Our Condominium association changed to this firm. Every since they took over, our association fees went up $100.00 per month (a 35% increase) in the first year. They have zero communication but are quick to spend our money on frivolous letters. We now pay what associations that have gyms, pools and sauna's pay and we get nothing but reminders of when to put your trash out and how much they will fine you for not submitting something on time. This is truly one of the worst companies I have ever had the displeasure of working with!!! F-

April 27, 2017Dear [redacted],This is a response to the Revdex.com complaint, received on April 20, 2017, as referenced above.Please be advised that Continental Property Management, Inc. is a private property management company hired by Associations to assist their Board of Directors with...

the day-to-day management of their communities. We are a hired entity with no authority over the governance of the Association. The Association's Board of Directors is the governing body who makes the decisions for the Association and directs us with the tasks they want to implement.In past years, the Association's annual election ballot included a write-in area for interested members to submit their name as a candidate for election to the Board of Directors. This was initially done when there were insufficient candidates on the ballot to fill the number of available Board seats. Recently, though, the Association's legal counsel had advised that having a write-in candidate on the ballot is not an allowable form of nomination per the Association's Bylaws. The Association's legal Counsel will be in attendance at the upcoming annual membership meeting to review this situation and answer any questions regarding same.Please also be advised that Continental Property Management does not maintain, monitor or update the Association's [redacted] page. This is done by a member of the Association's Board of Directors and we have no involvement with it.In addition to the above, please be aware that our phones are never turned off. On Wednesday, April 19, 2017, a plumbing leak in the basement of our office building damaged our phone system controls and technicians were not able to get our phones up and running again until Friday, April 21, 2017. February 10, 2016Dear [redacted]We are in receipt of your letter, dated February 3, 2016, relating to a complaint issued by a homeowner in the [redacted] Community Association.We are very sorry that [redacted] is unhappy with our prior response to his complaint. However, all information provided in our last Communication is factual.The Association's Board of Directors and management were very unhappy and dissatisfied with the actions of the Association's Snow removal Contractor. Both the Board and management attempted to handle the blizzard conditions and oversight of the contractor to the best of their ability. Unfortunately, the contractor proved that he was unable to handle the blizzard conditions, which left the Board and management in a difficult position.The Board of Directors has since decided to discontinue their relationship with the contractor due to their poor performance and is actively soliciting bids from other vendors. Once a selection has been made by the [redacted] Community Association's Board of Directors, the property manager will be advised to initiate a new contract.Again, we are unhappy with the poor performance presented by the contractor hired by the Association. However, those actions were beyond the control of the Board of Directors and the property management company. Steps are being taken, though, to rectify that situation through the hiring of a new contractor.Again, this Communication from the homeowner will be forwarded to the Association's Board of Directors for their review, consideration and response.Sincerely,Kelly M. President

I'm in receipt of your letter, dated February 25, 2016, regarding the above referenced complaint, which was submitted on the same date.Please be advised that Continental Property Management is an independent contractor hired by the [redacted] Condominium. Association's Board of Directors to...

The Board of Directors is comprised of elected homeowners and is the governing body of the Association.As the managing agent for the Association, Continental Property Management has forwarded all resident complaints to the Board of Directors and, as requested, has forwarded emails and phone call requests to the owner of the adjoining condominium unit. It is our understanding that this individual contacted Ms. [redacted] on Saturday, February 27, 2016.The Association along with its Board of Directors and managing agent has no ability to dictate the schedules (e.g. work, School, sleeping, awakening, etc.) of any - resident in the community. In addition, residents-cannot be prohibited from using areas of their home at the times of the day that are necessary based on their schedules. The homes in the community are privately owned and not an apartment complex. This dispute is between two residents and should be handled between them amicably. Dear [redacted],As mentioned in my original complaint, spoke with [redacted], the property manager of [redacted] Homeowners Association, on April 25, 2017 about my desire to sell the property. specifically asked her what steps needed to take in order to proceed with my transaction. She told me to speak with Helene C[redacted] to get the paperwork and send in the $275 fee for the resale package. Attached is my request form and copy of the check dated 4/25/2017. I have rented the property out since 2005 and [redacted] was aware I have a tenant in there because we were working together in resolving an issue with the tenant's car. Enclosed is a letter dated April 20, 2017 referencing the matter from [redacted] about my tenant.I believe [redacted] misinformed and mislead me into thinking I was in compliance. Had she told me on April 25, 2017 when I contacted her about this, that I was unable to sell the property then I wouldn't have wasted my money sending in the $275 to Continental Property Management. She only notified me on May 17, 2017 to cease my transaction. I was midway through the sales transaction so I had to incur title order cancellation fees as well. That is the basis of my contention, I should have been informed by [redacted] from the beginning and not after the fact; I had paid her company the resale package fee, $275 dollars is a lot of money. I would like a refund or a credit on my account so that in a few years when I am able to sell the property, I don't have to pay the $275 fee again.Sincerely,

As the hired management company, we only implement the decisions of the Board.Any request for the removal of a fine must be submitted in writing to the [redacted] Board of Directors. The homeowner also has the right to request a meeting with the Board to discuss their violation and fine. I need architectural approval before replacing leaking roof on townhouse in Newtown Gate. But impossible to reach office with completed paperwork. Always on another call or not available when I phone, and leaving my phone number on answer machine is a joke. Trying to fax paperwork 6/10/2016 but the office fax will not pick up (probably out of paper or just unplugged. My fax is set to try 10 times in next 20 minutes.Reject reason (busy/no signal). My second floor is getting soaked with all this rain
