problems very very serious and always have which is why we have performed regular sweeps of this building, but everyone got busy during the spring and summer months which kept us from regularly checking. Our exterminator went to to the building on Wednesday 9/2/15 and determined that there are a few apts that do have serious housekeeping issues as well as pest and one of them is coming from #[redacted], Ms. [redacted] apt. The exterminator let her know what needs to be thrown out  and how to prepare for treatment unfortunately he stated that she has so much stuff that he is going to have to give her some time to dispose all of it all. He also took pictures of the condition in which she and her child are living. Ms. [redacted] just left my office and I reiterated to her what the exterminator had reported and that we will be back and I personally will be there to insure that everyone is doing what is requires in order to get any and all problems,  be it pest and or housekeeping taken care of once and for all! I also tokld her in the future instead of going to the Revdex.com to complaint she needs to come to me for any problems or  further concerns she may be having! However I think she was afraid to come to us in fear she would have to throw out lots of her belongings out ....I do understand that concern but in order to exterminate properly it has to be done. Our exterminator told me he would try to salvage what he can but she has lots of clutter.

We had and are still holding another apt for this resident and have been in communication of her.

Tell us why Here is a brief rundown on why Mr. [redacted], was turned over to collection:He took over an existing lease (LTO) which ended on 7/2/15, he signed an addendum, that he was taking the apartment"as is"which is clearly defined in the  addendum which I have attached (addendum part 1) it is...

agreed and  signed by all parties and dated.With this addendum,  is also the move out inspection,  for the first tenants, this move out inspection was done on 7/3/14 and we forfeited $25.00 from the first residents deposit for cabinet repairs, which all parties had agreed upon and signed. see move out inspection for resident #1.When Mr. [redacted] moved in we had him sign, a new lease agreement that started on his first day of tenancy, 7/3/14 and ended on 7/2/15, in addition to the addendum part 1.We went thru the entire lease  with Mr. [redacted], and had him initial and sign all important clauses in the lease. On page 2, clause 10. under Notices, it states that we have to have a 60 day notice prior to you vacating the leased premises. it clearly states that you must comply with a written 60 day notice and also pay through the 60 day notice.  Mr. [redacted] initialed and signed, however,  when he gave us his 60 day notice it was dated 5/31/15, which means he is responsible for the rent thru 7/31/15. (all forms are attached). In addition he did not leave us a forwarding address, so all correspondence  sent to  him had to be sent to his old address in hopes that he had left a forwarding address with the post office,  therefore,  anything sent would safely find him. Unfortunately, this happens a lot and if we can not get in touch with a resident this is what we have to do. If it does not come back to us, hopefully it got to the resident and in this case all correspondent didnt come back to us so we are to assume that he received. Ms. [redacted], who is in charge of the security deposits said she spoke to Mr. [redacted] on or around 8/18/15, to explain our position and advised on what was owed and what needed to happen in a timely manner. He did a move out inspection on his last day of tenancy and signed his move out inspection which stated why he was being charged. He had painted several accent walls in the apartment and when he accepted the apartment "as is" there was already a  hallway wall that was painted black.Unfortunately,y as many forms as there is to sign and as much as we try to help residents understand the importance of complying fully with  the lease agreement and to understand that this is a legal binding contract per the last paragraph of the lease typed in bold. We do not like forfeiting resident security deposit, in an Ideal Property Management World,  we want our resident to leave happy and to get a full return of their deposit! Particularly from a business standpoint, if the apartment is clean it is much quicker to turn over (the apt),  which means quicker return and sec deposits get fully refunded and the resident is happy.I hope Mr. [redacted] understands our position!      here...

Tell us whIt was reported that all issues were addressed. She reported the leaky faucets on a Friday and they were all fixed by the followingWednesday. We tried to repair her refrigerator but could not fix it so we got her a new one. I'm not sure of the time line of the fridge situation...

Dear [redacted],My name is [redacted] and I am the Violations Coordinator for Broadway Management Group. In April, we tagged your vehicle for a flat tire and requested it be removed or repaired. You had changed the tire to a spare and moved it to the side of the building by the dumpster. On...

June 6th, I personally came to the property ([redacted]) and tagged the vehicle another time for a flat. This time, the flat was the front, passenger side tire. There was also significant damage to the front of the vehicle. In our opinion, both of these factors made the vehicle nonoperational. In your lease, it states:Page 5 Section 29 ParkingWe may regulate the time, and place of parking cars, trucks, motorcycles, bicycles, boats, trailers, and recreational vehicles by anyone.  We may have unauthorized or illegally parked vehicles towed under.  A vehicle is unauthorized or illegally parked in the apartment community/residence if it:(1) has a flat tire or other condition rendering it inoperable, or(2) is on jacks, blocks, or has wheels missing, or(3) doesn’t have current license or no current inspection sticker, or(4) takes up more than one parking space, or(5) belongs to a resident or occupant who has surrendered, abandoned, vacated or been evicted from the apartment, or(6) is parked in a marked handicap space without the legally required handicap insignia, or(7) is parked in a space marked for manager, staff, or guest at the offices, or(8) blocks another vehicle from exiting, or(9) is parked in a fire lane or designated “no parking” area, or(10) is parked in a space marked for other resident(s) or unit, or(11) is parked on the grass, sidewalk, or patio, or(12) blocks garbage trucks from accessing dumpster.The vehicle was a direct violation of your lease and subject to being towed. When I tagged the vehicle, I gave 48 hours to repair or remove, before Dave's Towing was to come to the property to remove the vehicle. On June 8th, I went to the property to check if the vehicle situation had been resolved, and it had not. We had the vehicle towed due to the failure to comply with the notice. With the towing company charging you $177 to receive the vehicle back, that unfortunately was a fee incurred due to the failure to repair the vehicle when requested, and having to have the vehicle towed because of this.
