We are in receipt of this rebuttal and have responded to the original complaint as soon as we were made aware of it As we previously expressed, we are sorry that [redacted] ’s hold this view of our company and that EVPM works rigorously, in consultation with the homeowner(s) and the various 3rd party vendor contractors, to ensure that this property and all of our properties are maintained to a high standard and repaired, when needed, within appropriate time frames The move out inspection shows that the items charged to the [redacted] ’s security deposit were needed as evidenced in the provided photos Also they have contradicted themselves and admit in their statement that they expected to be charged for “carpet and general cleaning” Items charged to their security deposit were repaired using 3rd party companies at industry standard prices and we find that tenants who are not familiar with home repair are usually surprised at the cost to hire 3rd party vendors So it is understandable that they may be frustrated at the cost However, EVPM cannot control repair prices and cannot be at fault when repair services are neededWe have looked for and did not see any means to resolve this complaint We are, therefore, left to assume that the Revdex.com has been used as a platform to discredit our company to display grievances based on personal feelings rather than recorded facts For example, they complain that the carpet was cleaned for them the day before they moved in (just let that sink in for a minute) In the Arizona heat this is more than enough time for the carpet to dry and we do this all the time to ensure our tenants have the cleanest carpet possible They then admit that they expected to have carpet cleaning deducted from their deposit because they did not have it cleaned when they move out (this is a stipulation in the lease agreement) In addition, they claim that they meticulously cleaned the home before they moved out and then admit that they expected to have house cleaning deducted from their security deposit Often we take the high road and settle disputes even when we have no fault However, in this situation we have reviewed these claims and stand by the actions we have taken We are likewise left feeling perplexed [redacted] EVPM

Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this proposed action would not resolve my complaint For your reference, details of the offer I reviewed appear below First, I am quite perplexed why it would take EVPM so long to respond to this complaint, but I appreciate the feedback However, the photos provided do little to justify the funds that were withheld from our depositFrankly, the home was in 100% better condition when we ended our lease than the original condition delivered to usWe treated the house as if it was our own and spent quite a bit of money during our initial move in to clean and sanitize the homeFor example, we paid several hundred dollars to have all the kitchen and bathroom tile scrubbed and power washed shortly after we received keys to the homeThe tile was extremely dirty and ultimately unacceptableThis was on top of carpet that was still drying as EVPM had the carpets cleaned the night before our move in date (we saw the carpet cleaners there the night before)The home was in a neglected state and required significant cleaning that did not show any signs of a true white glove serviceWe even had to call EVPM to have exposed carpet tack strips addressed so our children did not injure themselvesThe pictures provided are largely misleading as this was how we found many of the drawers, fans and cabinetryIn particular, the master bathroom sink had crude plywood installed to correct prior damageWhile the blinds had duct tape to hold them in place, they were already falling upon our move inThe yard was kept in meticulous shape ( I spend almost every weekend trimming, weeding, and maintaining the property--just ask the neighbors), and the only picture provided was a SMALL area we converted into a gardenThe large front and back yard were in excellent shape upon our move out date--far better than the shape we received itIn fact, I had to contact EVPM sevearl times to have them take care of an overgrown yard that should have been addressed prior to our move inThe garage was swept and cleaned when we left the home, and the picture seems to indicate the garage was left open for leaves to blow inI specifically washed the garage door prior to moving out and ensured it looked better than we found itWe contacted EVMP for several issues while living in the home (including the early discovery of termites while taking care of the yard), but it was often difficult to get a quick response On one occasion, we contacted the emergency line about a smoke detector problem, and we did not recieve a response until the third or fourth callWe replaced any burned out light bulbs the week of our move and even set aside time to meticulously clean the homeWhile we did not expect to have 100% of the deposit returned (carpet and general cleanning), the condition we originally received the home is not conducive to a "white glove" experienceWe took pride in the upkeep and improvement of the home we rented and do not feel EVPM maintained this same standardOur mentality was to leave the home in much better shape than we found it, and those potential renters who visited the home in our final month agreed the home looked greatI am still disapointed in EVMP and could not use or recommend their services in the future Regards, [redacted]

Do Not use this company!! They have horrible customer service and are not nice or friendlyif you have questions about their practices they will be very rude with you upon respondingYou have to provide them a copy of your social security card and if you refuse they will refuse service to you and will not refund you application feeThey are not a good company to rent fromYour deposit is more than the amount of rent and they will keep 80% of it unless they feel they need all of itThen you are left with nothingSTAY AWAY!!

Overall, I would like to say that our experience has been very pleasant and satisfactory since 2009, and should the occasion arise, I would not hesitate to engage your professional services againThank you for your consideration

Thank you for the opportunity to rebuttal this complaint. I have reviewed the complaint. It is noted that this home is not brand new and as such shows subtle signs of age. Meaning, that during the time of their residency, certain home repairs were needed and EVPM has taken every opportunity to...

quickly resolve them. As is typical, EVPM forwards all repair requests to 3rd party vendors who, in turn, coordinate directly with the tenant for resolution. EVPM cannot accept responsibility for the age of the home and/or scheduling issues as a result of needed repairs and does everything possible to ensure the quite enjoyment of the property. EVPM is sorry to hear that the [redacted]’s are unhappy with our best efforts to accomplish this goal. In addressing the specific concerns of deductions from the security deposit assessment.  Attached is a small sample of pictures validating our findings.1. Vertical blinds were duct taped by the tenant at move out – it was not delivered to them in this condition2. As far as cleanliness – at the move out inspection we found that the property needed to be cleaned.  See attached pics (dirty drawers, dusty fans, etc)3. Power washing the garage – this was needed – see attached4. Weeds – see attachedIn reviewing this case, after the [redacted]’s moved out, EVPM finds that the charges these tenants incurred were justified. All the rates that were charged for these services are industry standard rates and EVPM stands by the work performed by the 3rd party vendors that were hired. However, we still wish these [redacted]’s all the best.

EVPM - treated us very well. 1st time renters, we found a place in Ardmore Circle in which EVPM was the contact. We made an arrangement to see the place, fill out an application and was accepted. We rented for a year and then found a place to purchase. During the year, we had several concerns with the condo and EVPM addressed everyone of them very timely. EVPM always treated us well. When it was time to move out, they gave us a packet and explained what to expect. We held our terms and they held theirs. We received 100% of our deposit, in the terms we were promised. My advise is to treat people with respect and it will be returned to you - oh wait, one more piece of advice ... Pay your rent on time. God Bless
