I have received your email information. Just for your information, [redacted] Property Manager of Cal-Prop Management Inc, San Diego, Ca. called me on 09/11/2014 in the a.m. She informed me that after reviewing the files, they were going to submit a request to PROCOLLECT INC in Dallas, Texas to remove my name from the debt collection.
She stated " that they realize that I did not sign any contract, so I was not responsible for this debt".
They should have done there proper investigation way before all this took place. Furthermore, she emailed me a notice from her company, and a letter from PROCOLLECT INC . ProCollect and Cal-Prop say that it would be off my record within 3-weeks.
Hopefully that will be the case.

Cal-Prop failed in managing my property.

I rented a home, and at the time of lease signing was promised that it would be cleaned and the dog odor from the previous tenant would be removed from the carpets.

I started paying rent Feb 1, and because of having to move across country, moved in Feb 8. As of Feb. 8, no one had cleaned the apartment. There were still nails left in the walls. The dog odor was so bad that it caused my allergies to act up. The walls had multiple marks on them. The disposal did not work. Multiple light bulbs were burnt out.

The garage door openers did not work. I have been living here for a month and they still have not given me the garage door keypad code. The key lock for realtors was left on the door two days after my move in.

Essentially, no one had viewed the apartment after the previous tenant moved out and I moved in.

I had to remove all of my belongings so the carpets could be re-cleaned not once, but twice. Yet, they still smell of dog odor.

Also, the broker was caught in multiple lies about the condition of the property. For instance, he had stated that the carpets were cleaned twice. However, the carpet cleaning service only had record of them being cleaned once.

When I brought all of this to the attention of Cal-Prop management, they said that the best they can do is apologize.

Really? What can I do with an apology?

I will never use Cal-Prop management again, and I suggest the same to you.

Review: Cal-Prop Management, Inc,submitted my name to a collection agency (PROCOLLECT INC. IN DALLAS, TEXAS-PCI acct.# [redacted]) for supposely a lease contract debt. I did not have any written contract agreeemt with Cal-Prop Management, Inc. on the rental lease home unit in question on Cable Street, San Diego, 92107.I have never lived in San Diego.I have never sign to be a Lessee or grantor @ all.I received a phone call on July 25, 2014 @ 2:40pm from the Collection Agency.The Collection Representative was using pressuring tactics to get me to agree to pay this debt collection. I didn't know what he was referring to,when he stated to me,have you checked your credit report.Well,I did, and now it has been reported to all credit bureaus as a debt collection account, ruining my credit. It was reported to all the credit bureaus going way back since May 01, 2014.I contacted Cal-Prop Management on July 28, 2014 and spoke to [redacted],whom I was informed by the office staff,was the Manager in charge.Well,according to the Web-site, [redacted] is listed as Excecutive Assistant (858-768-4311) After hearing my complaint about the credit collection calling me & Cal-Prop reporting to the collection agency on this collection that I don't have any legal obligation to,[redacted] informed me that she will research it and do a complete investagation on it and get back to me. She never call me back.I then called & spoke to a rep.@PROCOLLECT, INC on 8/11/2014.The representative informed me that Cal-Prop Management had submitted 3 names to the Collection Agency for a debt of $1361.00 Until Cal Prop Management Inc says otherwise, all names that were submitted are subject to collection of the debt.PROCOLLECT has send [redacted] a Debt Collection bill concerning this debt collection charge.The bill has increased to $1368.43. I have all documents showing that my signature name was never on any contract at all.This negligent,false reporting has caused a tremendous amount of stress in my life.Desired Settlement: Have Cal-Prop Management Inc, contact PROCOLLECT INC in Texas and have them remove my name from any collection debt. Notify all credit bureaus that were notified and have red-line my credit report, to correct it and remove that incorrect, false, negligent reporting. Reimburse any monies that will be due back to me for having to go through this despicable harassment. Cal Prop Management has caused me an abundance amount of stress, time, having to deal with this defamation of character. Cal-Prop Management Inc despicable, fraudulence reporting on indivisuals for collection is uncall for. If they would have done there proper research and investigation, as they had informed me they were going to do, they would have realize that I was not the party on any contract of a Lease Rental Home, and was not a Grantor either. I never have been at all.

It appears you did do the application and the credit check however, I have not been able to find that you signed the form that makes you responsible for this disputed funds. That said we will have it removed from your account as soon as possible.

I don't know were this Ms' [redacted] received a written, filled out application and credit check authorization from me on a rental in San Diego. I never filled out or signed any authorization for a rental. So that alone is Not TRUE at all. I would like this company to provide copies to me and the Revdex.com on her response to those allegations. Also, just notifying ProCollect Inc in Dallas does not remove the BAD MARKS on my Credit Reports. They, Cal Prop Management Inc, have to notify all, and I mean every Credit Reporting Bureau out there that has already RED LINED my credit with this false reporting that they create. This woman, who ever she is name Alexis [redacted] says " contact me if you need us for anything further". Well, I called her yesterday morning and left her a message. Once again, she never called me back. I need proof, written proof from all 3 major-Credit Agencies showing that this matter is completely cleared off my name. If they don't know what 3 major credit agencies, they can get that information from there business partners, PROCOLLECT INC., since Cal Prop Management Inc falsely reported my name to them for collection. They (Cal Prop Management Inc) caused this problem, so now, they should legally and properly correct it.

I have received your email information. Lance was my representative with whom I worked and he was very professional. We live in a different state and when contacted he did all that he could to find us a renter for our unit and he rented the unit for even more than we asked.

Review: we moved from the property at [redacted], on July 5, 2014 after renting there a year.

(Owner decided to sell).and paid a prorated rent for the 5 days. we received a walk through inspection after vacating and cleaning the premises, leaving it

cleaner than when we moved in(documented), as it had been vacant for almost a year before we moved in.

We called numerous times and emailed numerous times with no response regarding our returned deposit. Either got the run around or got ignored, when finally speaking to

a representative, was spoken to in a condescending and rude manner. Inspection document and discussion was ignored and more was deducted from our deposit than agreed

to on final inspection. Amount of deposit expected was considerably lower than agreed and was sent to us beyond the 21 days expected. The excuse given that it was not

able to be sent in a timely manner because their offices were closed and could not be processed.Desired Settlement: $400.00

- This property was terminated by the owner due to wanting

to place the property on the market to sell and Cal-Prop no longer manages the property. This was explained to Lisa and Joshua multiple times. All communication should be through the owner. We no longer have the ability to take any actions on the owners behalf. [redacted]. cell number is ###-###-####. Even if we wanted to resolve an issue we could not. We encounter this and tenants seem to fail to understand even with repeated explanations about the process so it is possible that after a number of the same exact explanations that a person explaining the same thing again could sound "rude".

- [redacted] and [redacted] were all in contact with this tenant

about the security deposit refund. My final talk with her in early

September resulted in informing her that they would have to speak to the owner

about disputing the charges, as Cal-Prop handed down the charges that owner

instructed.

- The tenant did not leave the property, "as nice or

better" than she moved in and was billed less from the owner than I

thought that she should have been billed.

- Cal-Prop completed the security deposit on the Monday

following the 21 days, as the tenant stated that she dropped her keys off on

Saturday 7/5/14 but was scheduled to vacate on Monday 7/7/14. Cal-Prop

sent out the security deposit refund on Monday 7/28/14.

- Cal-Prop sent out the charges that the owner incurred from

their contractor's invoice to the tenant with Cal-Prop reviewing/reducing some

charges for items listed on the move-in inspection.

[It is unfortunate that despite the marred history that Cal Prop held with the community and Revdex.com (number of complaints with the state attny general as well) we were convinced this would be a good home for us and decided to work with this business anyway. The person responding to our charges, is new and was not the person we had regular communication with over the leased year we rented. This person does not reflect the standard of behavior that we were previously used

to working with. Everything stated in our complaint is documented and supported by emails and records of initial and final inspection upon our vacating which is in WRITING that we were vacating on SATURDAY JULY 5, 2014.

Keys were dropped in their business mailbox as agreed to mutually with the business. They were closed on the day we dropped off the keys. Photos are available before moving in and after vacating. We made many improvements in maintaining

the property while we lived there because it was our home and we made it cared for. we never sought reimbursement for repairs, yard cleanup or replaced items around the home. regardless if they are no longer working with the owner, they were

responsible at the time of our departure from the property as well as the difficulty in settling an otherwise simple move out.}

The preliminary walk through with estimate is just that: Preliminary. It is not a guarantee of a return of any specific portion of the deposit. It is not possible to be 100% sure of the precise charges against a deposit until the tenant fully moves out. The deposit was mailed on the 21st day. Ms [redacted] indicates that she wants Cal-Prop to be responsible and unfortunately our contractual abilities were terminated and we can no longer act on behalf of the owner. Her complaint is actually now about and to the owner. She may want to hold Cal-Prop responsible, but it is contrary to applicable law and business norms. We with Ms [redacted] the best of luck.

The WORST in over 40 years of renting. If I could give a rating below zero I would. I asked to change from the boy assigned to this rental who has no listening skills, non-existent customer service skills (verified by a handyman that this is a frequent complaint), does not write anything down, does not return calls, does not follow-through. They did not provide lease agreed landscaping for >2.3 months, sent emergency service to the wrong part of town, took over a month to do half of a toilet repair, and at nearly 3 weeks from the day the fence fell over, the backyard is still exposed to a busy street. And that's only half of it. They should no charge the owner.

We are addressing the tenant [redacted] concerns and are actively trying to resolve the situation by seeking a solution by all methods within our means, and have responded to the tenant's complaints and concerns regularly and often. We have contacted the police regarding noise and [redacted] smoking complaints but there report state "quiet upon arrival". We have also engaged our attorneys regarding these concerns and have to follow the law. It is an open case that we cannot discuss private information regarding other tenants. [All information has been provided and should be on file, not true Cal-Prop is updating me often, I have been contacting them via telephone calls, emails, basically updating the business of issues and concerns, it's a lie Sheriffs dept stated "quiet upon arrival" Cal-Prop refuses to address issues and problems.

Review: On December 12, I e-mailed [redacted] our bathroom and kitchen sink needed repair. On December 13, he e-mailed me back that he would send maintenance to fix it. I followed up on December 28 since nobody came to fix it, and he e-mailed back that he has no control over maintenance arrivals and that he would speak to the maintenance director. It is now January 8, and nobody has came by to fix both sinks. The kitchen sink is spraying water out of a small whole and may ruin the counter. I have not had an issue in the past with maintenance, so I'm led to believe that Cal-Prop does not want to fix this because of another incident that happened during December.

On December 15, I e-mailed [redacted] and told him that me and my husband were looking to move to reduce our rent. I explained that medical issues put us behind (which was brought to his attention in the past). He e-mailed me back the same day and said we rarely pay rent on time and have bounced a few checks and will need to report this on the rental references. I received the rental verification back from [redacted] on December 21, and [redacted] gave false information on this form. He indicated that we "never" pay rent on time. We have lived at this house for 3 years, and although we have been late several times, we did pay on time during the first year and off and on during the second year. This does not indicate we "never" paid on time. He also indicated on the rental agreement that we had more than one bounced check. We've only had one the entire time. I e-mailed [redacted] and asked him for an explanation and he wrote me back that rent is considered late on the 3rd, which again is false. On our rental agreement, rent is considered late on the 5th. He did apologize for saying we have more than one bounced check, because when he looked back we did in fact, only have one.

He lied about "never" paying rent on time, having more than 1 bounced check, rent being late on the 3rd, and our sink is still not fixedDesired Settlement: I want a new property manager who will not give false information, and I want the kitchen and bathroom sink fixed as soon as possible.

This leaking kitchen faucet and bathroom sink pop-up stopper has already been repaired. We regret the delay in resolving these maintenance items in a more timeous manner.Tenants have been paying rent late and that has been ongoing. As per the lease agreement rent is due on or before the first. Rent is late if not received on or before the 1st. The 3 day grace period as per the lease applies to the late fee.Dec rent late paid on 14th. November rent late only paid on 12th, October rent late only paid on 19th, September rent late paid on 9th August rent paid on 12th etc. We have issues 3 day late notices to tenants regularly. On Oct 13, 2015 a rent check was returned (bounced) due to NSF (non sufficient funds). Since we have migrated to a new software platform, we will review the previous software system for additional payment history.
