees? You will note from the two pictures I attached, the first picture of the backyard, is from April 2013, with the little dog and citrus tree (previous tenant), and the second picture is from July 2015, notice the citrus tree is a stump, the rest was cut up for bon fires for the late night backyard parties.Now I ask you do these attached pictures, that are 2 years apart in date 4/2013 and 7/2015, two different tenants show any improvement in how the property is managed from the back view?I have more pictures if necessary? NOTE : (Previous tenant also college students of were removed by Bennett after I called police numerous times late night parties the tenant and I had words and I was threatened)

This company and the people that work there are CROOKS!!! DO NOT DO BUSINESS WITH THIS COMPANY!! If you dont believe me see the reviews on [redacted]!! Please do your homework before renting from this company. All they want to do is take your money and tack on all these outrages fees. You never get your security deposit back no matter how clean and great you have left your home. It takes people to come out and repair your service forever to get there and your property manager rarely returns your calls. I am trying to warn any and everybody from leasing from this company or doing any kind of business so you can avoid the same things I went through. There are other property management companies out there...so do your homework!! I am suprised they are rated A on Revdex.com....I am sure that had everyone that had been screwed by this company had taken the time to write a review you would find they should be listed as F. Ann M[redacted] and her business is a joke! They do not care about you they care about getting your money and as much of it as they possibly can.

A year ago my family moved into one of Bennett's Properties "move-in ready" rentals in [redacted]. Our property manager was [redacted]. During the lease signing he disappeared for a few weeks and we were handled by another manager who didn't have great things to say about him. We should've realized there was a problem with the company right then. We were told that the home would be cleaned before we moved in and it wasn't. It was filthy. I was told "If you'd like the home clean you are welcome to clean it yourself if you'd like." I was 9 months pregnant on bedrest. When we moved in the dishwasher, washer and dryer didn't work and after stocking the fridge and freezer that had a note on them from management that said "new fridge never used" we found that it wasn't keeping our food cold enough to be safe and the fridge wasn't working. We lost the money took to fill the fridge with food and also the money we had to keep spending on good food over the 3 weeks it took to replace the fridge. Food went bad within a day because we didnt have a cold place to put it. My offers to replace the fridge ourselves were ignored. We continued to have issues and asked that they send another maintenance person because the person they were sending wouldn't do the job the first time or would leave a huge mess and would have to be sent back. My requests to communicate with my husband for health reasons were completely ignored and negatively effected my health. Just before going into the hospital we turned on the heater an explosion of black dust came out of all the vents staining the ceiling around the them. When we advised management that the previous tenants hadn't cared for the vents and of the mess we were advised that though we had only been in the house for 3 weeks WE could have them cleaned if we LIKED because the black dust inside the dark vents 9 - 12 feet above us should've been something we saw before we moved in. That is a 400-800$ job. Their maintenance worker needed a ladder and light to see the dust inside the vents even though it was right at the opening. We also noticed that guests and ourselves kept getting rashes, headaches and feeling sick while in the house and soon found a leak behind the shower. We asked that they repair it as well as test for mold. I gave them 10 days to have it resolved while I was in the hospital. By the time we got back with the new baby nothing had been done and emails hadn't been answered. We had to hire an attorney.

They finally sent the handy man to look at the leak. He poked the wall with his finger and said there was no mold but would spray the surface with biocide anyway. When asked about behind the wall where the leak was he said " I think it will be fine." He filled the overflow for the shower with caulking thinking that was were the leak was coming from and left. My husband works in plumbing and immediately knew that the shower wasn't fixed. The next day I had to hire a contractor to come out and look for mold and look at the "patch". He confirmed that the leak wasn't resolved, that the overflow shouldn't have been filled and that we couldn't use the shower. He also stated that spraying the surface of the wall with biocide wouldn't do anything for behind the wall. He also did a preliminary test for moisture behind the wall, an indicator that there would be mold, and found a lot. We were advised to contact the owner and have them test immediately. [redacted] refused until we contacted our attorney again and they were presented with a 5 day notice. This time they sent out a contractor to test for mold behind the wall and in the air. They also advised us that we could leave the lease without additional penalty. The contractor that they finally sent advised us that we couldn't use the shower because clearly there was still a leak and moisture behind the wall even though we hadn't used the shower in over a week. The wall was very soft and during his preliminary review was able to show me the moisture behind the wall as the previous contractor had. He also checked the vents. Since he was unable to look into them from the ground he had to stand on a ladder with a flashlight to see all of the black dust in there.

We were given a very short amount of time to find a home and move out of the house. Only about a week and a half. While still recovering from surgery and with a new born. Luckily we hadn't been able to unpack the majority of our belongings because of all the problems we had. They refused to tell us in the end if the house had mold even so we could seek treatment. Anyone who had a short exposure to the home recovered very shortly after leaving, within a few hours or a day. Long term exposure took longer but everyone got better after leaving the house.

For the final walk through [redacted] advised me he would be at the home between 8-11am but refused to give me a better time frame since I'd be waiting with a 2 week old in the car. We waited 2 hours in 40 degree weather with the heater running in the car. He wouldn't answer any of my text messages asking for an ETA or even if he was close. When he finally came ignored my car in the drive way and me repeatedly saying hello until I yelled at him "Hey wait! Are you [redacted]?" His reply? "Who wants to know?" before I even had a chance to get the kids out of the car he was in the house and by the time I got them in there he was more 3/4 of the way done. He spent a total of 8 min in the home doing the final walk through and I was only present for 3 of it before he said he was done and left.

We were only in the home for 2-2 1/2 months and between the fridge, attorney and having to move in and out and the non refundable deposit we lost thousands of dollars that we are still recovering from loosing.

Review: I paid applicant fees to this business. I was then told that I needed a cosignor. I then paid cosignor application fees. I was told that the property could not be rented until my application was either approved or denied. My application, with cosignor, was never given an answer. The property manager asked me when I wanted to move in and then never returned any text messages, phone calls, or emails. The administration office did not provide resolution.Desired Settlement: I want a refund of both my application fees and my cosignor application fees.

She offered to refund your application fees when your credit report came back with an open bankruptcy, because we do not approve applications with open bankruptcies. When you suggested a co-signor, [redacted] also ran the application on the co-signor who, unfortunately, did not meet the income requirement to qualify as a co-signor. [redacted] remembers leaving either your or your husband a voice mail to this effect. Regardless, [redacted] is still willing to refund the application fees. I am a current tenant with BPM and have not been satisfied with their service since AFTER I signed my lease.
The AC broke after a month of living here, the dishwasher smelled of mold, and the refrigerator had no door baskets. The toilet tank covers don't fit and now WE are being charged for HOA violations that were charged prior to our move-in date! Most, not all, issues were resolved within 2-7months (after many complaints, phone calls, etc).
The most current situation is that I am being charged for PAST violations. When I confirmed these alleged violations with the HOA, it seems that BPM doesn't update their records to show when new tenants move in. This means that fees accumulate, even if it's not applicable to the new tenant.
When BPM refused to accept my rent, I traveled 40miles to prove my case - I am only responsible for the most recent 3 months of violations and fees. BPM is charging me with 2 years worth!!!
Needless to say, this is NOT over. I have plenty of paperwork to supprt my case and will ONLY pay what I am responsible for.

Review: I been renting with Bennett Property for quite a while and had experienced severe problems and health concerns. This complain not only involves repair issues, it involves billing issues, costumer service issues etc. I started to rent with Bennett in 2010 with [redacted] Reich as my Property Manager at first everything was fine before I held the keys in my hands but when I actually started moving into this place everything went down hill. This house is basically fallen apart. Multiple plumping issues, AC issues, repair issues, water leakage, Pigeon issues etc. when I took my concerns to [redacted] during this Time it became and issue. I had to wait for month for someone to respond and when I finally received a phone call it was always in a rude and treating manner and not shortly after I was sent a notice that I need to pay my rent, which was completely ridiculous since my rent is always paid ahead. [redacted] then after a while was not the Property Manager anymore the new Managers were [redacted] and [redacted] who actually trying to do their job and I never experienced any problems with them at all. Then in September or October of 2014 my Property Manager changed again without any notification and I ended up with [redacted] again who denied that he was my property manager before and claimed he just started to become my manager in 2014. In the past and present time we had water leaking issues and Mold in this house since last year which just recently were fixed after month and month without any response and when I received any response I was either threatened with eviction, talked to like I was dumb etc... All my statements I`m making I can proof which I showed evidence multiple time to [redacted]. I contain 2 boxes of valid and supporting evidence proofing my case and if needed I will proceed. Today 03/25/2015 I was sent another notice again from Bennett Property? [redacted] that I was 489 $ behind in rent which is incorrect my rent is already paid for May 2015 which is documented on their papers. see nextDesired Settlement: next: I also supported [redacted] email documentation from 2010 with his Name on their stating that I have a positive credit of 477 $ which now magically disappeared. It is amazing for me to see that Bennett Property Management responded to this complain the same day when this complained was generated. We as Tenant wait for weeks even several month to hear from anybody but when it comes to this how fast they move. When reviewing all other complains about Bennett it becomes very interesting to see that I`m not the only one experience those issues and issues of similarities. [redacted] Housings Inspectors can confirm the issues with Bennett Property. I'm not able to download the whole file.

[redacted] home has passed every inspection through the section 8 housing program, or any issues the inspector may have had have been addressed in a timely manner. Bennett has also responded to any concerns of [redacted] in a timely manner. We have extensive documentation and vendors who can attest to this. While I am sorry that [redacted] does not feel we were responsive to her, I know that we addressed each concern as it came up and dealt with them in the best manner possible.

Review: Bennett Property Management company violated their contract with me and has fabricated a list of charges that were either non existent or not part of the lease. Per the documents received from Bennett, and finally over two months later, their attorney regarding the actual receipts, they renovated the house and much of the internals and decided to stick me with much of the bill including removal of garbage, redoing the back yard and other false charges which I have listed to them. It has been approximately 90 days now since my first contact with them regarding these and with over 20 emails sent, various voicemails to the property manager, broker, home owners, and now their attorneys office, I still am being ignored and not given any responses. They were late returning what small deposit they gave me (which their own contract states 14 days), It took near 60 days to give me the invoices from their repairs, which included a host of non related repairs, and I still cannot get a hold of anyone to try and negotiate. This has been the absolute worst business I have ever dealt with and am now having to pay for litigation against them to seek what I am owed, as well as fees accrued for legal assistance. I have documents for EVERYTHING including what they said I owed, what the invoices show, I have spoken with the current residents, and attempted every avenue of contact from email to regular mail and phone.Desired Settlement: I have put together a fair offer for both parties and am demanding the amount of $785 in return. I had a total deposit if $1695, of which only $177.74 was returned with a list of fictitious claims and charges. I have decided I would rather settle for $785 and admit what I feel needed to be done than seek legal help for what is legally owed per ** law.

I found a property for rent on [redacted] Ave and contacted Megan M[redacted] at the cell number provided. Her voice mail stated for faster service to send a text message. I left a voice mail and explained in my message I would also send a text. I sent a text message asking to view this property that day which was a Sunday and provided hours I would be available. I also asked for another date and time she would be available if Sunday wasn't going to work. She replied back to my text and stated: sorry I don't work today. Nothing more. I was frustrated to say the least. I decided to forget it and move on to something else. I came a crossed this property again on Tuesday so I decided to give her another chance. I called at 10 am and left a voicemail. I got no response. At 2pm the same day I looked up Bennett Property Management as they were the listed company for this house. I called them to see if someone else could help me. I also wanted to make them aware of what happened. I called the phone number listed on their website. The person who answered did not giver her name. I asked her if someone could assist me with seeing this property and she stated I would have to call the agent listed for this property. I explained I had and explained the situation. She stated she could call her and have her call me. I explained if the agent wasn't willing to call me herself, I didn't want to work with her. The response I got was oh ok. That's it. Needless to say they have a lot of properties for rent. I will not be using them and if I owned the above mentioned property, I would be furious.

I had Bennett Property Management on 2 rental properties that I own for the last 6 years and more, however within the last year the service I have gotten as an Owner has dramatically declined such that I essentially have paid a monthly fee with minimal property management. One of my properties was completely trashed and Bennett was not even aware the tenant had left and had allowed them to be several months behind with no action. Pets have been allowed at both properties without Bennett being aware or collecting pet deposits. What initially seemed like a good company has gone sour. I would not recommend them to anyone now when I bring problems to the broker they only make excuses instead of listening to my concerns or resolving the issue timely. In closing the management agreement they also have failed to refund all money due to the owner in a timely manner, causing hardships on top of unnecessary repairs because they were not paying attention to what the owners are expecting per the management agreement.

Review: My boyfriend and I paid $80 ($40 each) for the rental application, and we made sure to submit all of the requested documents. Since we applied, we have attempted multiple times to contact the agent via phone and email, but she has failed to respond.Desired Settlement: We need our application fees back, since clearly they were not addressed as promised.

As an owner of multiple investment homes, we have loved working with Bennett. Our property manager is one of the best in the business. She is professional and prompt in taking care of any issues that come up. She has done her best in taking care of our tenants just as we have done our best to maintain our homes. We also work with one other management agency, but I have found Bennett to be the easiest to work with.
