I am somewhat taken aback by this complaint.
Alexander H is extremely fair minded and deals with prospective tenants on an equal basis.
For the property in question, we received 4 applications. One application was turned in earlier than the other three. We processed the first application and sent the information to the owner for review and a decision.
While the first application was being processed, we received another three applications. The complainants’ application was one of these three. The three additional applicants were aware that we already had one application in, that we process applications in the order they are received, and that we go with the highest qualifying applicant when we have multiple applications in at the same time. We then ran the three additional applications and sent the info over to the owner.
The owner sent over approval for the first application while the other three were still being reviewed. Notice was sent to the first applicants that their application was approved and they put a deposit down on the unit.
The other three applicants were notified that we were going with another applicant for the property they applied for. We also notified them that their application could be applied to another one of our single family rental homes as long as their income to rent ratio (3xmonthly rent in combined household income) meets the respective property’s needs.
The complainant’s application was approved, for one of our other homes, under the conditions that the Security Deposit would be equal to one month’s rent and that the first and last month’s rent be paid up front. We requested the last month’s rent be paid up front due to one of the applicant’s credit scores being below what we look for (FICO Credit score of 580 or above) in a tenant. Before applying, they were made aware of our credit standards when we supplied them with our Qualifying Rental Criteria document (attached).
Since the house they applied for was secured by another applicant, we showed them another house, which did not meet their needs, in late August. We have also been supplying them with information on other homes as such information has become available. Unfortunately the information we were waiting on came slower than we expected. We did not contact the applicants because we did not have any additional information on the houses we had coming on the market until earlier this week.
We never offered the complainants a contract with any terms for leasing a house from us. Nor have we chosen not to work with them. We offered their application a conditional approval, in the event they wanted another one of our single family rental homes, and have been giving them rental options as such options arise.
The complainant’s race did not influence the conditions of the acceptance of their approval, their credit did. The complainant’s race did not influence our willingness to work with them, we have not had product available that they have wanted to rent.
