He does not respond to phone calls, emails or text messages.
He said he would reimburse me for production purchased but not used. That was in Sep 2015, it is not Jan 2016. He has not returned any of my communications since Nov 2015.

I had a condominium unit in Clearwater that I was unable to sell when I moved out of town in 2007, so I had to rent it out. It wasn't easy being an out-of-town landlord. When my long-term renter left, I decided to try a property manager and went with WrightDavis in 2014. They took all the hassles off my shoulders - they found contractors to help me get the property spiffed up, they found my new renter, they kept me informed throughout the process and rent checks were mailed to me in a timely fashion. When the occasional issue came up, they informed me of the problem and worked with me to get it resolved. When I decided to sell the property this summer, they helped me with that too - I had a contract on the property within five weeks and am happy to report that my days of being a rental property owner are done - woo-hoo!! I highly recommend WrightDavis both as a property manager and as a real estate firm.
If they treat all customers as well as they have me, they won't be a small business for long. They actually do what they say they are going to at the time they say they are going to do it. I couldn't be more pleased.
I have been a client with Wright Davis Property Management since October 2015 and thus far I must admit that I am extremely happy to have chosen them. I interviewed about 5 other companies and felt most comfortable with Joe (Jr. I suppose as his father is Sr.)...We met on a couple occasions and interacted a few times through email and phone prior to signing. He was relaxed, easy to talk to, and met me on my level. When I had concerns or disagreed, we talked it out and discussed the pros and cons and came to an agreement. He was never pushy in any way. They showed the house for one day and had someone to sign off practically on that day. I went over some documents, the new tenant info. and any questions I had they were more than willing to help me out and go over them. They never rushed me or told me to do anything without my consent. Now that I have been a client for a few months now, I can't say enough about his team, especially Kaitlin E. and H. and Christina. There were some first-time issues that I had, specifically with payment, and they were always responsive to email, always got back to me within a business day, and we came to an agreement as well that works for all parties. I don't think I ran into any problems or surprises that I recall, but this is my first time, so you never know...But as I said, I couldn't be happier with the people I have interacted with thus far and I hope the relationship continues.
They are a great company. They found me a tenant for my home quickly and I had excellent communication with my property manager. If anything ever happens with my home or tenants she is quick to reach out and let me know what is going on. Couldn't ask for better!

Any time there is an issue, I'm updated on the progress of the work and find the office staff to be very responsive and easy to work with. But with our team at Wright Davis she has gone above and beyond her usual duties to get us what we needed. The transition was smooth and professional. Wright Davis has managed our properties for 2 years now and we have experienced nothing but excellent results. The staff is outstanding when it comes to communication! They are very reasonable and have a great systems in place for owners and tenants. I Highly recommend them if you are in need or know of someone in need of property management services! Please take the negative reviews on here with a grain of salt. In the rental business, there will always be tenants who don't pay rent on time, don't read their contracts and act combatively towards management. Management companies can only work within the bounds placed by the property owners.
