I am in conflicts about writing this review. I have had nothing but problems with this builder and their preferred lender. Do your research before signing a deal with the devil. I have tons of photos and emails from associates with Dream Finders to show my current build and Dream Finders careless attention to detail during the build and their need to rush things to just meet an end of the year closing quota.
First off, I signed on a house in September 2024. While I knew I had my own lender, I choose to use their preferred lender to save a few thousand dollars. While the process was going smooth, I could never reach this lender via phone and maybe heard from him once every two weeks after I messaged him via email. This lender assured me my loan was going through no problems (using my VA benefits as a disabled veteran), I scheduled my movers to come to my residence and pack everything up prior to closing that was scheduled on 20 December. The day I was leaving (my house already packed up and on its way to SC) I received a call from this lender and said he messed up and we had a problem (10 days before closing and my house goods are long gone). I instantly called him with no response till later that day he decided to call me back and inform me of the problem. I instantly reminded him of a call we had 2 weeks earlier to get the assurance of no problems before I scheduled my movers to show up and pack my house. He acted like it wasn't no big deal, just give me $90K and this problem is adverted without using VA benefits and go the conventual loan route. This was the start of the nightmare!
I since have gone to my original lender and secured my loan in 10 days with a cleared to close letter in hand. Now, while all this is going on and I'm doing what I need to do to meet the original close date of 20 Dec, the preferred lender sends an email to Dream Finders on his own accord to inform them we are not closing on 20 December (no one asked me if this was true or not). So here I am, in a hotel waiting for my house to be finished and 7 days before the 20th I ask about closing and was told by the departing Project Manager they had me slotted now to close in Feb 2025. Again, no one asked me if what this lender told his own company is true or not. I was to close on the 20th, get out of this hotel room and fly my stepson down to us in time for Christmas.
Well, it's Christmas as I write this review and my stepson is still in Alabama, my wife and I are still in a hotel and no end is in sight. Dream Finders even had the nerve to tell me that after closing (they claim on the 27 Dec) they will need access to my house to fix issues inside that they were not able to get done and other issues outside. I obtained a 3rd party inspection on 23 Dec and it was sent to Dream Finders on 23 December. Major issues like the flues were not connected and spilling carbon monoxide into the house the time we are in the house doing this inspection and blue/green tape walk for over 3 hours the Friday before. Roofing issues, numerous problems with cabinets, dishwasher not draining, and more! Still, Dream Finders with this report says they will close on 27 Dec and I guess I just have to open my house to them while trying to move my family in and get them settled?
Not sure what do here honestly. I feel like I'm being forced to close on a house that is not complete, and they are offering NOTHING for all their mismanagement! Says in the contract they can move closing dates at no cost to them per Brian Wagner at Dream Finders. I'm in a loss of words over this company. I will post another review later with the time phased photos of the build and both inspections I received to show you what you would get with this company. Do your research on builders. Tons more reviews about their quality on other sites that match the quality of Tidewaters quality.
