Manager on this claimAt this point most of the items have been
completed:
The roof was initially repaired
The reason that the roof was not replaced was due to the extreme weatherIn
order for roof shingles to seal and assure proper installation, the temperatures
must be approximately forty degreesSince the temperatures had been below that
mark for an extended period, we repaired the roof to prevent any further damage
We told the homeowner that the roof would be replaced weather permittingSince
then, the new roof has been started and should be completed todaySchumacher
Homes agreed to install upgraded shingles on this home at no additional cost to
the homeowner
Floors have been
cleaned
Electrician has completed his
work
Doors have been
adjusted
The remaining work is in process
and should be completed shortly
I am sorry for the delay in
completing this workUnfortunately our construction manager suffered an injury
and has been off work for sometimeOur General Manager and Production Manager

We built with them in 2013, after years of being told they would fix their warranty issues we just received notice that it's not their fault and it's our responsibilityI have emails from them telling me that they would fix it! And now they are refusing! They are slow to respond to anything after your house is complete, service after the sale is horrible, and they will change their mind on a whimNormally I would say keep everything in writing but that doesn't matter to themI would look for another builder, I will certainly never build with them again

Nevertheless, I had the regional supervisor visit with me to we walk through the property. He took notes of the items needing repair or replacement and I'm assuming he sent those notes to the *** *** office From what I was told, the *** *** office manager is en route to the construction site this morning. Hopefully, I will hear from him today as I've heard nothing from the *** *** office besides the customer coordinator calling requesting the last payment installation for closing. I've explained that I will not submit the last payment authorization until all inside work has been completed. This way, neither my wife nor I will lose work days sitting at home waiting for work crews to show up once we move in. Moreover, disrupting our life and possibly damaging our personal property I'll accept the house under those conditions only, with the understanding that all outside work will be completed in a reasonable time. Especially those repair or adjustment items dealing movement of rain water away from the house such as the flashing above the garage door and the soil grading from the house, as Schumacher keeps stating their ten foot radius responsibility around the property In summary, some items have been repaired, however, some others are still pending and moving very slowly. I did communicate to the regional manager that I have until the end of the month to take possession of the house or my family and I become homeless based on our current lease expiration; just as a footnote Thanks again for reaching out to us for an updateRespectfully, *** *** *** ***

*** *** To date, the items are being slowly addressed I met regional representative at the construction site yesterday and he assured me that all listed items will be completed by the end of next week Portions sheetrock are being replaced and ceiling joists are being adjusted as they where not installed properly by the original framing crew A few additional repairs of the master bedroom tub have also been added to the list as the damage caused by the tile workers to the brand new tub where not repaired properly by the warranty company. The tub needs to be rebuffed/repolished back to its original new sheen as the material used left a very visible haze and discoloration. All else, except for the river sand delivered to fill the property surrounding the house has pretty much washed away and it will be up to me to spend additional funds to replace it because Schumacher is pretty much done with the exterior work Hopefully, as promised, the house will be completed by the end of next weekRegards, *** ***

For your reference, details of the offer I reviewed appear below.Several of the aforementioned items have been completed, and several remain undone However on December 30th we did close on the house and gave Schumcher the final $21, We worked the next two days to move all of our belongings to our new house, finally, after being guaranteed to be in September 10th We needed to be out of our rental home to prevent paying rent one more extra month However January 2nd we had a local contractor out to the house to hook up our propane tank (after being delayed because we had to hire a local contractor to do final grade work) and we found out that Schumacher had not installed a ground on our gas line as required by national code AND there was a gas leak at our hot water heater So we now are unable to live at our new house and have moved out of the rental home, and are in my in-laws basement I left two voicemails today with our Schumacher builder *** *** *nd one voicemail at Schumacher warranty center operato* *** *** and did not receive a return call from anyone I cannot underestimate our frustration with Schumacher The electrician came this morning to hook up the ground wire, but I am not going to move my wife and year old baby into a house with gas leaks, and Schumacher needs to make this situation right immediately

Unfortunately no work has been
done on our home this in the past week and a half* (our electric
provider) was unable to install the electric meter for the second time because
the wiring in the house is still not correctSchumacher promised us that they
would install the gas meter and pour the curb last week, but the gas meter has
not been installed and the curb was not poured. None of the other outstanding items were
addressed either.

our builder has not answered or returned a phone call from us in five daysThe
last time I spoke with him, he told me that the electrical issues with the home
are between *** and the electrician and that there is nothing he can
do.
We
feel like Schumacher should work with their electrician to address the problem
since they hired him to wire the house in the first place (we don't even know
the electrician's name).
I
have had a number of bad experiences with ***'s boss ***, so I have tried
calling *** with Schumacher's corporate office a couple of times to see if
she is able to motivate the local office to work on our home (or at least return
my call)*** has not returned my calls.
I
don't know what to doSchumacher has been working on my home for over sixteen
months nowThe other new homes in our area are all completed within six months
The house could easily be finished in a week or two if we could just get
Schumacher to work on it, but we can't even get them to return our call.

overall experience with *** *** There were no complaints of ruts from theneighbor at that time.Since our customer moved in his new home he has removed a mobile home off his property, poured a driveway, and the electric utilitycompany did some work in his yard pertaining to the previous home. It was not until May 28th that we first heard any mention from the neighbor about damage to his yard.If *** *** is responsible for making these repairs then we will see to it that it is corrected. However, the fact that so many other partiesworked in this area and more than months passed since our work was completed we feel certain that the tire ruts were caused by someone other than *** or anyone contracted by them. Again, we regret this comment posted here by our customer’s neighbor, and if you need moreinformation from the local ***r office regarding this matter we would behappy to provide a more detailed account. *** *** stands behind its commitment to do the right thing andin this case we do not agree that our trades or representatives caused the damage in question

First, I reject the response regarding all except the pedestal sinkWhile I do not recall the document submitted by Schumacher with its response, my initials do appear on the document that says there is a pedestal sink in the powder roomHowever, with regard to the cabinet materials and the size of the cabinets, I have reviewed the response made by the business in reference to complaint ID ***, and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear below.As stated in the document submitted by Schumacher, we initially agreed to "rich oak kitchen and vanity cabinetry." We later changed that to have maple doorsAt all times, we believed we were buying solid wood cabinetsNowhere did we hear, see, or sign anything stating the cabinet material would not be solid woodIn addition, while the plans we were allowed to view at the preconstruction meeting MAY have said the kitchen wall cabinets were inches tall, all plans we have seen or received show inch space above the kitchen's wall cabinetsWe did not have a chance to take the plans home and go over them in fine detail as we did not receive a copy of the actual plans, until after we closed on the construction loan, which was long after we signed the contractWe understood at the preconstruction meeting that there would be inches above the cabinetsThe plans also show a refrigerator end panel that does not match the cabinet over the refrigerator. The plans simply do not accurately show the layout of the wall cabinets on our foot kitchen wallWe rejected a proposed extension to make the cabinets look taller that the response calls a "soffit" because we do not want a non-functional soffit above our cabinetsWe want no more than about inches above the cabinets, which means taller cabinetsAnd we want SOLID WOOD cabinets, which is what we thought we were buying from SchumacherNo one explained to us before we signed our contract that "standard" size meant that, UNLIKE the cabinets in the Schumacher showroom and model, there would be a inch cabinet on an foot wall, with about inches or so above the cabinets! We also rejected a proposal to purchase another set of wall cabinets that are inches tall because they, too, would have been made of particle board instead of solid wood

The building department supervisor and the new inspector both agreed that the dryer vent should have never passed inspection. The fact that it did tells me that the original inspector, who new that he was leaving, didn't care what Schumacher Homes did or said that they would do. Maybe he was even paid off to pass this inspection, I don't know. But the fact of the mater is that as a so called developer, Schumacher Homes should know what the building codes are and so should there contractors. They thought they could get away with something and didn't. Shame on you Schumacher Home. To anyone out there who might read this post, stay clear of Schumacher Homes. They will cheat you out of as much money as you let themPoor work ethic, no communication, lack of code knowledge and they flat out lie to your face. I'm glad this issue is finally closed. Thank you to the *** County Building Department for there help

are as follows:
The replacement faucet has been ordered and will be installed upon receipt
Garage door seal has been ordered and will be installed upon receipt
The "incomplete grading" is due to a tree near the homeOur grading does not include removing trees on the homeowners lotBoth our builder and excavator have discussed this with the homeowner*** was out to the home yesterday to inspectDue to the pouring rain, he is returning tomorrow to assess all repairs on the list and review the front porch posts
