While every attempt is made to ensure that our home owners do not experience any issues with their new home, M/I provides a one year Customer Care Program to resolve any issues that arise.  M/I has completed all lists that Mr. [redacted] has provided with the exception of exterior paint touch up as Mr. [redacted] stated he did not want the painters to return and he would do this on his own.   M/I agreed to deliver one gallon of white exterior paint to be delivered no later than May 18th.  When it was brought to Jeff B[redacted]’s (M/I Quality Assurance Manager) attention about the plate needing to be caulked Mrs. [redacted] stated that they would also do this their self as they were already working in the garage but needed to know what the corrective action would be.  On May 3, 2016 it was discovered that Mr. and Mrs. [redacted] had excavated for a patio without obtaining a proper permit and dumped the dirt on two home sites under construction.  The [redacted]s became upset when they were told that they would need to remove this dirt which M/I ultimately had removed at no cost to the home owner. On December 20, 2017, MI Homes'  VP of Construction, and Division VP, went to meet with the homeowner at his residence.  At arrival, we inspected the homeowner concerns regarding the swale in his side and rear yard.  Upon inspection of his yard, which had be...

subjected to a steady rain for the better part of the day, we observed the swale directing the water away from the homeowners property along the side yard to the rear yard and away from the property.  The homeowner indicated that the water dissipates within 2-3 hours after a heavy rain and at that point, we informed the homeowner the swale is designed to ensure proper drainage away from his home and noted that it is normal for water to pond after a rain but for no more than 48 hours and that the swale was performing as to its desired purpose.  Furthermore, if homeowner observed water ponding for more than 48 hours, additional steps would be taken to eliminate the issue.  After the discussion regarding the swale, we proceeded into the residence to examine the concerns he expressed regarding his ceilings amongst other items.  Upon entering the residence, the homeowner pointed out several areas in his drywall ceilings that needed correction.  M/I Homes agreed to address the areas in the ceiling.  Homeowner also requested some trim work be addressed, which we also agreed to remedy.  We agreed to schedule the work during the homeowners vacation so he would not miss any work.  As of December 29, 2017, all work had commenced and had been completed with the exception of a piece of  trim near the homeowners refrigerator.  This trim has been ordered and should arrive by  1/12/18, at which time M/I Homes will coordinate with the homeowner to schedule a visit and have the work completed.

I am rejecting this response because:No work was accepted by anyone, that's another lie. When I was illegally prohibited by MI  from being IN MY HOME when MI and their crew were here I had a neighbor and my realtor present at varying times to protest my belongings as MI never stayed on site and left non- English speaking workers on the property unattended. My friend and realtor where her as a safety measure only.They never approved anything, they were simply on the premise to protect my belongings. They are not experts in any of the issues we have and in no way can they be accountable for the horrendous, horrible, poor work that MI and their crews have demonstrated time and time again.We continue to  have many unaddressed damages and negligence of many issues from MI.When MI refused to address the sinking staircase outside we removed several boards on the steps to uncover the reason why it was sinking. Oh boy- we found that they had covered up improper and unsafe construction of the staircase. There was no" damage to the foundation what-so-ever.Regards,

Mr. [redacted] at his home to address his concerns with the trim on his fireplace
chimney tower.   At this meeting the damage was photo documented and

warranty.  We verified that the Hardie Board on the front and garage
return of his home was installed per contract.  At the time Mr. [redacted]
home was built Tyvek was used to wrap the home however garages and fireplaces
were not included.  On December 23, 2015 Mr. [redacted] contacted M/I Homes
requesting that we reimburse him for work just completed on his chimney
tower.  His request was denied.  The Limited Structural Warranty that
remains in effect paragraph 6 item C excludes coverage for damage due to
ordinary wear and tear, abusive use, or lack of proper repair or maintenance of
your home and item F work done by you or anyone other than M/I Homes, its
employees, subcontractors or agents.  M/I Homes decision remains the same
and respectfully declines Mr. [redacted] request for reimbursement for repairs.

I am rejecting this response because:  This is not just an issue with my tree, the whole street has dead trees.  Clearly the company used planted cheap trees.  Again, trees are not fully grown within the first year and that is why a complaint was not filed.  The money I paid upfront should have provided quality trees.  If it was just my tree, I could understand needing to replace it.  However, this is every tree on my street which clearly indicates that there was an issue with quality.  I refuse to buy another tree nor spend money on products to try to save the tree when the money I spent in the beginning should have provided me with a tree that would not die after a few years.  I can provide plenty of pictures.  Feel free to take a drive down [redacted] Dr. to understand what I mean.  I would like a quality tree for the money I gave up front.

I am rejecting this response because:  The renovation is not complete and MI Homes was informed of the problem before anything was covered and torn down.  MI refused to come out at that time.  The statement is false by MI that the renovation was complete.Regards,[redacted]

am rejecting this response because: there are several issues that are downplayed:1) Temperature issues with master bedroom and master bath continue despite the insulation fixes, in fact during cold night delta was still 4 degrees within the same room 8 feet apart (thermostat and portable meter). a) My temp meter is 100% adjusted and measures exactly what thermostat does, please see the attached photo for evidence. My measurements are accurate 1:1. b) Sun has nothing to do with temp delta within master bedroom and bathroom. When I measured the ceilings, floors and walls in the master bedroom, largest delta came from the ceiling that is directly under the roof/street. Walls seem to have insulation but ceiling and floors are not. M/I added insulation to the open space in the small storage rooms above the bedroom but given that there are floors in those storage rooms and it is not clear if there is insulation under the floors of those storage rooms or if there insulation under the street roof above the section of the master bedroom. I register for the room of this size is simply undercalculated or HVAC machine is underspec'ed to heat this space. c) First floor powder gets no HVAC, zero airflow even after [redacted] tried to fix it. Thus cold or hot in there depending on the temps. 2) Shower pan was repaired 4 times and now makes loud creaking/poping noises when we step on it during shower. We need written warranty for 5 years that this pan will not leak. 3) Paint job especially outside is lacking, there is unpainted wood on many surfaces. It was spray-painted instead of brushed on fronts. 4) Internally all trim has never been sanded and just painted over. It looks extremely rough. Regards,[redacted]

The correct vent was available at the time of construction and was not used by the builder. It was not an evolution in the vent design as eluded to by the builder. I believe this was done to cut cost. In addition, these vents were installed as part of the roof and by the roofers, thus should fall under the roof warranty. Changing the vents will require roof work. MI Homes did not change the type of vent until I pointed out their deficiency. In addition, the initial complaint was filed with MI Homes in November of 2016, but was ignored. That date should be used in accordance with the roof warranty. By refusing to correct this issue, MI Homes is subjecting it's homeowners to potential mold issues and diseases caused by animals entering their homes. I still request that MI Homes replace the vents with the proper vents to prevent these problems.

I reviewed the response made by the business in reference to complaint ID [redacted], and find the resolution is satisfactory to me. I accept M/I homes response on the following conditions: The back yard is fixed with no standing water. That the water drains after it has been raining like it did on December 20th, 2017. I have a video of this. The back yard has a drainage system by March 1st, 2018. Ceiling fans are installed in the living room and master bedroom. If the ceiling fans do not correct the problem and still show bulges and lines in the ceiling at night time, M/I homes will fix the ceilings, like a new home should have. No white paint on both sides of the home, no white paint on the front porch. Staples are removed from the side panels of the French doors, screw holes are putted and painted. Siding on the house in the back yard is touched up. The siding has multiple scratches that need touched up. The furnace ducting is repaired. it's hard to change the air filter. Replace dirty air filter. Moved in with a dirty air filter. Bad. If M/I homes has all these things I just mentioned done by March 1st, I consider my complaint closed.Regards, [redacted]
