Revdex.com:
I have reviewed the response made by the business in reference to complaint ID ***, and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear below
I don't know were this Ms' *** received a written, filled out application and credit check authorization from me on a rental in San DiegoI never filled out or signed any authorization for a rentalSo that alone is Not TRUE at allI would like this company to provide copies to me and the Revdex.com on her response to those allegationsAlso, just notifying ProCollect Inc in Dallas does not remove the BAD MARKS on my Credit ReportsThey, Cal Prop Management Inc, have to notify all, and I mean every Credit Reporting Bureau out there that has already RED LINED my credit with this reporting that they createThis woman, who ever she is name Alexis *** says " contact me if you need us for anything further"Well, I called her yesterday morning and left her a messageOnce again, she never called me backI need proof, written proof from all major-Credit Agencies showing that this matter is completely cleared off my nameIf they don't know what major credit agencies, they can get that information from there business partners, PROCOLLECT INC., since Cal Prop Management Inc falsely reported my name to them for collection. They (Cal Prop Management Inc) caused this problem, so now, they should legally and properly correct it
Regards,

After the tenants discovered and reported (02/16/2016) the a minor leak in the back of the bedroom closet, a Technician was dispatched to locate the leak and repair the source of the leak (fridge leaking). Our Technician reported that flood remediation was required and a
professional flood restoration company was promptly dispatched to remediate the situation and do the repairsCarpet is pulled back, padding is removed and replaced and walls and surrounding surface tested with moisture meter for moisture levelsNo mold was visible or discoverDry-out is done with blowers and dehumidifiers and tested againAfter the work is completed everything is restored (carpets / drywall / paint as needed) When the tenants later indicated that they smelled mold, we sent a certified mold inspector to investigate.and test for moisture, No visible mold was detected and surface moisture test were negativeTenant later indicated that they had a mold test conducted, but refused to share the test results when requested to share the report even after multiple requests for them to share this information so that we could evaluate the report findings and determine the appropriate response to resolve this matter

Cal-Prop is a JOKEThey are completely unprofessional, UN-ORGANIZED and their prices for the "clean up" for our move out & rent in general for what they offer are grossly over priced!
1) From the beginning, my fiancé and I moved in under HOBAN MANAGEMENTThey sold the complex to Cal-Prop a few weeks afterwardsThe few weeks under HOBAN were great - the property was clean & the manager was there in the office everydayOnce Cal-Prop took over - we NEVER SAW a Cal-Prop employee thereAt the Casa Loma Apartment, there is one BBQ at the complexThe propane tank was never to RARELY refilled when we lived the Casa Loma Aptsin South Park/Golden HillMy fiancé had to buy and replace the tank TWICEWhen we emailed about it - the response was "we can reimburse you, just save the receipt." NOT THE POINTYou're supposed to be taking care of US, your TENANTSIt's ONE BBQsend your property manager to maintain it!
2) Our two bikes that were locked up were stolen from the bike racks within a GATED COMPLEXEmailed them, pathetic response "Sorry to hearYou can file a police report if you want." Geethanks for nothing
3) Service request for a heater issue took about a month to get taken care ofThe tech came to the apt and called me mins before? I was at workLuckily my fiancé was homeYou're a month late to getting this done and now you show up basically unannouncedand they basically did some *** poor half *** job of fixing it, something that a child could have doneClearly not technicians who are paid well to do quality workKeep this in mind for later
4) We decide to submit our day notice on July 6thI forward our mail with USPS on July 20thWe move out on Aug6th, clean that place well, speckle the holes in the wall ourselvesWe're confident we'll get some deposit backAt least 25% of itAlexis S is the Property Mgrwho we are unfortunately left to deal withShe states that they are required by law to send us a check for the remainder of our deposit by days after the move out dateOk coolweeks go bymy fiancé emails herShe responds, "we've sent the check, hope you forward your mail with USPS." Okanother week goes byMind you, we moved from South Park to Point Lomamins awayWhere is this check? We email againAnother pathetic response "If you want us to put a stop payment on it, we can buy it will be $35, let me know." Uhhhhh okWe decide to wait another weekweeks go byWe've now lived at our place almost monthsNothing in the mail - no phone calls from Cal-Prop - ZERO!!! We email again and decide to just eat the $stop payment feeThen Alexis emails stating "she had the wrong account up the entire time (months of going back and forth and you couldn't get the CORRECT ACCOUNT UP?!!! You call yourself a MANAGER? HA! So now she's writing us with this BS EXCUSE "You don't get any of your deposit back, we used it all & you "SHOULD HAVE" received this disposition letter in the mail BUT Im attaching it now." You've basically been LYING to
us when you would write "your check is in the mail" WHAT CHECK?!?!!! If you used al our deposit there was NEVER A CHECK MAILED OUT MSALEXISAnd had the audacity to bill us the stop payment fee?! Get out of here ????
THIS wonderful email was sent to us weeks agoThat was the end of her email - NOTHING ELSEI'd like to add we STILL HAVE NOT RECEIVED THE HARD COPY OF THIS SUPPOSEDLY MAILED DISPOSITION DOCUMENTBased off previous encounters I'm calling BS on anyone from Cal-Prop mailing us the disposition doc
Early last week I get a collections bill for $from Cal Prop!!!! They're seriously saying that it took $1800+ to clean a 1bdrm/1ba sq ft apt?!!! And used ALL of our $deposit! They didn't call us but would rather as the unprofessional cowards this business runs itself upon - puts me into Collections?!!! There was NOTHING IN ALEXIS EMAIL that clearly stated "Please remit payment" or "There is a balance due"
We call - of course nobody picks upSo left a vmailTo only get a message reading off the disposition documentDisappointing cust service - tell me something I don't knowI can read the collections billBUT YOU SERIOUSLY THINK THIS IS HOW YOU TREAT PEOPLE & TENANTS???
From the disappointing experiences living at one of your buildings to the terrible customer service after we've moved out I WOULD NEVER RECOMMEND CAL-PROP TO ANYONE!!
If you're not renting one of their beach front rental properties (this is where they bring in MOST of their $$), all the other small complexes are treated as second tier prioritiesJUST DONT DO IT! At least have the decency to call me or my fiancé regarding billing issuesNOT ONCE HAVE THEY BEEN FORTHRIGHT IN ATTEMPTING TO CONTACT USWe always have to contact them & wait days for a response

Cal-Prop failed in managing my property
I rented a home, and at the time of lease signing was promised that it would be cleaned and the dog odor from the previous tenant would be removed from the carpets
I started paying rent Feb 1, and because of having to move across country, moved in Feb As of Feb8, no one had cleaned the apartmentThere were still nails left in the wallsThe dog odor was so bad that it caused my allergies to act upThe walls had multiple marks on themThe disposal did not workMultiple light bulbs were burnt out
The garage door openers did not workI have been living here for a month and they still have not given me the garage door keypad codeThe key lock for realtors was left on the door two days after my move in
Essentially, no one had viewed the apartment after the previous tenant moved out and I moved in
I had to remove all of my belongings so the carpets could be re-cleaned not once, but twiceYet, they still smell of dog odor
Also, the broker was caught in multiple lies about the condition of the propertyFor instance, he had stated that the carpets were cleaned twiceHowever, the carpet cleaning service only had record of them being cleaned once
When I brought all of this to the attention of Cal-Prop management, they said that the best they can do is apologize
Really? What can I do with an apology?
I will never use Cal-Prop management again, and I suggest the same to you

In this communication trail on the Revdex.com, the tenants have not provided any additional information other than rejecting the information provided..
Since our previous response we have scheduled an environmental lab to conduct air samples and based on the the results from that report a contractor has started today (03/29/2016) to do additional work on the premises. Tenants cannot occupy or access the construction and/or containment areas during this time period of exploration, investigation, construction and remediation according to code. Depending on the completion of the work schedule, another environmental test will be conducted and the return to the condo will depend on the time and results of that report.

[All information has been provided and should be on file, not true Cal-Prop is updating me often, I have been contacting them via telephone calls, emails, basically updating the business of issues and concerns, it's a lie Sheriffs dept stated "quiet upon arrival" Cal-Prop refuses to address issues and problems.

The preliminary walk through with estimate is just that:  Preliminary.  It is not a guarantee of a return of any specific portion of the deposit.   It is not possible to be 100% sure of the precise charges against a deposit until the tenant fully moves out.  The deposit was mailed on the 21st day.   Ms [redacted] indicates that she wants Cal-Prop to be responsible and unfortunately our contractual abilities were terminated and we can no longer act on behalf of the owner.  Her complaint is actually now about and to the owner.  She may want to hold Cal-Prop responsible, but it is contrary to applicable law and business norms.   We with Ms [redacted] the best of luck.

- This property was terminated by the owner due to wanting
to place the property on the market to sell and Cal-Prop no longer manages the property.  This was explained to Lisa and Joshua multiple times.  All communication should be...

through the owner.  We no longer have the ability to take any actions on the owners behalf.    [redacted],  [redacted].   cell number is ###-###-####.   Even if we wanted to resolve an issue we could not.   We encounter this and tenants seem to fail to understand even with repeated explanations about the process so it is possible that after a number of the same exact explanations that a person explaining the same thing again could sound "rude".
- [redacted] and [redacted] were all in contact with this tenant
about the security deposit refund.   My final talk with her in early
September resulted in informing her that they would have to speak to the owner
about disputing the charges, as Cal-Prop handed down the charges that owner
instructed.
- The tenant did not leave the property, "as nice or
better" than she moved in and was billed less from the owner than I
thought that she should have been billed.
- Cal-Prop completed the security deposit on the Monday
following the 21 days, as the tenant stated that she dropped her keys off on
Saturday 7/5/14 but was scheduled to vacate on Monday 7/7/14.  Cal-Prop
sent out the security deposit refund on Monday 7/28/14.
- Cal-Prop sent out the charges that the owner incurred from
their contractor's invoice to the tenant with Cal-Prop reviewing/reducing some
charges for items listed on the move-in inspection.

[It is unfortunate that despite the marred history that Cal Prop held with the community and Revdex.com (number of complaints with the state attny general as well) we were convinced this would be a good home for us and decided to work with this business anyway. The person responding to our charges, is new and was not the person we had regular communication with over the leased year we rented. This person does not reflect the standard of behavior that we were previously used
to working with. Everything stated in our complaint is documented and supported by emails and records of initial and final inspection upon our vacating which is in WRITING that we were vacating on SATURDAY JULY 5, 2014.
Keys were dropped in their business mailbox as agreed to mutually with the business. They were closed on the day we dropped off the keys. Photos are available before moving in and after vacating. We made many improvements in maintaining
the property while we lived there because it was our home and we made it cared for. we never sought reimbursement for repairs, yard cleanup or replaced items around the home. regardless if they are no longer working with the owner, they were
responsible at the time of our departure from the property as well as the difficulty in settling an otherwise simple move out.}

The leak/mold issue was reported on 2/14/16.  CalProp did send a maintenance person to our home on 2/15/16 and at that time he witnessed mold on our personal items, and even took my moldy tennis racquet cover with him to show management that there was a significant problem.  The problem was not remedied properly and over a matter of weeks the mold continued to exacerbate respiratory distress for me and my children.  Multiple times I informed the manager at CalProp about the situation and his responses were rude and uncaring.  Via email he told me that since he couldn't smell mold that it was my housekeeping issue and suggested I use the household cleaner of my choice and take care of it.  When the problems continued and worsened, we were left with no choice other than to pay $399 for a professional mold test.  When the results proved that harmful molds were present in the unit, I received a very unprofessional email that stated, "I strongly suspect the results of the test you ran show that there is not a dangerous environment in the condo.  I also strongly suspect that if we are forced to run a second test, the results will be the same."  His email then went on to threaten that I would have to pay for CalProp to complete their own mold testing.
This is an unacceptable manner for a business to treat their customers, particularly when there is a health and safety issue involved.
