I have reviewed your complaint and researched the issue regarding the missing payment and your credit rating. Your loan was never with [redacted] used to be a sub-servicer for Freedom Mortgage but your loan was never serviced by them. It is possible that some banks still have that information and will send payments to [redacted] unaware that the payments should come to Freedom. Please note that currently, Freedom does not accept electronic payments. Since [redacted] never serviced your loan, it was never transferred to Freedom. Your loan was transferred from [redacted] to Freedom in June, 2015 so the RESPA guidelines you citied in your complaitn would not apply. I am rejecting this response based on the attached payoff statement generated by FREEDOM MORTGAGE recording the payoff as $235.469.44 through June 30. After that date, $25.69 per day should have been added.
After contacting multiple reps at Freedom (on a recorded line), it was admitted that Freedom transferred the money into a "unapplied funds" and failed to notify the parties involved. Freedom was not aware that the money was in the "unapplied funds" account until I relentlessly talked to several reps.
I do accept responsibility for the wire transfer being a day late, however, I am disputing that Freedom should have been paid an additional $267.54. The wire was received on July 1. and based on the included documents, $241.85 should be refunded.
When I first opened this complaint there was at least one other home owner with the exact same incident. It is not about the money. The vice president didn't get involved until weeks after submitting this complaint. During the past 5 weeks, I have waited for the promised phone calls and responses from FREEDOM employees and received none!

I am rejecting this response because:
A real financial institution that makes an error does not refuse to address it for their customers that they wish to keep as their clients. We are going to pursue legal actions for our closing cost to refinance out due to this issue, along with other credit agencies errors that took months to address with Freedom mortgage. Your agency is a Fraud. We paid these taxes and will no longer be paying our taxes in our mortgage until we refinance out of your company since you REFUSE TO ADDRESS AND INDICATE THE CORRECT TAXES on the 1098 statement as required. Like all real mortgage institutions, which Freedom mortgage is not. We will also call the media and let them know what a fraudulent company you are and how you do business. So keep in mind for our April mortgage statement our Taxes will not be included and the payment will go straight to the county. [redacted]

I would suggest to Freedom Mortgage that they no longer use this appraiser, due to the fact that he will not consider other information when it is provided to him.I would hate for someone to be put in the same position as us, and then have no recourse against his appraisal.Although we are thankful for the refund, we would also suggest that Freedom should attempt to seek a refund from the appraiser and/or appraisal company for their lack of duty to analyze and use all data that was provided to them.Sincerely,

First, my loan was transferred/bought by Freedom Mortgage. I was doing fine with my previous lender but I guess they wanted to buy my loan.
The first thing I noticed was how difficult it was to set up an automatic payment through their website. It says I have to pay off my balance due first before I can set up auto pay. This is fishy because you can't auto-pay your current balance...which to me is just fishy. If you pay your balance, it takes 3-5 days to go through but then at that point you forget.
I forgot one payment and this sent my credit rating down 100 points. They charged a late fee that took 2 months to settle...and they didn't even tell me the result of the late fee. Just some dumb letter in the mail that says "We appreciate you contacting us about your late fee" and nothing about the result. It's a money making scheme for sure.
Everytime I try to set up auto-pay the website refuses. I'm afraid to send checks through the mail because my friends have had issue with them "receiving" checks. Claiming they never got them or taking 2 months to process so they can charge you a late fee.
Additionally, they send you all this junk mail about your balance and what not but no emails! Every payment you make, they waste money by sending you a notice that you paid...an email is better. Customer service stinks too. They send you through different people trying to resolve your issue yet nothing is done. 1 hour of useless talk.
They are only getting my business because my previous lender, [redacted], chose to ship my loan off to Freedom Mortgage.

Ms. [redacted], I asked our servicing center to review the issue you had. You were on a repayment plan to make up for the payment that you were not able to pay. Below was their response. Also the late charges are included in the plan because the loan is considered lateA repayment...
plan letter was sent to the borrower on June 30, 2014. The plan consisted of one payment of $1750.00 and 5 remaining payments of $1770.58 for a total of $10,602.90. This total included 6 regular mortgage payments of $1,456.44, the "skipped" payment in amount of $1,456.44 which equals = $10195.88. The remaining amount is the late fees in amount of $407.82.While the borrower did pay as agreed, she was still delinquent. We have to report accurately, which is why we have the code which states payment plan. The level of delinquency did not increase, but is reported each month what it was at the time the plan took effect. The idea behind the repayment plan, is that by the end of the plan, the loan will be current. Where do I start?!? Freedom Mortgage is a company that I would not ever recommend to anyone. The lack of attention to detail is beyond me. I was kept informed the entire time by submitting the same forms to the processor 500 times. I could never speak with a manager or an underwriter (which is unheard of being that I was once an underwriter). I believe performance management is an issue as nobody at Freedom seems to know what they are doing. After reading all the reviews on the Revdex.com website, I would change mortgage companies in a heart beat.

Freedom Mortgage took over my loan a couple of years ago, and it has been nothing but headaches since then. Not only do they continue to make mistakes with the loan (paying the insurance when I pay it myself, not sending money owed to me, etc.) but they call me everyday, usually 3 times a day. I have also caught there employees in lies, and using scare tactics. I have talked with supervisors about it, and have repeatedly asked them to stop calling me unless it is about my current loan. All attempts have been pointless. They continue to call and bother me everyday!!!! I see the Revdex.com gives them an A- rating even though they have a 84% negative rating from customers!!! I would give them an F all day everyday!!!! I DO NOT recommend this company under any circumstances!!!!
