As a private lot our boundaries are clear to our tenantsFurthermore the alley serves as an indicator where the [redacted] Park Lot ends and ours beginsNo further signage will be displayed on our lotWe consider the matter closed and our collections company will handle if unpaid

Complaint: [redacted] I am rejecting this response because: I entered the lot at 0:45am on Sunday morning and left at 7:25pm, parked for 18:total time, a day is hrsA regular day starts at 12:in the morning and ends at 12pm at nightThe sign reads BIG letters ALL DAY Saturday and Sunday $The company claims the day starts at 5am in the morning but that is not what is announced it reads all day therefore it is a deceit, fraudulent advertisementSee attachment of the signIt is not about the $is about principle and customer serviceThe sign is just deceitfulI was not parked for two day I parked only on Sunday and for hours and minutes which do not equal two days as they claim Sincerely, [redacted]

Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] and find that this resolution is satisfactory to meI want to point out, you said my father called but he emailedAnd when you say threatened, his message said we'd take this to the attorney general of consumer fruad if you didn't solve this promptlyI'm happy you did take care of this promptlyAlso [redacted] Technical College has been on a school wide summer break since July 19thThank you again Sincerely, [redacted]

Appellant chose to park in a private lot not open for public parkingOur lot requires a hang tag to park, as explained on the large signs located at the main entrancesOur only legal recourse is to issue the citation, which we didIt is not our responsibility to define the borders of the lot you paid to park in, it is the responsibility of the operator of that lotAny further complaints should be issued to [redacted] ParkYou need to voice your complaint to them for allowing their lot to be oversold

Initial Business Response / [redacted] (1000, 6, 2015/09/18) */ Most parking lots in the metro area charge a minimum $for parking violationsThis is charged in order to cover the cost of enforcement in addition to the penalty for the parking violationThis penalty amount is typical for the parking industryMost citations reduce the total amount by $if paid within days When parking on private property you must adhere to all posted rules or be penalizedThe city of Denver charges 12-times the cost of parking for their penalties

Complaint: [redacted] I am rejecting this response because: I agree that is it not your responsibility to define where [redacted] Parks lot is but it is your responsibility to define and label your locations. There are many other people who have submitted a very similar complaint to you. I think you as the business are required to at lease check that you have proper signage because what you currently have is inaccurate and does not do a proper job defining your lots start and ending locations. I am sure we can come to some sort of compromise. I called your business the other day and found out that I could get an entire months parking pass for $75 which is the exact same as what you ticketed me. Your lack of signage is to blame for my "mistake" and I use that very lightly because I am not in the wrong here. If the company is willing to come to a compromise such as I will pay $7 USD to you (which is the exact same as I paid to [redacted] park for the day in question) to help with the 1 day parking that I did in your lot. I would hate for this to have to end up in small claims court over a very simple issue. Please look at the documents that I have provided and see how your lack of signage made me make an "incorrect" assumption on where I should park. I do agree with you that [redacted] park should have better signage to define their boundaries but the exact same goes for you. Please let me know if you accept my offer to pay you $7 USD for my one day parking on your lot.Sincerely, [redacted]

Initial Business Response / [redacted] (1000, 6, 2015/12/14) */ Me [redacted] was sent the following email late last week Mr [redacted] , Your email was not ignored, it is just a busy time of year and we have not had time to give your email an adequate response given your level of frustrationWe do understand your frustration and since you may not understand the logic behind the expensive Lost Ticket price I will take the time to explain it to you We have the Lost Ticket button so patrons can exit the facility without needing further assistance when they lose their ticketThe Help line is there to assist patrons who are not following the signs and may need further instructionsThe attendant who answers the Help line would not have been able to discount the Lost Ticket cost, they would have only been able to instruct you to pay using the LOST Ticket functionThere is no way to discount the transaction over the Help Line nor does the attendant on the Help line know how long you have been in the garage whether you had been in the garage for a week or an hourIf he were to just let you out of the garage the facility loses out on the parking fee that is owed In addition and most important to the Lost Ticket Fee amount is that it is common at this garage and garages near a transportation hub for vehicles to be left for multiple days at a time while the owner is traveling on the train or other means and for the vehicle owner to attempt to exit without paying for parking fees using various methods, including the Lost Ticket button, when their charge exceeds the Lost Ticket chargeThere is no way for us to monitor each car that enters and exits the garage with it being an unattended, automated facility so to prevent this from happening we charge an expensive Lost Ticket fee and the problem for the most part resolves itself Many patrons feel like they should be treated as the exception because their story is unique to themUnfortunately we do not have the resources to handle each case and research and study it outWe have no way to gauge the truth of each storyTherefore we must treat them each the sameWe understand we will lose some business So you are also aware in your future parking, this is not unique to this garageThere are garages in the Downtown Denver area who experience similar theft of parking fees and have Lost Ticket Fees that exceed the cost of a day's parkingAs it sits our Lost Ticket Fee is equivalent to just over hours parking at this garage Obviously this explanation is more than we can give every vehicle who enters our garage but since you took the time to email us we took the time to give you a more thorough explanationWe will use your feedback and attempt to improve the parking experience here for future patrons -Management Complainant admitted to losing his ticket and the penalty for this error was paid through the Lost Ticket buttonNo refund is owed and our business practices should not be called into question when the complainant created the problem by his inability to keep possession of his ticketWe will take his feedback constructively and add additional signage at the garage entry so there is no question what the Lost Ticket Fee is upon exiting without a ticket We consider the matter closed for all of the reasons listed in our thorough email response to him

The sign at the entrance explicitly states $for each day Saturday and Sunday and the time frame for the priceThe customer agrees to the terms by parking in the facility, there is no negotiationThe customer does not set the terms nor are they up for interpretationThe customer is wasting our timeRevdex.com is wasting our time by allowing such foolishness to continue

The charge is $per day on the weekend, with the new day beginning at 5amComplainant was parked in the garage for days and was charged correctlyNo reimbursement will be issued

Complainant parked in a private parking lotThere is an alley clearly dividing this property from the *** *** propertyIt is *** ***'s responsibility to designate their parking area, not oursit is not Douglas Parking's responsibility to designate *** ***'s paid parking lot boundaries
This complaint should be issued against *** *** who collected your parking fee and did not clearly designate their boundary

Your claim that there is not an alley is false, you had to have driven thru the alley to park in the space in questionWhen search on Google Maps for Glenarm (our property) the alley can clearly be seen between Glenarm where you parked, and Welton, the property that you paid to park inThe alley extends for several blocks beyond this one in both directions. The fact that this Revdex.com complaint is being levied against our company is frivolous, we did not sell you parking and then not provide a space for youThe only way we are compensated is by issuing a citation, which we did in a legal and lawful mannerWe hope that you will express your concern to *** *** as you paid them for your parkingThe citation stands and we encourage you to pay it within days of receiving so you receive the $discount

Complaint: ***
I am rejecting this response because: The company lies about the signage that they have and are unwilling to look at any data provided I shall have to take this up in small claims court to resolve the issue I tried to make a compromise and I wish that this company had an ounce of integrity This company is ran by crooks and liars
Sincerely,
*** ***

Complaint: ***
I am rejecting this response because: I guess for anyone to know the difference they will have to always look at a map to figure your parking lots and not rely on signage or divider cablesI know I will not get the resolution that I want but I am hoping this complaint will help show people how this business worksPlease use the money I send to get signage for that part of the lot so no one else will park incorrectly
Sincerely,
*** ***

Our sign directly above the pay on foot machine where payment was made says "Pay and display your receipt on dashboard." Photo attachedIt is the first instruction given and is prominentIn addition the receipt says "THIS SIDE UP ON DASH" reminding customers of this requirementSample photo of
the receipt paper is attached for reference. This same practice of requiring patrons to display their receipt on their dashboard is used by most parking companies in Denver and across the world who use pay on foot machines to collect parking payments and is a perfectly appropriate and legal practiceIt is critical patrons read all signs and adhere to the required steps before leaving their vehicle

Initial Business Response /* (1000, 11, 2015/12/23) */
Patron parked in a private lot made clear by the alleywayWe have clear signage on our parking lotPatron did not look up to see our signage which is in place and distinctly different (blue and white vsorange for ***)No additional
signage is required, patron needs to pay attention
No refund will be issued as there is no "daily fee"; it is a private lot which requires a hang tag as stated on the signagePatron can contact *** for a refund but *** knows the properties are clearly separate and does not issue refunds because property lines are clearThe error was Mr*** and he is held accountable for his error

Douglas Parking was correct in holding the student to the day cancellation policyThe student agreed to this policy when they submitted their paperwork and request for monthly parkingOur office spent time setting up the student's account, creating an invoice, and printing the monthly parking
hang tagThe student refused to be held accountable for their request and had their father call our office and make verbal threats, again refusing responsibilityHad the roles been reversed and the student wanted parking but we did not get it set up we would have also been accused of demonstrating poor customer serviceThe student has claimed zero responsibility for their request. Despite the student's lack of accountability over this issue we reached out to the school and were authorized to waive the fee and close the accountThe school acknowledged the student was in the wrong and Douglas Parking handled the situation properly

Hello,Our account manager never stated the $28 couldn't be refunded.  She said she would look into it.  Nevertheless, we have initiated the refund process of $28 and you should be contacted by our account manager shortly, if not already.

There are at least 5 separate signs that instruct the patron to bring their ticket with them in order to get back into the building/garage upon return. These are all seen prior to leaving the premises. The pay station also has a call box on it with instructions how to dial to receive assistance for...

patrons who forget their ticket or are too drunk to understand how to get back into the garage. Following these instructions would have gotten you back into the garage and your [redacted] ride would not have been necessary nor the overnight parking charges. Next time please read all signs. No refund will be given as there was an opportunity to return to your vehicle without trouble.
