Don’t Even Bother to Return Calls
I developed an interest in a Drees Development at Wolf Ranch near Austin/Georgetown TX. I completed a profile and began getting emails telling me how great it was - And to call with any questions I may have. So I called Gena Storer, the onsite sales agent. Got her cell phone 3 different times, left messages each time and never received a return call. Then another email “No question to big or to small” - So this time I sent an email - Saying I’ve called 3 times with no return call. Gena responds with “Sorry about that - what can I do for you?. Again no call - just another stupid email. I advised at this point I’d lost interest but she might be well advised to look for a new career if she was that unprofessional and too lazy to return calls. After 3 opportunities you’d have thought she’d have done so. Is it Drees Homes or just Gena that operates that way? I don’t know but I’ve moved on ….

Nightmare with Dress Homes
Our experience with Dress Homes has been nothing to write home about. We saw a problem from the get go with Dress. Our land was filled with water when we were ready to build. We complained to the market manager, her response was that the water will be moved/ drained . Fast forward to us moving into the house. Our toilets were clogged in the first three days with a stench that was overbearing. Our basement ceiling was filled with water, which ended up growing up mold. To make matters worse our backyard was filled with water. Our one year walk through by Heath Rogers was the nail on the coffin.
He was rude, disrespectful and wonders how he still maintains his position. He came in with flimsy excuses and finally walked off without completing a single job. He said he would have someone else take which that did not happen. We sent them letter and as usual , the very unprofessional staffs of Dress responded with a generic letter stating that our one year waranty is passed.

NO BODY SHOULD BE TREATED AND DISRESPECTED THIS WAY . WE ARE SEEKING ALTERNATIVE ACTIONS!

Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and find that this response/resolution is satisfactory to me AT THIS TIME During my meeting with Drees Homes, they agreed to additional repairs to the drywall at a later date to address what will certainly be more nail pops (judging by what has happened to this point) The specific agreement is a second drywall touch up at years They also spent days working in the home to address the nail pop situation as completely as possible at this time The major concern still outstanding is the hardwood flooring During the meeting that was referenced, the warranty manager identified that there we several boards that were problems At this time, we are in the process of allowing the installer and manufacturer to evaluate the problems and present their solutionThat said, I am accepting this resolution on good faith that they will follow through on the hardwood floor issue My expectation is that the floor will be replaced because of multiple defects, splinters and poor quality If this expectation is not met I will revisit the complaint process, but I am hopeful this won't be the case, based on how Drees has worked so hard to address my concerns on the drywall and other areas Regards, [redacted]

Drees Homes has received the complaint filed by Mr*** and has also received additional correspondence from Mr*** resulting in scheduling a visit to the home by Drees management on Monday 3/6/at 5:PM. Drees Homes takes customer satisfaction very seriously. While
provisions in the signed Contract Documents do not afford for such items as reimbursement for time off to complete repairs and reimbursements for installed products that will remain in the home such as smooth drywall ceilings, Drees Homes has been and is prepared to insure that all issues are properly met to meet industry standards and to comply with terms and conditions of the signed Contract Documents and Drees New Home Warranty. Mr*** has previously been informed that hardwood flooring in the home is warranted through the manufacturer, as defined in the Drees New Home Warranty provided. Scheduling an inspection, conducted by the manufacturer, has previously been discussed and agreed to, Drees Homes will continue to assist in facilitating said inspection, in an effort to bring permanent resolution to the homeowner's concerns.At this time, as with all homes, Drees Homes is a willing participant in insuring that all issues are resolved according to the signed Contract Documents and to meet industry standards, while also maintaining the spirit of customer service. Regarding File # *** We entered into a contract on February 7th for the purchase of the completed home located at *** *** *** *** ** *** as described in the complaint. An addendum to the contract was created and agreed to at that time that simply said “ Closing
to be on or before 3/31/2016” The addendum makes no reference to financing. Per our full Purchase Agreement, obtaining financing is the responsibility of the Purchaser and the Purchaser has the obligation to undertake in a timely manner, as requested by the lender, all steps necessary to acquire full funding or financing to be able to close. The purchaser did not do this Leading up to this time we suggested an alternative mortgage company that might have been able to assist but this was not pursued by the Purchaser On March 28th the general Manager and Purchaser had a conversation regarding the timing of closing and it was discussed that that we were willing to extend the closing date beyond March 31st. The mortgage Company was indicating final approval was expected anytime. On March 28th the Purchaser’s Realtor advised him that we would extend the closing date as needed but the Purchaser did not respond On and before 3/31/Drees Homes fulfilled their obligations per the terms of the purchase agreement and was prepared to close the home. However, the customer did not secure financing in time to meet that deadline and therefore was in default. On April 4th we were notified that mortgage approval was obtained by the Purchaser We rescheduled closing for April 15th and the Purchaser did not show up A follow up conversation occurred between the Purchaser and General Manager at which time it was again explained to the Purchaser that he was in default. At that time the Purchaser said they were interested in building a home with us on another property in Zionsville and said that the Carmel property wasn’t the best for their family anyway. On April 22nd we informed the Purchaser that we would be willing to apply the deposit toward another home in another neighborhood as requested but the Purchaser did not respond During the time that the home was under contract we incurred expenses that were directly related to the sale of the home and inability to market the homeAs a result of this we have retained the Buyers deposit to apply toward damages that we have incurred due to the Purchasers non-performance as outlined in our purchase agreement

Per the attached email, Drees chose to reschedule the 5/meetingWe were willing to meet that day but offered to reschedule, if desired by Drees, as our daughter would be home at that time with a stomach virusMy husband and I were healthy and still able to meetHowever, we did not feel it was ethical to knowingly expose someone to an illness of that natureTherefore, we contacted Drees and offered to reschedule, if the Drees team preferred to do soDrees elected to reschedule.We then asked to reschedule the week of 5/but were told the following, per the attached email:"My boss from Corporate will be in town all next week I will not be available."We were asked to provide times for the week of 5/31, which we provided todayThe response by Jim B***, on behalf of Drees, omits these key details

If Drees Homes took customer satisfaction as seriously as they claim, they would plan and staff appropriately to complete the list of repairs I provided more than a week in advance of our warranty appointment. This did not occur, and as a result I will be forced to take more days away to allow for additional attempts to complete the repairs I agree that you should not provide refunds for things that remain in the home, but smooth ceilings are no longer in my home. Thousands of nail pops and sagging seams do not equate to “smooth” ceilings. Please respond and let me know if you agree? After full days of attempting to address the numerous nail pops, there remains well over pops in the ceiling We now have a third day planned to address the nail pops and that will require that I take another day off work. This does not include the time it will take to sand the pops and then paint or the additional meeting that was set for March 5th I remain more than skeptical that Drees will address the issues completely and am concerned that they will continue to occur after the one year warranty As for the hardwood floors, the service manager from Drees will be meeting with me on the evening of March 5th. I’d like to state for the record here and will do so with the manger that I do not find splinters in places (so far) to be acceptable or reasonable for natural materials. But, more importantly, I see the splinters and those that will continue to occur as a safety concern. My wife, daughter and I should be able to walk through our home without fear of having a piece of flooring stick into our feet. As mentioned above, Drees has not satisfactorily addressed my concerns and as a result I reject the response. For those reviewing this at The Revdex.com, would it be beneficial if I provided pictures and videos of the issues? They are numerous and will help tell the story. Regards,*** ***

We just had a meeting with Drees, and they will be sending out a different drywall contractor to fix a wall seam and cracks in two areasWe pointed out the other issues as an FYI but said we would be happy just getting those three key areas fixedWe are sending Drees our availability for the week of 6/15, and they will coordinate a time for the drywall team and painter to come outI will continue to keep you posted, but things seem to be moving in a positive direction.Thanks for your continued assistance!

The following is in reference to complaint # ***. Hello, We respectfully disagree with the customer based on our purchase agreement and the supporting documentation previously provided The contract addendum simply states that closing will occur prior to March 31st Drees Homes took all of the steps required of it to fulfill its obligations to be able to close per those additional terms The contract did not expireThe purchaser defaulted as a result of not fulfilling his obligations to apply for a mortgage loan commitment within the required daysIf the purchaser was in compliance with the day provision the application would have been completed by the end of the day on 2/13/16. The purchaser has provided documentation that the application was ready to be signed on 2/15/however the documentation provided to all parties from the purchaser’s mortgage company shows the application date as 2/19/ The purchaser had the means and ability to obtain the necessary financing as shown by the final notification of approval issued by his mortgage company on 4/6/16. If the application had been completed as required and all steps providing information to the lender were taken in diligent and timely manner the closing would have occurred as agreed All conversations with the purchaser leading up to, as well as after, the agreed closing date were simply conducted in the spirit of trying to cooperate to find mutually agreeable solutions for the purchasers issues. Thank You

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that the response would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.Greetings:It is apparent that Drees and I are going to disagree about the terms and conditions of this contract.  Therefore, I propose the following in order to avoid possible lengthy and costly civil litigation.  I, hereby, propose that I would be willing to accept one-half of the earnest money deposit to negotiate a settlement outside of civil litigation/arbitration.  Drees would retain $3,300 and I would be reimbursed $3,300 of the earnest money.Please consider this offer carefully since it will be the last attempt to reconcile this issue via the Revdex.com.  If Drees is unwilling to negotiate a settlement out of arbitration, then I will begin filing the appropriate application for civil arbitration, which we both can anticipate to be a lengthy and costly process beyond the original $6,600 earnest money in question.  Thank you and be well,[redacted]

Drees Homes and Mr. [redacted] met to discuss the concerns as noted on Monday 03/06 and have since performed work in the residence as mutually agreed to.  At this time,  concluding a follow up meeting on the afternoon of  Monday 03/17 with Mr. [redacted] to discuss follow up completion of items agreed to, Drees Homes believes that an understanding has been reached and a plan has been satisfactorily put in place, and agreed to, in an effort to resolve Mr. [redacted]’s concerns.  At this time, with no further communication from Mr. [redacted] directed to Drees Homes regarding variation from items originally agreed to, and a further positive working relationship in place, Drees Homes believes resolution to this complaint be completed at this time.
