I certainly understand why Express Home-buyers is rated A+ by the Revdex.com.
I and my five siblings recently sold the home left to us by our late Mom with the help of Express.
Our brother, with several handicap conditions, occupied the house for several years. This left the house in an AS IS CONDITION as any house could likely be.
Express was not fazed. They beat out another national house buying service in a "mini price war".
They paid all allowable closing cost and made other financial and contractual considerations which we were very happy about (I won't give away all our/their secrets--you will have to do your own negotiations).
A special thanks to Matt F[redacted] of Express, who resurrected and wrestled the deal from the other buyer service that had taken the lead in purchasing the house.
I would recommend that any one selling a house, not just a problem house, check with Express Home buyers before selling.

I had a wonderful experience with Express Home Buyers. I needed to sell my mom's house and once I made the call, someone quickly got back to me and arranged to see the property. They made an offer and we signed the papers to sell. Everyone I worked with from those in the office, to the person I met with to see the house, to the settlement company was pleasant, supportive and easy to work with.
I had a very good experience with Express Home Buyers. There was so much less stress with the sale of my house than there would have been if I tried to sell it myself. This was the way to go for me.
[redacted] called Express Homebuyers and spoke with Rob F[redacted], an associate of
Express Homebuyers, regarding the sale of his home. In this conversation Rob said the initial
offer would be $65,000 based on the photos of the property (the property is
currently listed on the market by [redacted], a licensed real estate
brokerage) and the condition of the home as described by [redacted]. A letter
was sent to [redacted] outlining the offer of $65,000. In the first paragraph
of this letter the following is written (some parts written in bold in actual letter):
"The provisions of this letter of intent are not binding and are subject to an Inspection
of the Property and execution of a Purchase Agreement (the “Purchase
Agreement”), as hereinafter described and generally consistent with the
provisions hereof."
Not only was this written in
the offer letter, it was also explained to [redacted] on the phone that our
offer was contingent on inspecting the property. Furthermore, [redacted] emailed
us on August 28 and Tom P[redacted], Express Homebuyers Acquisitions Manager,
responded with the following:
"[redacted], Thanks for the email.
We would need to see the property in person to make a formal offer.
I can have Rob go by on Monday or he can meet youTuesday if
you’d like to meet in person. Rob could go over all the details etc.
Let us know how you’d like to proceed.
Regards,
Tom P[redacted]"
As you can see it clearly
says: “We would need to see the property in person to
make a formal offer.”
Upon inspection of the home
there were several issues that [redacted] did not disclose to Rob - sloping
floors towards the center of home, all windows need to be replaced (he said
they were vinyl windows, which they were but in very bad shape), awkward 1st
floor layout that would require some re-framing, drop ceilings in 100% of
interior. All of these factors added significantly to the estimate that Rob had
initially calculated to renovate the home. Because of the significant increase
in renovation cost, our offer had to be reduced.
In conclusion, nothing was
ever signed between Express Homebuyers and [redacted]. We apologize for the
misunderstanding and any inconvenience this situation has caused [redacted]. We
do feel that we were upfront and clear in explaining that we had to inspect the
property before a formal offer could be made.
I had a 100% positive experience with Express Homebuyers. They did exactly what they promised to do, right when they promised to do it. From first contact and sale negotiation with Matt F[redacted] through closing with April D[redacted] and the title company, everything about the process was cordial but business-like, relaxed but on time. Express Homebuyers are stating that they did nothing wrong & [redacted] says that they reported the cost of the house. Looks like both businesses are saying that nothing was done on their end. But I am stuck w/a huge tax bill which I definitely didn't profit from the funds that the IRS thinks I did. I have a question for Express Homebuyers why is their profit looking like I had a mortgage w/them instead of two lines showing where I received $1500.00 & they received $184,000.00. Express Homebuyers said that they didn't actually purchase my house but I have a Purchaser's agreement. If they didn't purchase my house how were they able to put a lien on it & profit over $184k. If they didn't purchase my house then the $184k should be mine. Just seems like whole transaction if very FISHY!!!!
I am seeking legal assistance in this matter (something I can not afford) but just another example of a Big Business taking advantage of a situation not willing to admit that the deal was structured wrong.
If there could be a mediator where all the parties could give their details of this transaction, because somewhere something went terribly wrong.

I knew at least a year ago that I would not be selling my house in the ‘traditional’ way. Problem was, no one I knew had ever done this, so I had no guidelines of who to go to or where to start. Flash forward to several days’ worth of online searching, and I found Express Homebuyers, and I don’t think I could have been luckier to choose them.
From the second I hit “submit” giving them my basic contact information via their website, my phone was ringing less than 60 seconds later. When they say Express, they mean it! Elapsed time from the day I met my sales rep to the day I was in the title company’s office signing the settlement papers was 11 days.
Everyone I worked with was so helpful and accommodating, I could not have imagined it going any smoother. I believe they offered me a fair price for the condition my house was in and they were great at being very communicative and explaining every step of the process clearly.
I have already recommended them to several of my co-workers and cannot say enough good things about them. If you are in any type of situation where you don’t want/need to sell traditionally with real estate agents, etc., you should absolutely give them a try.
I have a great success story with Express Homebuyers. I received my return profit after selling to Express Homebuyers that I put into the house as a downpayment, and some work that I did in the house. I plan on calling them again as a 79% chance of buying another house of mine. Thank the Company for their extra hard work! Catherine
