application procedure.  Screening and approval were complete and make ready continued for their move in date.  Upon move in and receiving keys to apartment, Mr. & Mrs. [redacted] felt the bedroom sizes were not large enough for her furniture.  We agreed to return the security deposit back to her and I explained that it could take up to 30 days of cancellation date to receive.

[redacted] AND FIRST CLASS MAILRE: Apartment Lease Contract dated July 18, 2014, between [redacted] and Braesview Apartments for [redacted] (the "Lease")Dear [redacted]:Please be advised that this firm represents Braesview Parc Apartments ("Braesview"). Braesview has requested that we contact you concerning you concerning the Consumer Complaint you received from [redacted]; please accept this response as the electronic version we received was corrupted.Please be advised that a Release was prepared, expressly providing that Braesview was waiving December 2014 rent and releasing [redacted] from their Lease (with the exception of condition of the Unit) as of January 4, 2015. This Release was sent to [redacted] on December 30, 2014. On January 4, 2015, Braesview received an e-mail from [redacted] refusing to execute the Release and advised Braesview that the keys were left in the Unit.Any and all repairs requested by [redacted] were completed in a timely manner and in a good and workmanlike manner.Upon walking the unit it was found that [redacted] did not attempt to clean the Unit and left trash throughout the Unit. Additionally, the living room vinyl was torn and the carpet in the Unit will have to be replaced. According to the terms and conditions of the Lease, [redacted] was charged for the damages and cleaning of the Unit. See pictures of unit in first class counterpart to this Correspondence.While Braesview could have held [redacted] to all of the terms and conditions of her Lease, including rent for the remainder of the Lease, they in good faith, did not charge her for December 2014, rent nor the four days she remained in the Unit in January 2015.
