photos we will forward them to the owner to ensure he is satisfied with the repair. There were several items purchased to complete the repair such exterior casing, door knob, threshold, door, and other misc. parts which was included in the $300 material cost, and therefore the vendor will not be refunding the owner for any of the cost.Per the flood invoice sent to the owner with his monthly owner statement he was not charged to haul away any debris from the job site so we are unsure what debris he is speaking of regarding the flood repair. If any debris was removed from the job site it was debris from the demolition , and it was removed at not cost to the owner per the vendors invoice. Thank You, DJW Property Management

The agreement that was stated to be "binding" was not binding prior to me requesting to terminate the services. I was never provided a copy of the fully executed (both signatures) agreement until after I asked to cancel the services. The agreement clearly states that it is not binding until the owner has acknowledged receipt of the fully executed agreement, which I never received until after I asked to cancel their services. Idaho Law defines an uninhabitable unit as a home with no power, water, or heat. DJW Property Management could not identify any smell in the unit, however since the tenant declared a smell within the home we did offer to have the carpets deodorized which was declined by the tenant. tenants concerns, we also conducted a mold test in the home which are pending results. There is no sign of mold. The issues the tenants are claiming are not issues that are preventing them from occupying the home; some of the issues not mentioned in this review are a preference and they are not required under Idaho State Law. The window sashes were replaced, the A/C unit was repaired, a mold test was conducted where existing water damaged incurred, and a bid has been provided to the owner for approval to replace the flooring in the living room. As you can see from our pro-active approach, the items that should be repaired under Idaho Law are being addressed in a timely manner. Since we are responding and addressing the tenants concerns within our required time-frame the tenant does not have plausible cause to terminate the contract. If the tenant would like to terminate the contract then per the terms of the lease they will forfeit their security deposit, and be responsible for rent and utilities until the home re-rents. We must abide by the terms of the contract, and per Fair Housing we must treat every tenant equally and not create different terms or standards for certain tenants. To date we have not been contacted by the Housing Authority, Fire Chief, or the Attorney General office nor have we received a letter from an attorney. We are abiding by Idaho State Law, and the terms of the contract; we will not be reimbursing the tenant [redacted], lawyer fees, security deposit, rent, or any other erroneous fees. Thank You,DJW Property Management

Complaint: [redacted]I am rejecting this response because I didn't move out in May.  You collected rent through June.  The original two year lease was for the end of June. You deceptively changed the date to October when you told me I needed to sign the lease only in my name and you dated it to Oct. The original two year lease was thru June. I had seven women help me clean the house top to bottom. I was in contact with Gwen multiple times. I wasn't able to be there for the walk-through so she said she would send me a list of items that didn't pass inspection. I have lived in Eagle for 15 years and still live here, why would I evade "you". Show me the proof. Show me the contract. Show me the damages. I purchased a house a mile away from the rental. DJW property management collected $51,000 in rent and deposit fees from me over two years and this is how they treat their high end renters. Your collection is the only collection account on my credit. I verified with the neighbors today that there were new renters in the house by July 1st and they will also verify the house was in great shape.  This isn't your apartment renting, DJW Management. You may be able to treat and scam people that can't defend themselves. I see it everywhere on the web. Please send my original loan documents, proof that the house wasn't rented on July 1 and a detailed list of the supposed damages. You have very deceptive leasing practices and you guys know it.If you are reading this and have  had a similar experience, please email [redacted]. Perhaps collectively we can help this company do what is right, because it's not in their business DNA. We are offering a resolution the owner they can pay the termination fee as per their signed management agreement if they would like to discontinue services, or we will continue to heavily market the home to rent the property as soon as possible. The owner attempted to deceive DJW Property Management in baiting an employee to rent their property. Then after this owner signed a rental agreement without our knowledge they emailed us and stated the would like to discontinue the management agreement as they would now be selling the home. We have copies of these emails. Yes we re-keyed the locks as we do when a previous tenant moves out. DJW Property management has no hard feelings against this owner for this situation and we continue to treat this owner with respect and professionalism. We want nothing more to rent the owners home as we are in the business of renting homes, it does us no good to have the home sit vacant. As we have explained to this owner this is the most difficult time of year to rent a property. The time of year issue may have been avoided if the owner did not previously rent the home without our knowledge.  Thank YouDJW Property Management

Complaint: [redacted]I am rejecting this response because: DJW continues to state that they are abiding by the agreement and in fact continously ignoring the fact that the agreement in itself states(again, for the third time):
This Agreement shall be binding upon the parties hereto and their respective PersonalRepresentatives, heirs, administrators, executors, successors and assigns. Owneracknowledges receipt of a legible copy of this fully executed Agreement.
I never received a copy of the fully executed agreement with both signatures, thus; it was not binding when I requested the termination of their services.Sincerely,[redacted]

This owner has a binding contract with DJW Property Management. The contract is dated and valid. Unfortunately this owner attempted to deceive us by trying to rent the home to one of our employees behind our back. They did this without our knowledge including signing rental agreements and then...

trying to discontinue our management agreement. This is against our company policy and the employee was terminated. Once this transpired we let both parties know this had violated the management agreement and we would not enforce a lease that we did not sign or approve. Ultimately the tenant moved out and the owner apologized and asked us to please rent and manage his home. Once the tenant moved out the owner approved to have maintenance work done. This was approved in an email and we have the items approved in writing.The owner currently has a maintenance bill due for 774.35 which is due now.We have continued to advertise the home and work to have the property rented. The owner has been informed this is the hardest time of year to rent a property and the home is over priced as per the owners direction. We have treated this owner with professionalism and respect even though they attempted to deceive us in multiple ways.If the owner would like to discontinue our management services they would need to pay the termination fee and the maintenance bill that is due.It is unfortunate that this situation has transpired but DJW Property Management will continue to be professional.Thank YouDJW Property Management

As per the management agreement we are responsible to keep the property occupied. Two months prior to the tenant lease term coming to an end the owner was sent an email that we would be renewing the lease unless otherwise directed by the owner this email...

was sent to the owner multiple times. The owner contacted us about this email 3 months after the email was sent.
Yes unfortunately this tenant did vacate without notice. Once the tenant vacated the property we went into the home and did cleaning and maintenance up to the deposit amount. We informed the owner of this and informed the owner that if we were to go over the deposit this amount would be applied to the tenants account but the owner would be responsible for payment. The owner told us not to proceed that they would be selling the property.
Yes as per the management agreement the owner does owe a termination fee.
The damage that the owner is specifying was not there upon the tenants move out. The unit was inspected and the owner requested we stop all work as they would be selling the property.
The [redacted] utility bill has been applied to the tenants account and the tenants account has been sent to collections.
We will not be paying this owners insurance deductible. The property was professionally managed for the owner for 4 years with no issue until the owner wanted to sell but was informed the current tenant was still in a lease term.

not received for the balance due.  If the tenant has questions regarding the charges on the account they need to contact the collection company. The tenant never provided DJW Property Management with a forwarding address.  The security deposit documents were sent to their last known address.
