My husband I were tenants at Cortland Craig Rabch from December 2019 to June 29, 2020. My husband was the primary resident until June 12th until my kids and I came from NY. We vacated the apartment on June 29th. Our security deposit of $500 was supposed to be refunded provided the apartment was left in good condition (which it was and the representative has mentioned that in an email). The business has charged us $65 to complete a pet care treatment for the carpet(we have no pets) in order to get the apartment ready for the next client. We cleaned the apartment before we vacated and we should not have to bear the additional charge so that Cortland Craig can make the apartment ready for the next client.
I would also like to dispute the garbage removal charge they billed us every month. The garbage was never picked up in the morning as it was supposed to be. Sometimes it would be there for days before it was picked up.
Refund We would like the $65 refund as well as the garbage removal fee $25 per month for 6 months =$150. Total refund of $215.
In order to get the apartment ready for the next resident our carpet cleaning vendor needed to complete a topical pet treatment which cost $65. While we cover the expense of the regular carpet clean, any additional treatments needed to get the carpet move-in ready are the financial responsibility of the former resident. Attached is the quote the vendor provided us detailing the charges.
Unfortunately you never made us aware that you were having issues with trash collection. There is no record of you complaining. There is a collection schedule of M-F from 7AM-9AM, so it is possible you may have been setting trash out during incorrect times or days. We will not be refunding the trash charges as the service runs successfully 5 days a week. Attached is a copy of your lease addendum with the full policy details.

My husband complained a few times to Alina how the trash is not removed when it's supposed to be and we would rather not pay the fees and we could take the trash out ourselves. Alina responded that the fee for trash removal cannot be removed. We have paid for a service that was not provided for us. I am attaching a picture of the trash still outside the apartment we'll past when it's supposed to be picked up. Most of the complaints in the reviews tenants have left on various sites has been about how the trash is not disposed in a timely manner.
As far as the cleaning fee, it was not communicated to us that there would be an additional fee that will be taken out. I am attaching the email that Alina sent and in it she has said as long as the apartment is left clean we can avoid the fees.
Our associate was correct, the $25 valet trash fee is not optional and you agreed to the fee when you applied and signed your lease agreement as our previous attachment shows. Our associate did receive one complaint from the resident regarding valet collection that was promptly handled. The photo you have attached was taken at 10:11 am shortly after collection began at 9:00 am. Trash typically is not fully collected for all 270 of our apartment homes until around 12:00 pm Monday - Friday. On rare occasions when there is a larger amount of trash for that day full collection of all 270 apartment homes can extend past 12:00 pm. Residents must place trash out on collection days from 7:00 am to 9:00 am as stated on their lease agreement to ensure they are not skipped when collection begins. We are unsure where you have seen negative comments on our valet program as we frequently survey our residents and have maintained high scores since the program began in December (attached).
The only charge added to the final account statement was for the $65 topical carpet treatment which cannot be removed as our vendor could not prepare the carpet for the next resident without applying this treatment. As paragraph 13.1 of your lease contract states you are responsible for this charge.

Initially Cortland Craig responded by stating that we have never made them aware of the trash disposal issue. Then they said it was promptly "handled". If the issue continued to occur then it's clear that it was not handled. I should have taken pictures of the trash that was left outside of our apartment until the same evening. This has happened various times.
We have left the apartment in pristine condition . If I have known Cortland will charge us regardless (contrary to how it was stated in the email), We wouldn't have spent extra time and energy cleaning to avoid the fees.
We would like the cleaning service fee ($65)refunded and a portion of the valet fee refunded as well (since trash was picked up promptly sometimes on time).
