Mary, As I have stated numerous times to Paul D***, I bought a lead generation productWhen I purchased the product I was told by Paul "trust me you'll get leadsMy office uses real geeks which is another lead generation site, and they deliver REAL leads A lead is someone who is in the market to sell their homeI told him that he is a sales person who makes his money off of sales calls and leadsWhat if every single person who called him or he called wasn't a serious buyer or interested at allThat's not a real, qualified, genuine lead and he knows itI was on their facebook page which they screen heavily and have to approve commentsAnything negative written about the leads not being real are erasedI even had another guy on the bold leads fb page reach out to me when I said "these aren't real leads!"Of course, that was deleted Yes I was only on the site for days when I started complainingWhy after ONLY four days did I complain? I complained because I had received over leads that were OUT of the zipcode which I had paid for as an exclusive territory (a sales gimmick which they can't defend), OR people did not enter any contact infoNo nameNo numberNo emailJust an addressSometimes people would enter multiple times, same address with all fake contact infoOr the few times I actually connected with someone, they said..."please don't contact me I'm not in the market, I was just curious as to what my house is worth." One of them was even my neighbor and told me not to contact him! The client [redacted] entered into a 12-month agreement with our companyThe client's file indicates she had a clear understanding of her online marketing campaign and that it would generate unqualified leads in the early stages of the home selling process She was also made aware that it would take time to cultivate the relationship with these leadsAfter only months, the client requested to cancel, stating the reason as "not enough prospects wanting to sell now" We reached out to the client to review expectationsWe discussed follstrategies and acknowledged she was doing many things right We advised her to be consistent in her efforts as that would yield the best resultsShe stated that she did not have time to wait and did not want to spend money on leads that weren't ready to convert nowIn addition, she also requested a refund of her recent paymentAt that time we reminded her of the agreement she signed that states, "I am responsible for paying for the remainder of the contract termNo exceptions made for early terminations and no refunds" (please see attached) She then stated that the contract should be void because we did not provide her leads that were ready to sell now At that time we reminded her of our initial expectation conversation about different lead types and stages, which is also outlined in our terms of service (please see attached)At that time, she told us if we did not cancel her contract and refund her she would file a complaint with the Revdex.com We made every attempt to as assist the client, however, she was not willing to invest the time needed to find success

At first, it was overwhelming how many leads were coming in and I had no idea how to handle the leadsAfter a few months, I began attempting to make contact with the leadsFrom March to May, I have listed homes, and one is currently under contractI’ve earned over $39,in months! This is the best lead system out there!!

Total trash - nothing but out of area leads because FB has changed everything. All you have to do to get out of the agreement is threaten them with bad online reviews and they fold with no penalites. So glad I was able to get out when I did - otherwise I was on the hook for 9 more months. Zillow hotter leads are worth the money, BoldLeads is NOT.

How did you get out of it?

I checked them out and decided not to deal with them due to many complaints and terrible reviews. They still text me and solicit even after I demanded they stop. Time to up this game.

I am of the mind of Reviewer7456400. I believe the system is misleading, does not work well, and advertised falsely. They do want to call, and to tell you that you can't get out of your contract - but that is not beneficial. BoldLeads is not a good product and the service is sketchy. It makes me have questions about a company when they operate in this way. Why lock someone into a 12-month contract if your product is good? You shouldn't - but it is the only way they can keep generating revenue. I am completely dissatisfied and I have asked for BoldLeads to end my contract. I have not asked for a refund, but I do want my contract ended.

Also, be wary of these "positive reviews".

This client hired Boldleads to run digital advertising to generate real estate leadsShe signed up on 3/22/and committed to a 6-month contractAt that time, It was clearly outlined to the client that the generated leads were not qualified and that calling the leads was crucial to her success in
converting the leads into clientsIt was also explained that some leads that would be "not interested" in communicatingThe objective the advertising campaign was to generate leads and then start a dialog with those who were interested in speaking to an agentShe stated she knew how it worked.On 3/26/17, just a few days into the program, the client requested to cancel her contract due to lead qualityHer account manager reached out to her and reminded her of their previous discussion in which it was explained that the leads can take months to convert into clients and asked that she at least work the leads for daysThe client agreed to do so.Twenty days after signing her month contract, (4/10) the client requested to cancel againSince she had already received leads, she was provided early contract termination options such as: complementary coaching service on lead conversion, a contract downgrade to allow her to work the leads she had, or early contract buyoutThe client never respondedShortly thereafter, Boldleads received notice she was disputing her charges with the credit card company and that she also filed a complaint with the Revdex.com.All of our calls are recorded and were reviewed prior to responding to this complaint.• Complaint #-I explained to them that offering a free home evaluation online is not generating viable leads, in fact, most of the leads are "Just Curious." Why wouldn't someone enter their info if they're offered a FREE evaluation online?There were multiple times throughout the initial discussion where the client discussed the automated evaluation processClient understood that although each lead would receive an evaluation the objective was to call the lead to introduce herself as the local agent allowing her to cultivate relationship with homeowner• Complaint #- There's no need for them to talk to or meet an agentEven with their follquestion of "Have you done any upgrades?" doesn't work because some people respond with what upgrades they have done, however, they were just looking to find out how much that increased the value of their home, with no intention to sell.It was explained to client and she stated that she understood that she would be following up with these leads and that the home evaluation was just an introduction tool to assist her with starting dialog with homeownersIt was explained to her that she would need to call the leads and that the leads who would be at different stages in the home selling process to introduce herself as the local professionalMost leads will inquire with a status of “just looking” but it is up to the agent to call and find out leads actual need client stated that she understood this.This client received full leads in the first day campaignFrom those leads only -appeared to be contacted by the clientOf the small sample she contacted, was marked “hot” and others were marked“nurture”, the remaining were not contacted by client.This client disputed the initial charges with the credit card companyBoldleads will be responding directly to the bank to resolve the issueNo refund will be issued as client has already disputed credit card charge

The client, *** *** signed up on 7/11/signing a -month contract for an online advertising campaignThis campaign was designed to target homeowners in different stages of the home selling processIt was also explained that our system is designed to help our clients cultivate relationships
with these homeowners over time. On 9/14/the client emailed a request to cancel stating it has been months and she has not got a real estate listing (sale under contract) from the leads we provided her.On 9/15/the client had a discussion with one of our client care representativesThe client stated from the leads we provided she had homeowners that scheduled appointments with her to talk about selling their home and another good lead down the pipeline but it’s too far away for her. At that time, we tried to reset expectations and reminded her that this is a pipeline building campaign. We also discussed her follow up methods used to contact these leads and offered her complementary lead follow up coaching.The client declined the offer and asked to proceed with the cancellation and a refund of her September charge. Since she was still under contract so she was presented with the following options:Area change ( targeting a different neighborhood)Downgrade option ( stopping her current campaign and allowing her to use our CRM to work her existing leads)Contract buy out ( a reduced percentage of the contract value)All options were declined by the client. At that time, she stated that she was going to dispute her credit card charges and /or file a complaint with Revdex.com.Later that same day we received a call from the client and her bank representative regarding her credit card charges. After explaining the contracted agreement and what the charges were for the call ended.On 9/22/we notified the client that we would be canceling her account at the end of her current billing cycle with no contract buyout required. The clients' request for a refund of September charges was denied That same day, 9/22/we received a notice from the Revdex.com regarding this complaint that was filed.The client only ran her internet advertising campaign for months, receiving full leads (names, phone numbers, address etc) leads were notated by the client as "appointment set with the homeowner". There were also leads who engaged via email, they were flagged “follow up required” but no notation that they were ever called. In addition, there were leads flagged as “not contacted”. Boldleads delivered the advertising which generated internet leadsBoldleads does not guarantee that real estate agents will get listings from the leads because the work to convert a lead into a client rests in the real estate agent's handsThis client signed a contract with our company, we delivered what was purchasedThe contract clearly states that there are no guarantees or refundsIn this case, with the client having set appointments with our leads, we absolutely delivered on our product. No refund will be issued

Firstthe excessive amount of money charged ($per month)for non viable leads is a ripoffWe all know that some leads won't pan out to anything, however, when the majority of them are bad, such as in this case where the "lead" was just curious people, then that is not a viable leadHow this company can continue to charge these excessive amounts is beyond meOnce again, non viable leads, excessive charges = a ripoffThey send out an ad asking people if they want to know what their house is worth and get a free reportMost of the people where "just curious." What kind of lead is that? I expressed my concern after day when I realized these were not quality leads for the money I was payingI did take the advice of a rep to try it a bit longer, which I did, but with the same resultsI wanted out before anymore of my hard earned money was gone to these non viable leadsWhen I requested again to cancel, and not to charge my card, I was ignoredThey did in fact charge my card again and that's when I called my credit card to dispute all the chargesI have now received an email from Bold Leads claiming if the credit card is not resolved, that they will send my account into collections! Imagine the frustration I am going through with this companyI've responded to them, that I will put in a complaint with the Attorney General if they do that. Secondthey claim there was a lead considered "Hot." I saw that on the site, however, it wasn't me who entered that there! It was obviously a Bold Leads employee who went into my site and did thatThey also left me an email stating this "hot lead" wanted someone to come to her house for an evaluation (paraphrasing here)I thought, "hmm that is weird, I've never gotten that before." So I called, left a message and of course, no one called backSomething was very fishy about this "lead." It was bogusSo now the company resorted to playing gamesUnbelievable. Consumers need to be aware of this company

This client rejected the assistance from our company that she obviously needed to work her leadsWe offer training, scripts, live and recorded webinars, live coaching on how to work with internet generated leadsThis client did not call the majority of her leads. On 2/27/17, *** hired Boldleads.com, after speaking with a company representative at length, to professionally manage an advertising campaign and have access to our subscription softwareThe program purchased, Pro Subscription, was prepaid for a six month term. A Pro Subscription
includes: Unlimited landing pages, an interactive software interface, zip code exclusivity and a professionally managed advertising campaignBoldleads.com created the advertising campaign and launched it within hours (March 1, 2017)The campaign was successfully running for days generating full leadsOn March 7, 2017, the client began to make requests for customization which were outside of the scope of our agreed upon servicesThe client's requests were responded to promptly with clear explanations of the Boldleads.com marketing design and servicesOn March 10, 2017, the client's husband requested to have someone from Boldleads.com manage his FaceBook advertising under his personal FB ad manager accountHe was advised this is not a service Boldleads providesThe client's husband then requested administrative privileges to our company FaceBook advertising manager accountHe was advised this is proprietary information and not something Boldleads could allowThe client's husband asked to customize his the landing page to have specific information removedHe was advised that Boldleads would not adjust the ad copy and that our landing pages are extensively tested to produce the best results for our clientsThe client's husband had a concern about a test message he sent via the Facebook Messenger that was not responded toClient was advised Message management outside the scope of Boldleads marketing services and was not part of the advertising agreementWe encouraged the client and her husband to work the system as designed, because it is proven to be effective and has brought many of our clients great successThe client's husband refused to follow our system and requested a refundWe at Boldleads, pride ourselves in our top-notch customer serviceWe have fulfilled the contract and the client received a higher lead count than average from the short period the campaign was permitted to runHowever, this client did not appear to understand the service they had purchased despite: a clear explanation from the initial representative, a clearly worded signed agreement detailing the services, attendance at an On- Boarding webinar and numerous interactions with our support staffBoldleads has a zero tolerance policy for abuse and threats and although Boldleads fulfilled the terms of our agreement, in a show of goodwill we will provide a refund of prepaid services and unspent ad budget funds

Boldleads did not misrepresent our product or expected results.  We are billing as per the terms our our signed agreement with the client.

On August 15, 2016, [redacted] executed a three-month contract with BoldLeads for access to the Boldleads lead follow-up platform and management of an internet advertising campaign. Boldleads provides ad management for marketing on the internet and makes no claims about the quantity or quality of the leads that result from the marketing campaigns. Boldleads delivered and this client received a total of 22 full leads, 4 partial leads and 29 address capture leads after 9 days of an active ad campaign.*See attached screenshot of client's account showing leads up to the day she asked to cancel.  The client agreed to a 3 month subscription with Boldleads and ads were designed and placed, with 55 leads delivered. The client is in breach of this contract.This client claims, in her Revdex.com letter, that she has spent $1200 with Boldleads. The actual amount spent to date  is $599 ( see attached invoice).  The breakdown is as follows:$199 - Monthly subscription Pro charge - (A Pro Subscription includes: Access to the lead follow-up platform, unlimited landing pages, an interactive software interface, zip code exclusivity and a professionally managed advertising campaign.)$200 Non refundable setup charge$200 - Monthly recurring Ad Budget charge -  (This pays for the upcoming 30 days of online marketing.  This payment draft was to have covered marketing costs from 8/16 -9/15.)The client’s advertising campaign ran for a total of 9 days with a total advertising spend of  $69.78. The client’s ad campaign has been stopped and on 8/30/16 the client was refunded remaining Ad Budget balance of $130.22. The client also disputed this advertising budget charge with her credit card company on 9/24/16 despite receiving a refund. This client stated that she has tried all of Boldleads recommended lead conversion strategies.   The client  has only been with BoldLeads for 10 days.  Many of our strategies suggest following up with leads for a two-week period. The client has not had the time to try all of the recommended strategies. The client stated Boldleads Support was not available to her for days. Boldleads offers both email and live support. On 8/25 client scheduled a Support call for 8/29 despite of the availability of earlier time slots. The client also received support and guidance from our Facebook page (see attached).The client stated that she was told, “it takes 12 months to close a deal.”  Her Boldleads Account Representative reached out to her immediately and reminded her that she was only 4 days into her marketing campaign and that it was too early to make a judgement call based on the 22 leads she had received.  The client was told deal times vary and that internet advertising is a long-term venture. Most of our real estate agent clients report their lead conversion time range to be between months 6-12.At that time, when the client was talking to her Account Representative, the client asked if she could add a ‘Buyer’  advertising campaign to her already purchased ‘Seller’ advertising campaign. She was advised to complete her 3 month contract starting with Sellers only before adding additional campaigns.

9/26/17, [redacted] (Client) signed a 12-month contract with Boldleads (BL) for online marketing to generate leads.  BL explained the minimum advertising budget yields ~25 leads per month. On 9/28/17, client participated in a BL call explaining that incorrect information provided by the...

public was to be expected.  Client registered for BL webinar for system explanation and lead expectations.  BL has no record of client attendance. 9/30/17 Client requested BL update his ads with his brokerage & license information. Completed on 10/1/17.10/13/17 Client requested to cancel his account due to poor lead quality. Lead quality expectations had been outlined to the client 2x & are BL TOS. BL reaffirmed lead expectations, contract terms, & offered add-on product to enhance lead information at no charge. Client accepted.  10/16/17, Client spoke with BL & was excited about a lead that could convert into a sale.  10/16/17, BL discussed client's concerns re: high lead volume. He received 30 leads in < 3 weeks  exceeding expectations.  BL confirmed that his account was overperforming.  10/18/17, Client emailed - upset with number of leads & that “fake” people were submitting leads.  BL communicated that they were researching his concern.10/19/17,  BL called client.  Client incorrectly stated that BL was not in compliance with CA boards & that BL is not licensed to do business in California.  He accused BL of manually entering in “fake” leads.  He claimed BL of running blind ads.  BL assured him that none of this was true. BL offered to show client ads & to verify legal compliance. Client became aggressive & uncooperative on the call & hung up.  Client threatened legal action in email. Client's concerns have been addressed within 24 hrs.  Client wrongly accused BL of illegal practices. BL terminated Client's agreement without penalty due to abuse & slander on 10/25/17.  BL has a zero tolerance policy for abuse/slander. To date, the client has paid BL a Total of $549.

I was referred to boldleads through a friend in a mastermind group who was having success with it in a high-end area in south Florida, so I decided to give it a shot.

I signed up for the seller lead system about 4 months ago with a modest advertising budget and was off to the races.

My account rep scheduled a welcome call for me, which helped me get everything set up correctly and we went through my system for converting leads which my team does well at with buyer leads. This alone was impressive to me.

Then the leads started coming in fast. Most are people who own who are looking to see their property's market value and aren't looking to sell for a few months, which isn’t a bad thing. I found this to be helpful in setting appointments and giving them a market report and cma, and getting them to sign a listing agreement that doesn't take place for a few months.

I've listed 4 homes so far with an avg list price of 450k and have 3 more listing appointments set for the next few weeks. I have hundreds of leads and I know there are even more opportunities in there that I haven't found yet.

The roi with this system is too good to ignore and the tools and landing pages that are included are worth the 199 price alone. All in all, it is a great product and the team there is very responsive and helpful and always have helpful tips to share or new templates or features to show.

Client statement regarding BL placing blame on them that we were not doing something right.  It is not BL practice to place blame on our clients.  BL empowers our clients to find success by offering multiple webinars, lead conversion sessions, and coaching sessions, all complimentary.Client statement on additional coaching calls:  Coaching calls are client initiated and scheduled by the clients we have multiple coaches available to help. Client states that they reached out on 1/31/18 and only received an email response. 2/1/18 BL support reached out to client and to discuss concerns,accommodated customization were made.  2/9/18 Client scheduled a support call but was not available when BL reached out.2/13/18 Clients credit card goes into decline2/14/18 Client states they are still waiting for a call even though they received a call on 2/1/18 and were not avail for the second scheduled call on 2/9/18.Boldleads has made every effort to help this client be successful and accommodate his requests.
